Located in the charming village of Plumpton Green, the property is a short walk from two pubs, a village shop, tennis club and Plumpton Racecourse. With a mainline station offering direct trains to London, it’s perfect for walkers, families and weekend escapes.
Enter into a spacious kitchen and dining area with a large table made for relaxed meals together. The well-equipped kitchen includes an electric hob and oven, microwave, and full-size fridge/freezer. A separate laundry room leads out to the garden, alongside a convenient ground-floor WC.
The cosy living room offers comfortable seating, a Smart TV with Netflix, and a quiet reading nook stocked with blankets for cooler evenings. Bi-fold doors open onto your private walled garden — secure for dogs — with limestone paving, outdoor dining, lawn and flowerbeds. Fire up the Outback four-burner gas BBQ or rinse muddy boots after countryside walks before heading inside.
Upstairs, Bedroom One features a king-size bed, dresser and skylight with blackout shutter. Bedroom Two offers a super king-size bed (or twins on request), with Velux windows and blackout blinds. Both rooms provide wardrobes and electric heating for year-round comfort.
The family bathroom includes a large shower, heated towel rail, mirrored storage and generous shelving.
Guests have full access to the entire cottage and its own private walled garden. Parking is available just off the main driveway, only a 10-second walk from the cottage.
A public footpath runs along the driveway, past the front of the cottage and alongside the farmhouse leading to the fields beyond. Please kindly avoid wandering around the farmhouse garden.
Dogs are welcome by request only, with a £30 fee per dog. Please follow the guest rules outlined in the property information.

During my childhood I lived in the country in Buckinghamshire until I moved to London at 18yrs old to start my career as a chef for 22 years. I then became a swimming teacher and tennis coach. I finally moved to East Sussex in 2022 with my daughter and 2 dogs when I decided I wanted to run my own Airbnb which I really enjoy doing :)
Why they chose this property
I was keen to be close to the beach (25mins drive) and be amongst a friendly village community which is exactly what I have. Having the South Downs, a tennis club and a train station just 5 mins away was a wonderful plus :)
What makes this property unique
The Cottage was originally a coach house since the 17th century. A cottage with it’s own walled garden amongst the grounds of Challoners Farmhouse and with a public footpath literally on its doorstep, and only 2 mins walk to the pub! Claim to fame…. our Queen Camilla spent her childhood years opposite The Half Moon Pub in Plumpton.
