CocoHut~Tub

CocoHut effectively gives you 250ft of beach front to yourself. It's on an extra wide 100ft lot and has 2 vacant 75ft lots next to it. So you'll feel like the whole beach is just yours. You won't get this much beach front to yourself anywhere else on Little Gasparilla Island (LGI)! To sit in the lanai and watch the sun go down, without anyone else around, is a special experience - your own private sunset! And at night, the only thing you'll hear is the sound of the waves! The peace, quiet and seclusion are unsurpassed. You'll have total privacy on the beach side because there are no overlooking neighbors!

On top of that you'll enjoy the ultimate spa experience in the CocoHut~Tub! Watch the gorgeous turquoise water, glittering in the sun; commune with the clouds as they traverse the canvas of blue sky; soak in the sunsets and their kaleidoscope of colors wrapping around you; gaze at a galaxy full of stars, free from light pollution. Relax and refresh your spirit and soul like never before!

CocoHut delivers an "optical massage" through its floor-to-ceiling windows, across the entire beach side, that deliver an infinity effect of wide-open space. So you have captivating, unobstructed, panoramic views of the Gulf.

With >2,200 sq ft of living space, CocoHut simply has more room than other beach front homes. The master suites are large enough to easily accommodate king-sized beds; after all, you want to sleep comfortably on your vacation! And the open-plan layout, combined with high ceilings, make it feel even more spacious - so you won't feel like you're on top of one another.

You can only get to the island by boat. The water taxi takes <10 mins from the mainland ($25 for up to 2 & $10 per person above that). It runs from Eldred's Marina on Boca Grande Causeway and you can park anything there (truck/trailer/RV) $8/day. There is no fixed schedule, you book it in advance. It runs every day of the year. It is more expensive outside of 8a-5.30p. If you want to rent, or bring your own boat, our association has 2 private guest docks (with multiple slips). Max boat length is 24ft; only 1 boat per booking. $10 daily dockage fee.

With that short ride across the bay, you'll leave behind the crowds and you'll swap the noise of trucks and cars for the sound of waves lapping the beach. Yes, it's truly that special! The beach is never crowded because only homeowners and their guests can visit LGI and there are no commercial hotels/resorts/businesses. At night, look up and you'll see a sky full of stars you’ve never seen - because there's no light pollution. Our guests often tell us that they've never before felt so relaxed. CocoHut is on the south end of LGI in a section of 6 houses that have, both the widest lots, and the widest spacing between them (30ft vs 15ft) - for maximum privacy. There's deep foliage between it and the house to the north, so with that and the vacant lots on the other side, you'll feel completely secluded.

Because the houses on the south end of LGI are properly set back off the beach, you can stroll along it and enjoy the dunes and sea oats as your backdrop. Bring down a lounger and, with so few people, you'll feel like you're on your own private stretch of beach. (We provide multiple loungers, Adirondack chairs, beach umbrellas and deck parasols.)

Sea turtles nest on the beach right in front of the house (May-Aug) so you may well see them, or their hatchlings, as they head out into the Gulf (Jul-Sep). Pretty much every day you'll see dolphins feeding/playing/cruising and rare birds along the beach. You can rent kayaks + paddle boards on the island and if you do, you'll likely come across manatees and manta rays and you could have a close encounter with the dolphins.

CocoHut has 4 bedrooms including 3 master suites with ensuites - 2 of which have king-sized beds and 2 have Gulf views. All beds have new, cooling gel, memory-foam mattresses. The 1st master suite has a Gulf view, a king-sized bed and ensuite. The 2nd master suite also has a king-sized bed and ensuite. The top floor master suite has a breathtaking view over the Gulf, an ensuite, a queen-sized bed and a dedicated A/C unit. The 4th bedroom has 2 twin beds and an amazing infinity view of the Gulf. So the house sleeps 8 comfortably.
Our base price is set for 6 and we charge $49 per night per additional guest up to a total of 9 souls. Max number of adults/children is 8. We have a baby bed and a pack-n-play so we can host 9 if you have a child <2yrs old. All toddlers/infants/babies are included in your total guest count - no age-based exemptions. We offer discounted rates for month stays. We do not accept animals of any classification/designation whatsoever.

CocoHut has Starlink WiFi. Download speed is -up to- 100 Mbps, upload speed is typically low double digits. Reliability is excellent. There is no wired cable/fiber optic service to the island; so this is as good as it gets. You can expect speeds to vary. If you need better WIFI speeds than this on your vacation, then it's a good sign that the island is not an ideal choice for you and you're better off on the mainland.

