Relax and enjoy this beautiful 4-bedroom, 3-bath condo that sleeps 8 and that overlooks the San Juan River just south of town. This condo is in walking distance(10-15 minutes) to downtown Pagosa Springs, shopping, dining and soaking in the famous hot springs as well as the many wonderful festivals this town is known for.

As you enter this home, you will be amazed with the open floor plan, tall windows, fine furniture and all the amenities your family would want on their vacation. The living, dining and kitchen areas are open to each other with plenty of sitting and dining areas for everyone. Enjoy the large screen HDTV with great sound and fireplace in the living room or walk through the glass doors and relax with a drink on the large deck, BBQ a meal, and watch and listen to the river and wildlife below. It's an amazing place and build memories.

In the home, you will find two queen master suites each with a private balcony, one full guest bedroom, and another room with a bunk bed with a lower futon bunk that folds to a double bed. There is a full bathroom for the house to share that has a separate commode and shower area. Just down the hall is a full-sized washer and dryer. Each of the bedrooms have HDTV and the bunk room has plenty of games to keep the young ones entertained. Out back of the complex is a grassy area along the river with a barbecue pit, tables and chairs for those outdoor barbecues that your family can enjoy while watching the San Juan river flow by.

You will love this place! This condo is all on one level, three flights up but no elevator. If you need assistance with your luggage, please don't hesitate to let us know in advance. Finally, there is a large, detached private 1 car garage for you to use, along with plenty of room for 2 more parking spaces on the ground level. There is no parking in the lot next to the garage. Any car parked in this area will be towed.

All trailers, RV's, campers or other recreation vehicles must be approved prior to arrival to be allowed on premises.

This is a non-smoking home and that includes the balconies/decks as well. All smoking must be outside only, 20 feet away from the building.

This is a pet friendly home. Dogs only, 2 max. The pet fee is $75 per pet, as well as an additional $100 refundable security deposit per pet.

Check in time is at 4:00 PM. Check out time is 10:00 AM.
