House Rules
Welcome to our facility! To guarantee you an ideal stay and preserve the quiet of the condominium complex, we kindly ask you to read and respect the following house rules.
Arrival, Security and Legal Compliance


Fast Check-in Procedure: Upon confirming your booking, you will receive a fast check-in link . It is mandatory to complete this online procedure before arrival to allow for proper bureaucratic management and to guarantee you quick and smooth access to the facility.


Short Rental Agreement: In accordance with current Italian legislation on short rentals (Legislative Decree 50/2017 and provisions of the Revenue Agency ), for all stays of less than 30 days it is mandatory to sign a written tourist rental agreement . Since this is a short stay, the contract is not subject to tax registration (exempt from registration and stamp duty), but the digital signature of the document through OTP is an essential legal requirement to access the property.


Identity documents: Each guest must provide a valid identity document (through the fast check-in procedure before arrival) and show it to the check-in operator upon arrival at the facility for the mandatory transmission of data to the Public Security authorities (Web Housing Portal of the State Police).


Security Deposit for Damages: To guarantee any damage to the property, to the furniture, to the equipment or for the loss of the keys, a credit card will be requested (prepaid cards or debit cards are not accepted) on which a temporary block will be made (pre-authorization). The amount is not a charge and will be automatically unlocked after check-out, following the verification of the condition of the apartment.


Unregistered guests: Access to the structure, pool and common areas is not allowed to strangers or not included in the initial booking, unless authorized in advance.


Security of the complex: We ask you to ensure that the entrance gates of the condominium remain closed at all times. When you go out, check that the windows are closed and the front door is locked.


Hours of Silence and Respect for the Neighborhood


Please respect the rest of the apartment buildings by avoiding annoying noises, music or loud TV.


Hours of absolute silence: From 23:00 to 08:00 and from 13:00 to 15:00. In these time slots, the use of washing machines or other noisy equipment is strictly prohibited.


It is forbidden to slam tablecloths, sheets or the like from the windows or terrace.


Home Management and Decor


Building care: Please do not throw material into the sanitary ware that could obstruct drains and absolutely avoid stagnation of water on the floors of the terraces to prevent infiltration into the floors below.


Clothes hanging out: It is forbidden to hang linen, cloths or towels on balcony railings, windows or in areas visible from the ground floor. Use only the mobile drying rack located on your private terrace.


Waste collection: It is forbidden to accumulate garbage bags on balconies or in common areas. We ask you to properly differentiate the waste and dispose of it only in the appropriate condominium plastic containers.


Condominium Pool Regulations
The pool is only open in the months of June, July, August and September from 08:30 to 22:30 . The pool is not guarded (no lifeguard), so use is at your own risk.


Hygiene Rules: It is mandatory to shower before entering the water. The use of shampoo, body wash or soap (both in the tub and in the outdoor shower) is strictly prohibited.


Minors: Minors can access the pool area only under the constant supervision and responsibility of an adult.


Strict prohibitions in the pool area: It is forbidden to smoke, consume food or organize picnics, bring pets (even if on a leash) or use loudspeakers/radio.


Order and release: At the end of use, it is forbidden to leave (even temporarily) sun loungers, deck chairs, mats, boats or games in the common areas of the pool.


Important Prohibitions


No smoking: Smoking is strictly prohibited inside the apartment's premises.


Pets: Pets are not allowed (unless explicitly agreed in advance).


Parties: It is strictly forbidden to organize parties, events or meetings.


Cancellation notes and penalties
Failure to comply with these rules - in particular the refusal to complete the fast check-in, sign the short rental agreement or provide documents, the lack of security deposit, the presence of unregistered guests, smoking in the house or the disturbance of public peace - will result in the immediate termination of the stay with the removal from the structure, without the right to any refund, in addition to the official notification to the booking platform and the charging of any financial penalties provided for by the condominium regulations .