Cellphone service is excellent on AT&T, Verizon & T-Mobile. Sprint's signal is stronger at the front of the house. So your hotspots will always work.

The main living area has DirecTV. There are smart/Roku TVs in the 1st and 2nd master suites. There is also an Echo Dot so you can stream music from it/your phone.

The outdoor, screened lanai is a guest favorite, day or night. It has a large table and comfortable seating for 8. There's no better place to dine while you watch the sun go down over the water and to enjoy the after-sunsets as the sky lights up, or to take in a night time lightning show, as you have fun together.

The entire beach side of the house has no overlooking neighbors!

The lower level deck is large enough for you to play around the ping pong table and still have plenty of deck chairs/loungers laid out with a clear view to the water. The deck parasols, will shade you all day as the sun moves across the sky. Did we mention the epic location of the hot tub? Beside the deck is a sheltered, sandy area for badminton/volleyball.

The boardwalk will take you most of the way to the beach - you'll pick up some sand in your toes getting over the last dune. Once back from the beach, you can rinse off with the hot water, outside shower on the deck - while you enjoy its unobstructed beach view!

Fishing is unsurpassed! LGI is a world-renowned destination especially for tarpon, snook and redfish. You've got flats/inshore, nearshore and offshore options - mackerel, grouper, trout, snapper... If you don't have a boat, fishing guides will pick you up from the island.

There are lots of restaurants to boat to for lunch/happy hour to the north; and to the south is Boca Grande. It has public docks so you can tie up and walk into town for the typical tourist shops/boutiques, art galleries, wine bars, grocery store, you name it. When you're done exploring, come on back to relax and get away from all that - and in good time to enjoy a drink while you watch the sun go down and the sky light up.

Be prepared to discover that you've slept-in late in your comfy, memory foam beds, because there are none of the usual, mainland noises to wake you up! The only thing you'll wake up to is that gorgeous beach view - of sea grape, oats, sand dunes and sun speckled water and waves.

There is an island delivery service for groceries/anything else you need. The groceries can also be put into the house (and fridges) before you arrive. And if you forget something, or want locally caught fish or takeout meals from the mainland, they've got you covered. At the house there is a regular fridge/freezer, plus 2 small fridges and a small freezer so, you can bring/order everything you need in 1 load.

There's an on-island wood-fired, pizza kitchen so you can get that delivered too! When you are cooking, in addition to a fully-stocked kitchen, CocoHut has both charcoal and gas grills - propane provided.

You can arrange for our sherpa to pick you up from the dock and help get everything to the house (it’s 400 yards/a 5 min walk). Or, if you rent a golf cart, you can have it waiting for you at the dock. There is an on-island cart rental business.

With a cart you can explore the sandy paths and ride up to the state park in the middle of the island (or walk up along the beach).

There is professional, on-island paramedic/EMS 24/7, 365/yr. And they can get you to a mainland hospital if necessary.

CocoHut has a boardwalk to the beach with no railing: the drop from its sides is ~3-4ft onto the sand.

During your stay you may need to do any/all of the following:
1. Switch out an empty propane tank.
2. Change a light bulb.
3. Swap out batteries in a remote control.
If these are the kinds of things that you either can not do, or will make a big issue of having to do, then do not book with us. This is VRBO, not a major hotel chain!

To prevent guests from setting a ridiculously low A/C temperature that ices up the unit, there is a min setting of 74F (day) / 71F (night). There are fans in every room. If this is unacceptable to you, don't book with us.

The max weight tolerance for our in/outdoor furniture is 245lbs; so we are unable to accommodate guests heavier than that.

As mentioned: we do not accept pets/animals of any description/designation.

- captivate you during the day, and
- provide spectacular sunsets that will unfold not just in front of you, but all around you,

The beach felt like our very own paradise. Ray was very accommodating and helpful when the hurricane almost ruined our travel plans. Thank you for allowing us to stay at your lovely home on the beach!

