Bramble Cottage, Barbrook (Devon) is a spacious and characterful semi-detached Grade II listed barn conversion within Exmoor National Park, just a few minutes’ drive from Lynton and Lynmouth. Set in the peaceful hamlet of Ilkerton, close to Ilkerton Ridge, it offers the perfect base for exploring Exmoor’s moorland, valleys, and nearby North Devon coastline.

Bramble Cottage combines rustic Exmoor charm with modern comfort. The bright, open-plan living area features exposed beams and countryside views, while the bedrooms below offer a restful retreat after a day exploring the moors or coast. Outside, the secure garden is ideal for dogs, and the location offers superb access to walking, cycling, and riding trails. The dark skies above Ilkerton make for spectacular stargazing on clear nights.

Bramble Cottage is semi-detached, the other half of the property is another holiday cottage, Hawthorn Cottage (sleeps 6). They can be booked together for a larger groups.

Indoor Description
The well-equipped kitchen includes an under-counter fridge (with freezer compartment?), dishwasher, washing machine, microwave and electric oven plus hob. Other equipment includes toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses. The dining table is located in the kitchen with 4 chairs The living area has three comfortable sofas set around the Smart TV and an electric flame-effect fire.

Stairs from the living area downstairs (there's a stair-gate fitted at the top of the stairs) to the bedrooms and bathrooms. There is a twin bedroom and family bathroom with bath, toilet and hand basin off the hall. The second bedroom is at the far end of the hall (up another 3 steps) it has a king size bed and en-suite shower room, also with toilet and hand basin.

There is a drying rack in the downstairs cupboard, together with an ironing board and iron. The owners can provide access to a tumble dryer on request.

Electricity and heating costs are included in the price of your accommodation. The property is fitted with underfloor heating and radiators which can be adjusted to suit your preferences. Excellent Wi-Fi is provided.

The water is supplied by a private supply, it is treated onsite. It is tested regularly and is very pure and safe to drink.

Bedding, bed linen and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Toiletries are provided in the bath/shower rooms. Cleaning materials such as washing up liquid, and surface cleaner will be present in the property. One or two toilet rolls will be provided per toilet.

Outdoor Description
The garden area directly outside the property is enclosed and includes a gravel patio area with table and 4 chairs. A gas barbecue is available for your use during the summer months - please leave it clean for the next guests.

Bramble Cottage is semi-detached, the other half of the property is another holiday cottage, Hawthorn Cottage (sleeps 6). They can be booked together for a larger groups. Each property has it's own private access and outside areas, the parking area is shared. The owners live in the house next door, so will be available to assist if you have any questions.

Please note this is a quiet rural area and the owners ask that you respect the neighbours and the wildlife by not playing loud music in the garden, and fireworks are strictly prohibited.

Off-road parking is available outside the property.
There are no EV charging facilities on site. Car charging is available at Lower Lyndale car park in Lynmouth via Osprey fast chargers. Guests are not permitted to charge cars from the sockets in the property.

Pets Description
Up to 3 well-behaved dogs (over the age of 12 months) are welcome for a supplement of £30 per dog per stay. Dog bowls and some treats are provided. Please do not leave them alone in the property at any time. We would be grateful if you could keep your dogs in the living areas only and out of bedrooms. There are stair gates in place to assist with this.
The owners may have pet sheep and horses in the paddock adjoining the cottage. The garden is enclosed and reasonably secure (fenced with post and rail and stock fencing) however, if your dog is an escape artist who may try and get in with the animals, please let the owners know before your arrival so that they can move the sheep and horses further away.

Due to steps and gravelled paths, this property is not suitable for guests with limited mobility.

Lynton is a charming cliff-top village perched 600 feet above the sea on the northern edge of Exmoor National Park, often called 'Little Switzerland' for its dramatic scenery.



Connected to its twin village of Lynmouth on the harbour below by the famous Lynton and Lynmouth Cliff Railway -- a Victorian water-powered funicular opened in 1890 -- Lynton sits at the meeting point of four long-distance trails: the South West Coast Path, the Two Moors Way, the Coleridge Way, and the Tarka Trail. The poets Shelley, Coleridge, and Wordsworth all drew inspiration from these steep wooded valleys and rugged coastline.



The village has a good range of independent shops, cafes, restaurants, and pubs, all within a few minutes' walk. There is a small cinema, a post office, a pharmacy, and tennis and bowls facilities. The spectacular Valley of Rocks lies just a mile to the west along a level clifftop path. Lynmouth, reached by the cliff railway, road, or footpath, adds harbourside dining, boat trips, and the Glen Lyn Gorge.



The nearest supermarkets and high street banks are in Barnstaple, approximately 20 miles away. Ilfracombe and Minehead are each roughly 20 miles in opposite directions along the coast. Exmoor is an International Dark Sky Reserve, making Lynton an exceptional base for stargazing on clear nights.
