Originariamente un monastero del XV secolo, la struttura è stata trasformata in villa 15 anni fa da un famoso mimo e coreografo inglese. 𝐈𝐍𝐆𝐑𝐄𝐒𝐒𝐎. Al piano terra troviamo un ampio ingresso luminoso ed accogliente, con un antico banco da lavoro da falegname e un piccolo bagno di servizio. Questa stanza collega la cucina, sala da pranzo, salotto e le prime camere da letto della villa con un bagno e la sala svago.
𝐂𝐔𝐂𝐈𝐍𝐀. La cucina in stile vintage completamente attrezzata con: lavandino in pietra lavorato a mano, frigorifero, microonde, tostapane, lavastoviglie, forno, piano cottura, macchina del caffè, macchina per i pop-corn, tritacarne artigianale e completa di tutti gli utensili per mangiare. Collegata anche all'esterno grazie a una grande porta/finestra.
𝐒𝐀𝐋𝐀 𝐃𝐀 𝐏𝐑𝐀𝐍𝐙𝐎. A fianco alla cucina troviamo una sala da pranzo luminosa con un tavolo in legno per mangiare, un angolo bar e possibilità di accedere all' esterno con una grande porta/finestra dove troviamo un altro tavolo per poter mangiare comodamente fino a 14 persone.

Fantastische week maar voldoende verbeterpunten
We zijn hartelijk ontvangen bij aankomst en kregen een uitgebreide rondleiding. Rosalba (de schoonmaakster) had was gebakken en er lagen enkele boodschappen voor ons klaar (beperkt). De eerste indruk is overweldigend en geweldig (wat een enorm huis op een prachtige plek en een mooi groot zwembad), maar na verloop van tijd kom je dagelijks tot de conclusie dat er voldoende verbeterpunten zijn.
We zijn positief verrast over de ruimte en de prachtige plek. Ook leuk is dat je een eigen watertappunt hebt.
De woning beschikt niet over airco. Normaliter geen probleem bij woningen met dikke muren maar hier zweet je vooral van de bovenverdieping af. Ook zijn er geen luiken aan de buitenkant die de hitte tegen kunnen houden. De bedden (zoals bijna altijd in Italië) zijn simpelweg slecht. Je voelt de veren in je rug. Het huis heeft op diverse punten echt onderhoud nodig (behang laat her en der los, gordijnen vallen voor de ramen weg, knoppen van de oven zitten los etc). Ook was het zwembad niet echt schoon. 1 keer per week komt er een bedrijf dat het zwembad onderhoudt, maar al snel hebben we melding gemaakt dat het onvoldoende schoon was. Hier werd niks aan gedaan en we konden zelf ook niks onderhouden. Aan het einde van de week zat er groene aanslag op de zwembadrand en de reactie was "dit is niet gevaarlijk voor de gezondheid". Je communiceert tijdens je verblijf niet met de eigenaar maar met een lokale beheerder en die verschuilt zich er achter dat zijn alleen de vertaling doet van jouw berichten. Bij aankomst door haar aangegeven dat als we extra handdoeken en/ of toiletpapier nodig hadden dat dit geen probleem was maar toen we hier om vroegen bleek dit niet te kunnen en dat ze in de war was met een andere woning waarvoor ze ook beheerder was.
Al met al kijken we enerzijds heel tevreden terug op een prachtige week in een geweldig groot huis in een hele mooie omgeving waar je van alles kunt doen. Aan de andere kant zijn we teleurgesteld in bovengenoemde zaken hetgeen je niet verwacht bij een huis in deze prijsklasse. Van uitchecken was ook geen sprake. Er is ons niet gevraagd of we een mooie week hebben gehad en of er nog verbeterpunten waren. We konden de sleutel achterlaten en de schoonmaakster (die alleen Italiaans praat) zwaaide nog een keer, maar verder hebben we niks meer vernomen. Toch een raar einde van een vakantieweek met een dubbel gevoel.
Sehr charmant eingerichtete, riesige, wunderschöne, altehrwürdige und sehr komfortable Villa auf einem Hügel. Wunderbare Blicke in alle Richtungen. Großer Pool mit Blick. Wir hatten eine sehr schöne und erholsame Zeit.
Très belle propriété idéalement située dans cette belle région de l’Ombrie. 1h37 de Rome , 40 mn de Pérouse et d’Orvieto, 50 mn d’Assise...vue magnifique depuis la piscine que dire de plus si ce n’est que nous y reviendrons sûrement!
Le jardin, la maison, la piscine, tout est beau, propre, bien entretenu et vraiment plein de charme !
La maison est très spacieuse, aménagée avec beaucoup de goût, à 12 nous étions très à l'aise.
Un très bel endroit pour passer des vacances au calme.
We stayed at this amazing villa June 2019. We where a big family with three small kids. All rooms are well equipped with good beds. The pool area is great, and the salty pool is a nice cool down on hot summer days. The kids loved staying at the pool and when they needed a rest the playroom was a great. The house was cleaned everyday and the bed made, that made a huge difference and was well done every day.
Todi the nexi big town is a beautiful town with so many great restaurants and shops. We wished we would have gone there a few more times to discover it a bit better.
All commincation with Massimo where perfect, quick answer to every request. Thank you for letting us stay at your villa, hopefully we will get the chance to visit again.

