About the Property
Set in a peaceful hillside position just outside Forfar, Five Marches is a spacious five bedroom home for relaxed group stays, family gatherings and countryside escapes, with an outdoor swimming pool, hot tub, sauna, gym space and large private gardens.
Sleeping up to 11 guests, it suits extended families, golf groups and multi generational stays.
Living Space and Bedrooms
There are five bedrooms across three levels, two on the ground floor. Bedroom one is a ground floor double with patio doors and an ensuite shower room. The master bedroom has a super king bed with an ensuite bath and separate shower. Upstairs are a further double bedroom, a family room with one double bed and two singles, and a single bedroom under the eaves with desk space.
Four bathrooms in total: ensuites, a family bathroom, an upstairs shower room and a WC.
Kitchen and Dining
The dining table seats up to 11 guests. The kitchen includes a dishwasher, Nespresso machine and cocktail station, with a utility room offering a washing machine and tumble dryer.
Outside, the garden and decking include seating and dining areas, a charcoal BBQ, fire pit, swimming pool and hot tub.
Guest Access and Important Information
Guests have access to the full property, private garden, swimming pool, hot tub, sauna and gym area.
House Rule: Quiet hours run 9:00pm to 9:00am, every night of your stay. During this time outdoor areas including the garden, pool, and hot tub must not be used for social activity, and no amplified music or speakers are permitted outdoors at any time.
This is a condition of booking, in place to respect our neighbours and the property`s planning conditions. Breaches may be reported to Police Scotland and pursued financially under your rental agreement, and in serious or repeated cases guests may be asked to leave without refund.
There is private driveway parking for multiple vehicles. The driveway is steep and winding on approach.
The property is not pet friendly, with a maximum occupancy of 11 guests. Children should always be supervised around the pool and hot tub.
The outdoor pool is available seasonally, from May to October, and drained over winter for maintenance. The hot tub and outdoor areas remain available all year round.

This property is owned by a third-party property owner and professionally managed by Clark Anderson Properties on their behalf. We ask all guests to be mindful of the neighbours around the property and to keep noise to a minimum, particularly during quiet hours between 9pm and 9am. This includes music, loud conversation, and noise from outdoor spaces such as gardens or balconies.
If quiet hours are not respected and neighbours feel the need to contact the police, we will report the incident to the relevant booking platform and financial penalties may apply. In serious or repeated cases, we reserve the right to end the booking and ask guests to leave the property without a refund.
