The Space

• Living Room and Kitchen
The open-plan living space invites you to unwind after a day in the city or work comfortably from home. The dining table doubles as a work area, and the kitchen is equipped with everything you need to prepare full meals or grab a quick coffee before heading out.
• Bedrooms
The apartment comfortably accommodates up to five guests. Two bedrooms with queen-size beds (one of them en suite) offer privacy and quality rest, while the third bedroom includes a single bed (90 cm x 200 cm) - ideal for a child or an additional guest.
• Bathrooms
There are two modern and functional bathrooms: one with a walk-in shower and another, integrated into the suite, with a bathtub - perfect for both quick routines and quiet moments of self-care.
• Balcony
The balcony is the ideal urban retreat to start your day slowly or unwind in the late afternoon. Equipped with comfy seating and a side table, it’s a small bonus that makes your stay feel even more special.

Good to Know
- There are full renovation works taking place in a neighboring building, so daytime noise should be expected
- Street parking is very limited and paid (metered zone)
- To access the elevator, you’ll need to go up 5 steps
- The elevator currently has a partial malfunction: it goes up but does not go down (apartment on the 1st floor)
- The balcony faces the street, so some occasional urban noise is possible
￫ The property is Self-Catered. Complimentary basic items are provided for your arrival, including first-day toiletries, toilet paper, etc. These items are offered on a welcome basis only - replacements or re-fills are not provided.
￫ Bed and bath linen are provided according to the number of guests confirmed in the reservation. For stays longer than 7 nights, additional bed and bath linen will be provided for free at the check-in.
￫ The Cleaning Fee included in your reservation covers the check-out cleaning only. Extra cleanings or fresh linens can be requested during your stay and are subject to an extra fee - these requests must be done with at least 24 hours in advance.
￫ Check-in time starts from 16:00 to 22:00 (additional cost of 25€ for check-ins after 22:00). Only one set of keys will be provided.
￫ We are obligated by Portuguese law to collect our guest's Passport information.
￫ Check-out must be done until 11am. Before leaving, please place the keys on the main table.
￫ During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.
￫ For stays equal to or longer than 28 days, monthly utility bills exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.
￫ Crib and baby chair are available upon request and subject to an extra fee.

- Please confirm your check-in time as soon as possible so we can arrange everything specially for you.
- Flexible check-in and check-out are available upon request, but only if the property is available. These requests must be done in advance.
- Late Check-In Fee.: 25€ after 22h00.
- Late Check-Out Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.
- Early Check-In Fee.: Possible if the property is available, but it’s subject to a payment of a 25€ fee.
CLEANING and LAUNDRY.:
- Bedding Sets and Towels are provided according with the number of guests.
- The Cleaning Fee covers the check-in/check-out cleaning only.
- For longer stays it's possible to arrange extra cleanings (with an additional cost).
- For stays longer than 7 nights, extra linen will be provided.
- The apartment is always cleaned by a professional cleaning service. If there's something that doesn't meet your standards, please contact us.
OTHER RULES.:
- Make sure you are up-to-date on travel restrictions/requirements. We may ask for additional documentation according to government guidelines.
- Children’s High Chair and Baby Crib available by request (extra cost of 25€).
- The silent period in Portugal is between 22h00 and 08h00, and night rest period must be respected. The apartment is in a residential area and you should be aware that social events and other activities that might disturb the neighbors are prohibited.
- As a city in continuous modernization, renovation works may occur in the vicinity of the building without prior notice. We would also like to remind you that the property is located in a residential building, where conservation or renovation works may take place during your stay.
