Beautiful Barn Conversion in the Heart of Somerset

Summary:

Escape to the tranquil countryside of Somerset at this cosy barn conversion, perfect for couples, solo travellers & small groups. Downstairs, find a well-equipped kitchen with all the mod cons. This leads into a living room with smart TV, which can also be made up as a twin room. Next door is a modern, luxurious bathroom. Upstairs, find a large king bedroom with a balcony, smart TV & garden furniture. Private parking on the gated driveway. There is also a gym/games room, subject to availability.



The Space:

Situated in rural Somerset, the Barn is a converted outbuilding on a larger property. Ideal for exploring the local surroundings, there is a lovely village pub 1 mile away, as well as the larger town of Crewkerne (4miles). Despite being rural, the coastal areas of Lyme Regis and West Bay are only 16 miles away.



The Barn is a separate, self-contained building which you will have to yourself. On the ground floor, you will find a living room/bedroom with a daybed that can be made up as two singles on request. This can't be made up as a double. However, the two single beds are close together, so it may still be suitable to be used as one. There is also a smart TV in this room. Next door, find a good-sized bathroom with a shower.



You'll find a well-equipped kitchen and a breakfast area. We provide tea, coffee, cooking oil, seasoning, milk and cookies. The kitchen is well equipped with all the mod cons, including a kettle, coffee machine, microwave, fridge/freezer, dishwasher and washing machine. There is also a mobile air conditioning unit for the warmer months.



On the first floor, you'll find a spacious bedroom with a super-king bed, a dining table for 2, a TV (Netflix/Amazon Prime etc access only) and lounge chairs. Enjoy a wood burner for chilly winter nights and snuggle up in bed. The bedroom also has access to the balcony, where you can enjoy views and an outdoor furniture set.



Towel, bed linens, shampoo/shower gel are provided.



Guest can use the Garden and paddock for their dogs, but won't have access to the main house garden or terrace.



Guest Access:

The property in its entirety is made up of Partway House, The Barn and Partway Lodge. Guests will have exclusive access to Partway Barn and their parking area. Partway Lodge is a self-contained bungalow with its own parking and garden, and is separated from Partway House and the Barn by a fence. It also shares the entrance to the driveway. A single resident occupies it. Partway House is a 5-bedroom barn conversion that can be found across the courtyard and has exclusive access to the gardens. It is also available to book.



The Barn is situated just inside the entrance gates to the property, with parking next to it. It's a private, self-contained building with its own entrance. You will have 2 pairs of keys.



The gym and games room are available for you to use subject to availability. Please get in touch with us and we can confirm.



The front gates are closed at night. So if you are going out, we ask the gates to be closed behind you.



Getting Around:

This is a very rural location so a vehicle will most likely be needed for your stay here. Unless you are a very keen cyclist!



Other Things to Note:

There is a steep staircase leading up to the first-floor bedroom. This room isn't suitable for your children. Please keep them under supervision in this area too. The ground floor bedroom cannot be made up as a double. However, the two single beds are close together so it may still be suitable to be used as one.



1. **Check-in/Check-out:**

- Check-in: After 3:00 PM

- Check-out: By 10:00 AM

- Early check-in or late check-out may be possible upon request.



2. **Quiet Hours:**

- Please respect the quiet hours between 10:00 PM and 7:00 AM.



3. **No Smoking:**

- This is a non-smoking property, including the balcony and garden areas.



4. **Pets:**

- We welcome friendly dogs (maximum 2) with an additional fee of £20/dog. It's on the condition that any waste is cleaned up after, they are not left in the property unattended and kept off the bed. Dogs live on site but are friendly and will stay within our own space.



5. **Visitors:**

- Please inform us if you plan to have visitors during your stay. Overnight guests beyond the booked number are not allowed.



6. **Gym Use:**

- The gym and games room are available for you to use, subject to availability. Please get in touch with us and we can confirm. Please handle equipment responsibly and return weights to their proper place after use. Children under 16 must not use the gym equipment.



7. **Balcony**

- Feel free to enjoy the balcony and garden furniture, but please be mindful of noise as our property is a peaceful, rural setting.



8. **Parking:**

- Parking is available through the main property gate. Please park in the designated area. Please Close the gates afterward if those were not open.



9. **Respect the Property:**

- Please treat the guest house and its contents with care. Any damages should be reported immediately.



10. **Local Wildlife:**

- Enjoy the surrounding fields, but please do not disturb the cows, sheep, or any wildlife.



11.**Kids**

12. **Check-Out:**

- Please tidy up before leaving, place used towels in the bathroom, and take out any trash to the designated bins.

Enjoyable stay

The property was very clean and comfortable, housed within a modern barn conversion . It was a good base for a short stay, and very convenient for travel around the West Country.
