Oceanfront townhome in prime location. 3 Bedrooms, 2 and 1/2 baths. Roughly 2200 square feet. Two of the bedrooms have king sized beds, and the third has a bunk bed, plus a queen sized bed. The kitchen is stocked with all of the basics, including a Keurig Coffee Maker. Board games and puzzles are included to keep family and friends entertained in the evenings.

Three wonderful outdoor spaces! Large front patio on boardwalk with comfortable seating for 10. Small ocean front balcony off of the living room, and a large private roof top deck with built in BBQ, lounge area, dining area, bar stools . . . Views of the ocean, the bay and gorgeous sunset views!

The home is located in an ideal location! It is walking distance to the Balboa Pier which has the famous Ruby's Diner on the end. Also, a short walk from shops, restaurants, as well as the ferry that takes you to charming Balboa Island.

The home has everything you need for a memorable beach vacation: bikes (roughly 8 adult bikes and 3 kids bikes), paddle boards, boogie boards, beach chairs, beach towels, corn hole, sand toys, beach umbrellas and more!

*All guests accept full responsability for their safety and assume risk when using any equipment in the home. Guests are resposible for any damge they cause to any of the equipment. Guests must report any damage they cause.

It is the perfect place to spend quality time with family and friends. We've just added a pack-n-play crib, and a booster seat high-chair. Can comfortably accommodate two families, or one family plus grandparents. Also great for a Girls Weekend, or a couples vacation.

The house was great! Plenty of room for the 6 of us. Rooftop BBQ and seating area was great with fantastic views of the bay on one side and the pier and ocean on the other. Beach access is practically on the sand. Communication with the owner was quick and responsive. Would stay again!

Great Property / Great Location!We had an amazing time! This property offers the perfect beach location on the boardwalk. It is within walking distance to Balboa Pier, the Fun Zone and the Balboa Island Ferry. The unit is clean, well-equipped with everything you need. At the beach

We absolutely love this place, especially the views of bay and ocean from the well-equipped rooftop deck. The house is very comfortable and situated right on the beach-front walk. We had a fun time with the bikes and other equipment provided. Couldn't have been a nicer vacation.

Fun house with a great view

Great spot for a family trip with teens. The house is well stocked with all kinds of beach toys. We especially liked using the cruiser bikes to explore the area. The house has enough space for everyone to be comfortable. The view is beautiful, we loved the sunset.

Great time at the beach!

Great place! Our family of four booked it for spring break. Boys are ages 13 and 15. House is clean, updated and really unique with the rooftop deck. Views are unbeatable! Property manager also amazing. Communication was easy, pleasant and inviting. Would definitely recommend. We already booked another stay.

Clean house and Best location!

We hosted our family vacation here. The location is the best. Walking distance to restaurants and the Fun Zone. We did daily walks on the board walk, bike rides to Newport and The Wedge, paddle-boarding in the harbor, bonfires at the rings right out on the sand, and lots of swimming in the ocean! It's a perfect spot! The house had everything we needed so we literally only had to bring our clothes. There were towels, chairs, bikes, shampoo etc, all in great condition! And there is a grocery store very near about a 5 min drive on the peninsula.

This Is It!

Our family of 7 had a wonderful week here! We have been vacationing in Newport Beach for 25 years and this property is now at the top of our list. Updated, fantastic views of the beach AND the bay, wonderful hangout spaces, spacious bedrooms and A/C (a must for us) are a rare find. Add the best location on the boardwalk, an amazing rooftop deck, super generous amenities (beach chairs, bikes, paddle boards & beach games (to name a few) and an owner who is a 5 star communicator and cares that you have a wonderful stay and you have this property. We can't wait to return!

What a view!

Lovely home in a great location! The owner, Jessica was awesome to communicate with....and even had some Christmas decorations up for us, which was a wonderful touch since we hosted family for Christmas dinner! Even though we had some wet and windy weather, we managed to spend some time on the wonderful roof top deck and utilize the cruiser bikes! The home is well stocked and comfortable for our family. Sunrises and sunsets were amazing! Would definitely stay again! Thank you!

Amazing location and views!

This place is exactly as described. We thought it may be a little tight, but the way the house is layer out is perfect, never making it feel small or cramped. I love the living area on the second floor because the extra height allows beautiful views all day. They also have everything there from beach chairs to towels, cornhole and paddle boards! The icing on the cake is Jessica the owner/manager. She was so kind and accommodating, even when she was on vacation in Europe!!! So awesome. Thank you for sharing your place, we hope to stay here again!

A California Christmas to Remember!

After moving to California a few years ago, we finally convinced our families to skip the cold and join us out here for Christmas. Their one condition in giving up the seasonal snow was that we find a place "on the sand." This spot could not have been more perfect for our group of 7 (4 adults, 2 teens, 1 kiddo). The location right off the boardwalk near Balboa Pier and the park made it very walkable but also much more quiet than further up toward Newport Pier. The view from this house is absolutely stunning, and the photos don't do it justice. Jessica, our host, was super communicative and accommodating, and she even put up a tree for Christmas to make it feel more festive. This Christmas was one for the books!

My husband and I both spent our childhoods near this beach, and actually started dating when I was living near by on Balboa Island. This area is magical to us, and we are so excited to own our first property here. We fell in love with the location. There is so much to do! It's a great place to spend time with family and friends. Perfect for a Girlfriends' Getaway, perfect for a bunch of couples, and perfect for families.

Why they chose this property

This property is close to so many attractions, and at the same time, it's removed enough that you'll be able to enjoy quiet time to read or just enjoy the view. You can get to all the action without being immersed in it all the time. It's a great area to walk or bike to so many activities. The sand is right out front, and the garage is stocked with bikes (around 8 adult bikes and 3 kids bikes!), 3 paddle boards, boogie boards, corn hole, sand toys, beach chairs, beach umbrellas - and more!.

What makes this property unique

The home has been remodeled with comfort and entertaining in mind. Our goal was to create a space where friends and family could really enjoy time together, whether on the roof top deck BBQing, or the front patio watching the activity on the board walk out front. The garage is stocked with everything you need for a beach vacation, including around eight adult bikes, as well as kids bikes. There are also paddle boards, beach, chairs, boogie boards, and everything you need for the sand. We have board games, puzzles and books for our guests to enjoy. The kitchen has all the basics for feeling like you are at home.
