House and Garden near the Ocean and a Castle
Place in a beautiful and serene Esquimalt Lagoon area in Victoria BC.
Partially lagoon view with a short walk to Hatley Castle, Royal Roads University and Esquimalt Lagoon.
Spend a day walking in the park and on the beach, visit Fort Rodd Hill or go to Victoria downtown - everything is a short stroll or short ( 5 - 30 min) drive away. Birding at Esquimalt Lagoon. Do not forget to look up too. You may sight a Belted Kingfisher sitting quietly on a branch and either stalking the shorelines or perched high in the evergreens, you may see a number of Great Blue Herons.
Comfortable place with fully equipped kitchen, spacious living room, comfortable high end beds and big patio. Stay connected with high speed WiFi. Enjoy your meals out on the patio, where you can smell the ocean.
The place we offer is the main (second) floor of a two story house. The second part of the house is occupied by me and my student tenant (2 people), so our part will be locked up and not available for guests as we live there. We offer 2 parking spots for our guests which are located in front of our house. We need access to our garage once in a while, so our driveway should be available for us. You can use our driveway from 9 pm to 10 am.
You will have access to:
Master bedroom with king bed and private bathroom.
Second bedroom with queen bed.
Connected two bedrooms with 2 queens,1 double bed.
Second bathroom.
Dear guests.
On the second floor you will have access to the large outdoor patio from the kitchen and connected bedrooms. The front garden and backyard are not available for guest use. However, you may help yourself to some blueberries growing from one of the bushes along our driveway.
Dear guests, please note, we called our house as "4 Bedroom House on the Lagoon". However, two bedrooms are connected (please see the pictures), most of our guests are family with children, and it is really convenient for them.
We have: spacious Fridge with bottom freezer, Range, Microwave, Coffee Maker, Toaster, Dishwasher and more. Seating for 6 plus available. Please let us know if you need additional dining tables and chairs. Kitchen use is welcome and please use some complementary foods if you like(we keep them fresh), but please clean up and tidy after each use. Washcloths, clean kitchen cloths and dish detergent are available for you.
You are welcome to use (or not use) some complimentary fresh food items we leave in the fridge and cupboards: coffee, tea, sugar, salt, oatmeal, quinoa, pasta, soup and other stuff. We keep them fresh and replenished when necessary. When we travel, and we come to our accommodation late, tired and hungry, we would be happy to have some. If you don’t want these items, just ignore them. We have plenty of room in our fridge and cupboards and they don’t take much space.

First aid kit: in the kitchen cupboard, right to the microwave. Please let us know if you need anything specific (First aid kit) 2 days in advance of your arrival time.

House Policies: Please treat our home the way you would treat your own home and leave it in clean condition.
- No outdoor footwear inside of the house. We offer a few (3 - 4) pair slippers which are washed after every use, and you are welcome to bring your own indoor footwear.
- No smoking inside of the house, patio, front yard or backyard. You are welcome to smoke outside of the front entrance – we will provide you with an ashtray, let us know in advance you would need one.
- We love pets, but no animals of any kind are permitted due to guests and bad hosts' allergies.
- No unpaid visitors. ($20 charge for additional guest /night). Please enter the correct number of guests (there is a security camera in the front yard).
- Quiet time is 9 PM. Please refrain from playing loud music after these hours.
- No partying or illicit drugs are permitted. STRICTLY.
- Parking is available in front of the house 24/7. 2 cars only.
- Also, we are maintaining (1st floor) and gardening sometimes, but do not worry your privacy is important to us.
- No food scraps in the garbage please.
- We expect double occupancy for each bed (two adults to each queen size bed). If you are planning on using additional beds please let us know in advance and they will be prepared at NO extra cost. Bedding will be provided only for the number of beds that you request.
Please do not violate any one of the house rules (above) because it will be grounds for immediate termination of the reservation without refund and without rights to leave review.
Sorry, we had a very bad experience, and VRBO strongly advised us to add it into our House rules.

Please note we charge reasonable cleaning fees for the big space, but if the house is in very bad condition $200 to $400 CAD cleaning fee will be added. The cleaning fee will be determined by host or a professional cleaner.If the house is found to be excessively dirty for example: - outdoor footwear has been worn inside the house,- garbage is left around the house,- spills and stains are present,- gas stove is too dirty or oven is too dirty - fridge is too dirty,- pots and pans etc in the sink or dirty on countertop or wherever in the house,- excessive about of trash, stains the floor or dirtying the walls / furniture.If the house smells of smoke, or if cigarette butts are found in the house, patio, front or the backyard, a $200 CAD / per day fee will be added.
If you have a complaint about any aspect of the amenities, cleanliness or overall condition, please reach out to us within the first 2 hours after check in. Upon addressing this complaint you're authorizing us to come into the property and to solve the problem up to the standards that you require.
If you have any concerns or issues arise, do not hesitate to contact us in the first 2 hours of check in.
If you are not satisfied with the cleanliness of the house, we will send a cleaner to amend the issue.
For other concerns, we can appear at the house to assist you.

Why they chose this property
A saltwater lagoon located at the base of the Royal Roads property, next to the Fort Rodd Hill / Fisgard Lighthouse National Historic Sites and a view across Esquimalt Harbour at Dockyard.
Birding at Esquimalt Lagoon. Do not forget to look up too. You may sight a Belted Kingfisher sitting quietly on a branch and, either stalking the shorelines or perched high in the evergreens, you may see a number of Great Blue Herons.
Walk to a nearby 2 km long beach/ocean front, explore a forest with castle. Visit a historic fort/ lighthouse.

The number one attraction near the house is the Hatley Castle, one of only few castles in Canada.
It is now a home to the Royal Roads University. You can go around and visit the castle grounds, which are very beautiful. There is a gate that is open during the day time to get inside the fenced garden. It's the one closest to the castle.
To get there, you walk up the Portsmouth Drive and turn right on Heatherbell Rd. Go to the end of heatherbell, and as soon as you crossed a little bridge, there is going to be a gate with the number G6 on it. Behind the gate, you will find a trail that will takea you up to an intersection of trails, where you take the right one and it will lead you to the castle and grounds. It takes about 15 to walk there.
You can also take a walk on the beach. It's beautiful out there. You can see ships, including cruise ships.
The lagoon itself is a place to watch birds, including blue herons, polar geese, and others.
To get to the beach, you walk up Portsmouth and turn left on Matilda. Follow Matilda until you come to the closed gate, just go around it and after about 50 meters take a trail on your left that will lead you to the Lagoon Rd and the beach. It's only 10 minutes walk.

Quiet, serene setting, beautiful front garden, lagoon view. Three and a half bedrooms (one of them master bedroom) with queen beds and open style common area with fully equipped kitchen. Large deck with a patio table and umbrella, accessible from the kitchen and one of bedrooms. Kayak on the Lagoon or simply spend a day at the beach. Walk the forest trails or explore nearby Hatley Castle with beautiful themed gardens and grounds. Everything is steps away. Clean, comfortable and only two steps to Royal Roads University. 10 minutes drive to Victoria General Hospital or Camosun College Interurban Campus, 15 - 20 min to Downtown (15 km). Street parking available.