Amazing week on the beach
We had an amazing week at Cocohut! It was me, my wife, our three kids (10, 7, 5), and my father-in-law (62). The house was nearly perfect on the inside. The beds were all very comfortable and everything was incredibly clean. The kitchen was very well stocked with cooking gear, and we enjoyed cooking all our meals at the house. The internet worked well and the smart TV in the living room was great. When it wasn't too muggy, we enjoyed a few meals on the screened in porch, which was lovely. Ray, the homeowner, sent us the most detailed welcome packet that we've ever received from a VRBO host, and his guidance was so helpful in knowing what was provided with the house and what we needed to bring. The location of the house was amazing. Initially, we were concerned about the walk from the house down to the beach, but it was not a problem and in fact, we ended up liking the separation. The house came with plenty of beach chairs and umbrellas, and the kids found lots of sand toys to play with. The beach was the least crowded we've ever been to in Florida, and there were plenty of times when we had the whole beach to ourselves. The water was generally calm, but on the days with bigger waves, we walked down to the south end of the island where there was a more protected beach on the bay side. Maybe the best part of the beach were the shark's teeth. Our crew collected over 1000 during our stay! We did encounter some sargassum, but not enough to ruin our time on the beach.

Little Bit of Paradise
The property is awesome! If you are looking for something private, breathtaking, and relaxing, this is the place to go! The house is very comfortable. Everything worked exactly as described. The beach was great with very few people and TONS of seashells. We did rent a boat for a few of the days we were there and it was very convenient coming and going with it from the available docks. We saw lots of dolphins, manatees, birds, etc. The only real downfall to the trip was the amount of bugs, but we were expecting those to be bad. It was just a shame we couldn't sit on the patio more to enjoy the gorgeous sunset views. This place definitely requires a little planning, especially if you don't have a boat, because the water taxi is the only other way on and off and it is not always available. But other than that I would come back here in a heartbeat!

Ray and his wife have a gorgeous house, both inside and out! Very excellent people!! Never had to call with any issues. Evan delivered our groceries before we arrived, Bret picked us up and dropped us off at the dock, per Ray's recommendation. We went fishing with Captain Jeff Watkins, Anchor's Away Charters, caught over 100 fish including many keepers, great boat, outboard engines and Captain. Fished 20-25 miles offshore. Captain Jeff has one of less than 15 Coast Guard Licenses where you can go out past 9 miles. We rented a boat from Abe's Marina, they dropped off at the dock. Myself, and four young adults 19-23 had a great time. I have been renting beach houses from VRBO for a long time. The "Cocoa Hut" was excellent Mike

Island Adventure
Cocohut was exactly what we were looking for in a family Florida vacation. We were thrilled with the privacy, beauty and wild, natural feel to the island. Cocohut is a perfect beach home. The 3 separate bedroom suites have large comfortable beds and updated bathrooms. The kitchen is stocked with everything a chef needs and we loved the fresh filtered water from the fridge, also, extra refrigerators and freezers let us stock up to minimize grocery runs. We really appreciated the fantastic view of the ocean sunsets and having leisurely breakfasts on the screened porch. We purchased fresh seafood from the mainland and the guys grilled out while the girls made sides while having cocktails. We ordered the island pizza one night (loved it), and ordered two key lime pies from the pie lady. (a nice treat) Also, loved cruising the island in our 6 person golf cart we rented and exploring the ICW in our rented boat. We had a school of about 12 dolphins put on quite a show around us and we did some fishing on the beach and caught some interesting fish. Ray is an awesome host! You can tell a lot of thought went into making sure every amenity is there for his guests. All in all, it was a wonderful memorable vacation for all 3 generations and we all agreed we would come back to Cocohut. That being said, you are on an island and you need to be up for the limitations.

We enjoy sharing this special place with others and seeing how it captivates them. When we get the chance to be there ourselves, we instantly relax, and we don't want to leave. We love the solitude, the pristine white sand beach that's fringed with sand dunes and sea oats (not condos/hotels), the clear blue water and the peace and quiet.

Why they chose this property

The lot gives you 100 feet of beach front to yourselves. Most beach front lots on the island are 75 feet. With no neighbors on your south side you get an extra 150ft of seclusion and peace and quiet. Out back there is absolutely no overlook from neighbors! The house to the north is 30 ft away, only 1 storey and is shielded by vegetation. The southern end if the island has the quietest section of beach (fewest people) and the homes are properly set back from the beach - so you'll have that deserted island feeling when you're sunbathing, strolling or watching the sunset in front of the house. The floor-to-ceiling windows across the entire beach side deliver infinity, panoramic views. The open plan layout and vaulted ceilings make it feel even more spacious. Cocohut offers: cleanliness, comfort, seclusion and unbelievable, wrap around sunsets - that come to you!