Umbrian treasure
We had a fabulous 10 days at the villa celebrating significant birthdays! We were 3 generations with 5 Grandchildren. The villa catered for all our needs, from plentiful kitchen equipment, comfortable seating and large tables for us all to sit around for mealtimes. The pool was a great draw to all after sightseeing in the beautiful Umbrian hill towns. We did have to buy a paddling pool for the 2 babies and 3 year old as the pool was too cold for them.
The views from the villa were stunning and the grounds well tended. The loggia was a beautiful space for evening meals. The playroom was a real hit with the children. A great time was had by all.

Truly unique villa with great location
We stayed in August 2016 - our fourth villa holiday in the region. Two families with a mix of young and older children. The house is majestic, tastefully fitted out with all modern conveniences and lots of old world comfort and some nice touches of retro design. All the rooms and beds were very comfortable and we barely noticed the motorway 600 meters south of the house. The Vistas are really peaceful and comforting. We loved the salt water pool and made full use of the villa's location to visit the plethora of little cities and cultural beauties. We hired the cook for two evenings which just made for a great and peaceful start to the holiday. The owner is highly responsive and very, very easy to deal with and goes out of his way to be helpful. Two minor points - wifi was not that great (not that we really cared!) and the house book could use a tad of updating regarding local restaurants. Overall such a pleasant home and great location. We simply loved it and highly recommend it!

Fantastic property for a large family or group holiday
Santa Maria is a fantastic villa that is capable of sleeping up to 15 guests. There were 13 of us in 3 families and the layout of the rooms meant that each family had rooms suitable for both adults and children located close to each other. There is masses of communal space, so that even when everyone was around you weren't tripping over each other. The playroom was brilliant for keeping the kids occupied either first thing in the morning or during the heat of the day. The villa was clean and tidy and well equipped, and with the housekeeper visiting daily it stayed that way throughout our visit.
The pool area is very well done. It is clean and tidy and provides shady areas most of the day. The only down side being that it wasn't fenced off/no pool alarm, so we had to keep a constant eye on the children. However, with an adult down there most of the time, that wasn't a big issue. Within the ground, the play area (with swings and a small football pitch) and the tree house were an added bonus.
When booking, we had some slight reservations due to the motorway running past at the bottom of the valley. However, I only noticed it on one occasion, so it isn't an issue. In fact, during our whole stay there was very little noise from any direction. Also the views from the villa are amazing, particularly as the villa is set on the top of a small hill giving 180 degree views to the south.
The owner, Massimo, was extremely helpful. His english is perfect, he always responded quickly either by phone or email and he didn't complain even when asked some fairly ridiculous questions. If I were to take any issue with him, it would be that he needs to get some better photos of the villa on the website as the current ones really don't do it any justice.
I would highly recommend this villa to others, whether you just want to relax and enjoy the views and the swimming pool; or take in the cultural heritage of the area. It's a reasonable distance from Rome and has a number of tourist attractions within easy driving distance - not something we did much, but one of the other families took full advantage.

Wonderful Italian Escape!
We spent 2 weeks at Casale Santa Maria in August and had a truly wonderful holiday. We were a party of 7 adults and 5 children (aged 2-6).
The accommodation was ample, with 7 bedrooms (two sets of bunk beds), huge living spaces, large dining room, enormous play room, two kitchens (a small overflow kitchen upstairs with fridge freezer) and magnificent grounds. The rooms are all very generously proportioned and comfortably furnished. The wifi is very good. It is clearly a house that the owners stay at which made it more lived in and less like a commercial letting business. We ate every meal at the huge table in the loggia just off the kitchen, enjoying the beautiful views. Even in August, it was always cool there as north facing and thick stone walls. The kitchen was adequately stocked with pots, pans, utensils to cook for 12. A cleaning lady came every day for a couple of hours and kept things very tidy. The house was spotlessly clean. The pool was beautiful and the grounds maintained daily by a gardener. The pool has a covered area at one end for resting out of the sun (a later addition as not in the photos on the website). There is a supermarket just off the motorway past Todi - around 15 mins drive which stocked everything. We found the location perfect for visiting local towns and cities as only 5 minutes to the main Perugia/Rome highway. Todi is 7 kms away and is a gorgeous town with great family restaurants and facilities. We also enjoyed trips to Orvieto and Assisi.
We had a wonderful holiday and would highly recommend, particularly for families with children. There are so many things for kids to do at the house - with a huge (safe) treehouse (stocked with crockery, pots and pans), swings, football nets, beauiful grassy lawns for running and rolling on and a huge indoor playroom full of toys, a tent, a ping-pong table etc. Perfect to occupy the early risers in the house! I think the photos don't do the house justice as they seem a little dark. In fact, it is a huge house with lots of natural light (360 deg view on the hilltop) and the decor is tasteful and in keeping with a house of this type.
