The Space:

This 4-bedroom, 2.5-bath home is built for groups who want their own rooms and

their own gathering spaces — not a cramped rental everyone trips over.



MAIN FLOOR: A king bedroom sits just off the hallway, easy walking distance to the

main-floor full bath — great for grandparents or a couple who'd rather skip the stairs.

Down the hall, a queen bedroom shares that same bath. The open-concept kitchen

anchors this level, with a stainless appliance suite, an island with seating for two, and

a dining table for four just steps away — plenty of room for coffee in the morning or a

full sit-down dinner after a day at Keeneland.



UPSTAIRS: Climb up to a second king bedroom, bright with natural light, sharing an

upstairs full bath with the twin bedroom next door — ideal for kids, cousins, or friends

who don't mind bunking close. Four true bedrooms means no one's on an air mattress

in the living room.



DOWNSTAIRS — THE HEART OF THE HOUSE: This is where groups actually gather.

The finished basement has a half bath, a full bar counter, and a regulation ping-pong

table, plus a pull-out couch for extra sleeping space when the group runs long. It's the

natural landing spot after a wedding, a horse show, or a long day of exploring — cold

drinks, a game going, and enough seating that nobody's left standing.



OUTSIDE: The back deck is furnished for lounging and al fresco meals, and the fire pit

in the yard is where the night usually ends — s'mores, stories, and quiet conversation

once the kids are worn out. The backyard is pet-friendly, with room to toss a ball or let

the dog stretch its legs. Whether it's twelve people or four, this home gives every guest a place to land.



Guest Access:

Check-in is fully self-guided with a smart lock — no keys, no meeting anyone, no

waiting around. You'll get your unique door code before arrival, so you can walk in the

moment you're ready. Before check-in, you'll complete our Guest Portal with your

check-in instructions, house rules, and any final details we need from you, so

everything is settled before you ever pull into the driveway



The Neighborhood:

Tucked in Gardenside on Lexington's west side, this home puts you close to

everything without the noise of downtown at your doorstep.



Keeneland Race Course — about 3 miles, roughly a 10-minute drive — for race days or

a quiet morning walk on the track apron. Kroger Field and the University of Kentucky

campus are about 2 miles away, an easy trip for a Wildcats gameday or a stroll

through campus. Downtown Lexington's restaurants, bars, and Rupp Arena are

roughly 3 miles / 10 minutes out. Kentucky Horse Park, home to major equestrian

events and shows, is about 11 miles / 20 minutes northeast — several past guests

have stayed here specifically for horse-show weekends.



For food close to home, J. Render's Southern Table & Bar in nearby Beaumont Centre

is a local favorite for Southern comfort food, and the Versailles Road corridor has

grocery stores, pharmacies, and quick-service spots for anything you forgot to pack.

Other Things to Note:

After confirming your reservation, you’ll receive access to our Guest Portal, which must be completed before check-in. It includes your check-in instructions, house rules, and required guest information.



You will also be asked to review and sign our external rental agreement. During this process, you’ll have the option to purchase a nightly damage protection plan (damage waiver) for coverage against accidental damages during your stay.



🐾 Pet-Friendly Stay

We’re happy to welcome pets in our property! We allow up to 2 pets, and there is a $100 pet fee per pet. Please inquire and let us know in advance if you’re bringing pets so we can add the fee to your reservation. This helps us prepare the space and ensure a comfortable stay for you and your furry friends.
