Tannery Cottage, Porlock, has been lovingly converted into holiday accommodation by the current owners. It's small but perfectly formed space for 2+2 guests; a ground floor double bedroom, and a twin bedroom in the roof space, accessed via a unique 'paddle' staircase. Well behaved dogs welcome.

Tannery Cottage is centrally located in this popular Exmoor village, just a stone's throw from the High Street. The owners have painstakingly renovated this property from top to bottom, giving attention to every small detail.

Entrance to the property is via the front door into the living/dining area, an extendable table with cushioned bench seats, a footstool seat and chair just inside the door, with stunning stained glass window depicting the beautiful colours of the Exmoor landscape. Below which is a record player and a comprehensive vinyl collection with something for everyone.
A smart TV is above the mantlepiece which also connects to terrestrial TV.
Through an opening to the left is the kitchen area, at the far end of the kitchen a door opens into the shower room. Back to the living area, a door leads through to the downstairs double bedroom.
A mezzanine level overlooks the living area, where two single beds are located for up to two further guests - accessed via the paddle stairs and step over beam. Please note, the mezzanine twin bedroom has limited head space due to the sloping ceilings.
Tannery Cottage is a small house and as such does not have a large amount of space to store luggage. The downstairs bedroom has lots of small drawer space, a corner cupboard and limited hanging space below a luggage rack accessed by using a step stool for storing empty luggage.
The mezzanine bed deck has a large luggage shelf with a rail to keep bags in place. Inside the twin bed deck area there are two small drawers with extra coat hangers which can be hung from the hooks above the luggage shelf.
Tannery Cottage will be ready from 4pm on the day of your arrival. Please depart by 10am on the last day of your stay. Please leave the property tidy so that we can guarantee it will be ready on time for our next guests. If the cottage is available earlier on the day of your arrival, the owners will text you to let you know.
Indoor Description
The kitchen is well-equipped with an electric combo microwave / oven and induction hob, electric kettle, toaster, and under-counter fridge with freezer compartment. A variety of cookware and utensils are provided, along with crockery, cutlery and glassware. The is an additional drinks fridge under the seating in the living area.
There is a smart TV (with freeview) in the living area above the wood-burning fire, for cosy evenings in the cooler months. There's a dining table with cushioned bench seats, a chair and footstool which can also be a seat. Wifi is available at no extra cost.
The ground floor double bedroom has kingsize bed (5') that can be split into two small single beds (2'4") on request. The upstairs twin beds are wide single beds (3').
The shower room comprises a walk in shower with a small step over, toilet, wash basin and heated towel rail. There is a cupboard in the bathroom with a small ironing board and iron, along with as cordless vacuum cleaner and other cleaning items. There is a mirror with light and a toothbrush / shaver charging socket in the cupboard under the basin along with a waste bin.
Cleverly designed space for coats and shoes under the stairs. Above which there is a shelf with local maps and guidebooks which guests are welcome to borrow during their stay.
Electricity and heating costs are included in the price. The central heating which will be programmed for you but can be adjusted to suit your preferences. The electric underfloor heating, used to warm up the floor tiling throughout the ground floor, is on a timer.
A basket of composite logs for the wood-burner, will be provided, for your stay. Please note: as specialist non smoking fuel, it is the only fuel that can be used in the woodburner.
Bed linen, duvets, blankets and towels are provided for your convenience, please bring your own beach towels if you wish to take towels with you on day trips or to the beach.
Tea, coffee, sugar and milk are provided to ensure you can have a hot drink as soon as you arrive and during your stay.
Toilet rolls, washing up liquid, dishwasher tablets and cleaning materials will be provided.
Outdoor Description
This property is centrally located in the village, on a quiet side road. There is no private outside space.
All village amenities are within very easy reach; a selection of pubs, cafes, restaurants and shops within a minute or two on foot.
There is a grass area and dog bin in the central car park a couple of minutes walk away.
The bin and recycling box are at the side of the house alongside the neighbours parking spaces.
Parking
There is no allocated parking for this property, but you are able to pull up outside for a few minutes to drop off/pick up. Porlock central car park is just a couple of minutes on foot from the property, charges apply 9am to 6pm daily at £6.10 per day or £25 for a week (via the app 'Phone and Pay').
There are EV charging facilities in Porlock Central Car Park.
Pets Description
Up to two well behaved dogs welcome for £15 each, per booking.
Dogs are not allowed on the seating, ground floor bed or up the stairs, a dog guard for the woodburner and stairs will be provided.
Restricted mobility
The ground floor double bedroom and ground floor shower room mean Tannery Cottage is suitable for someone with limited mobility. There is one step into the house at the front door and two steps to the bathroom from the kitchen.
The mezzanine bed deck is not accessible to young children or people with limited mobility. The stairs up to and the step over into the bed deck can be difficult to navigate.
Exit in case of emergency
Incase of emergency please exit the house by the front door and go to the parking area away from the house.
There are connected smoke and heat detectors at the property and if they go off accidentally there is a switch in the kitchen on the wall by the dresser that will turn them all off.
There is a basic first aid kit in the small cupboard by the kitchen sink.
Please note all the windows, including the roof light on the bed deck, can be opened fully as an emergency exit if necessary. Please take extra care and make sure the roof light on the bed deck is closed when children are using it. It is possible to secure the window with some extra ventilation if needed.
Christmas / New Year
If guests would like it, the owners would love to decorate the house for Christmas with a real Christmas tree, fairy lights and garlands.
Porlock celebrates Christmas with lots of external lighting and Christmas trees, so we may add external lighting or decoration to the house, which will be on a timer.

It's a working village and includes pubs, restaurants, tea rooms and independent shops. There are few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breathtaking views towards the Bristol Channel and to the south by the rolling hills of Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual birds passing through.
Today Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, several art galleries and a range of independent restaurants, shops and tea rooms.
