Three Bedroom 2 Bath on the San Juan River - right below quality waters. River access is directly behind home. Walking distance to Abes Store, fly shop and restaurant and to the Sportsman Store and restaurant. House has recently been updated with new floors, lighting and furniture. evaporative cooler, free wifi, large TV with DVD player. The backyard is newly landscaped and includes a 12' X 20' deck that overlooks the river. This area is perfect for bird watching and stargazing. There is also a 12' X 16' aluminium gazebo with table and chairs. Fully equipped kitchen, outdoor grill. Plenty of parking.
This property is used a lot by the owners. The minimum number of nights per stay has been increased to 3 nights in order to reduce the overall number of people in and out of the house. The house is thoroughly cleaned with disinfectant after every stay.

Guys fishing trip, family and friends, for which this was the perfect accommodation. Nice, comfortable, and functional location for several guys to comfortably lodge, play dominoes, and visit, all after full days of fishing the quality waters of the San Juan River all of 3 miles away.. Cooked steaks one night on the outdoor grill, to boot. Excellent location even afforded us convenient access, immediately behind the cabin, to the river below the quality water, from which you can keep fish for dinner—where we succeeded in catching all we could eat on the 2 evenings we fished it.
We enjoyed our stay at this home. It was overpriced mainly due to location and demand, but overall a very nice place. The backyard was very spacious and we enjoyed spending time in the nice seating areas in the evenings. The bathroom and bedding could have smelled cleaner. There was also no access to the washer and dryer which was very inconvenient being that we spend a lot of time at the lake and have a build up of laundry, especially given the three night minimum stay. The neighborhood was neat and quiet, and the location is close to the lake, about a 10 minute drive to the marina and the river is within walking distance. If you’re willing to spend over $500 a night for the location (which is what we ended up spending after fees), this place is a good choice.

1. Nice Home, Amazing Backyard -
Thank you! It is our "Home". Our vacation home where we spend a lot of our time. We seldom make it available for rental because we are here a lot.
2. It was overpriced mainly due to location and
demand -
I do not understand this comment. I don't claim to be an expert on vacation rental property, but I believe location and demand are two very important factors that determine price. We have compared our property with others in the area (location) and set a price that we believe is reasonable and fair. Our home gets rented for almost every date we make it available (during May - October) so it must be in demand! Expensive is a subjective term; we believe the price is fair and reasonable and you are the first reviewer to use the term expensive.
3. The bathroom and bedroom could have smelled cleaner - We clean the home ourselves before every rental. The bedding and towels are washed and sanitized in a Maytag washer with commercial technology using the following detergent (ALL with Stainlifters free & clear 100% free of perfumes and dyes). The bedding and towels are dried on high with no dryer sheets. If I smell them, I smell no smells. Maybe you are accustomed to washing and drying with other products that have a fresh and clean smell instead of no smell. I wish you had have notified me as soon as you determined the bathroom and bedroom linen did not meet your expectations. There are other sheets and towels in the house or we could have had others delivered. If the first we hear that you have an issue is during the review process then we can't do anything to resolve your issue.
4. There was no access to the Washer and Dryer - The Washer and Dryer are not listed as being available for use. Because we provide several sets of bedding and towels for all bedrooms and both bathrooms we have chosen to generally not provide access to the laundry room. We are not set up for guests that are here for short stays to do their laundry. We have, upon prior request; allowed access to the laundry room for guests staying for longer stays. This issue was the only communication we had with you during your stay where you indicated you were not fully satisfied with the home.
5. If you are willing to spend approximately $500/nite (for a 3 night stay) then this is a nice place -
We have set a price based on a comparison on what we see around the area. If you choose to buy the insurance rather than put down a damage deposit then your cost per night increases. The lake is a short 10 minute drive up the river; but it may not be for all lake people. I might suggest you consider the Aqua Lodge at the marina the next time you visit the area. They offer very reasonably priced lodging on the lake.
Easy access, great outdoor areas and right on the river and close proximity to the fly shops, etc.
Perfect with a open floor plan and very nicely furnished. Definitely a five star for us fishermen folk! And expect that your spouse would really appreciate the overall quality! And a very helpful and host
Our family enjoyed our trip to this property emensely! Ken the host is awesome and the property is a short walk from a great riverside fishing hole. We feel for the price and how much fun we had, it is a great deal!!
Terrific back patio space, very nice for our group. Open concept house made our family feel welcome and comfortable.
Ken's home was very easy and accessible to get to. Ken made sure I had all the information needed to access his home prior to heading out, especially as phone service is not always guaranteed. We gathered there with an ole friend who came to the Southwest for a bit. The home's location allowed us easy day travel to Mesa Verde National Park and to Chaco Canyon and then a good day to simply kick back at the river. My friend Loves flyfishing so this was a real treat, he fished right off the back yard for part of the day. Then we packed some lunch and went across the river to the State Park and enjoyed the rest of the day, fishing, wandering with the kids and letting the river rewire us... We all Really slept well that night.
As far as household concerns, I had brought some food from our home to cook and the house is really well stocked with kitchen appliances. We had a most enjoyable time, can only imagine it in the warmer months. The house is spacious and comfortable. Had a great time playing games, sharing pictures, and in general lovely home to kickback and make new memories in. Would love to come back and would recommend to others travelling in the area.

This property is a lovely little place to stay when fishing the San Juan river. It’s convenient location is helpful for die hard fisherman. The house itself is a good size for a family traveling, very comfortable and clean. The kitchen had all the tools needed to cook your own meals, and the grill was available and working for cookouts.
In addition, the owner was very helpful and responded to messages promptly.
We plan to stay here again in the near future, as we very much enjoyed our stay!
We had a great time at this amazing Lakehouse! Fishing was awesome. My 4 year granddaughter caught fish. She was so happy! Accommodations were great! Very homey. Thank you for opening up your home to our family!
We really enjoyed our stay and you have a wonderful home. We spent most of our time on the lake and with our friends that we were visiting, but wish we would have had more time to enjoy the backyard. We would definitely recommend this home and we did show the house to our friends who have visitors that are sometimes looking for a place to stay.
This place was clean and fully equipped. The owners thought of everything. My boys loved the huge backyard and river behind the house. Highly recommend.
We enjoyed our stay. The property was as advertised. River access out the back fence was outstanding and made fishing so easy. We didn't catch anything but that is not the point, right? Location was great for getting to Navajo Lake. We would go back in a heartbeat.
Magical place, from the stars to the hummingbirds, and all the attention to detail from the bedding to the kitchen spices and utensils. Navajo lake and the river right behind the house were absolutely perfect.
