Beach house with an escape plan

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This house was everything we wanted it to be. We had 5 families and the adults were outnumbered by kids, but it was perfect. The boys enjoyed the bunk beds, the girls loved their sleep overs in the king beds, and the adults got to enjoy slow mornings on the upstairs balcony while drinking coffee. There was plenty of room and the beach was at the back door. There are some minor things that need attention, but they didn’t impact our stay at all. We had to do some cleaning when we first arrived, but the house overall was exactly what we wanted. Thank you so much for sharing this house with us and letting our families be able to enjoy a vacation together.

"Our Old Faithful Surf Drive Beach House"

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We have stayed at this house at least 5 times in the past. We love the area. The house is located on a quiet street. The house is very spacious for our needs. The house has never been "spotless" when we have stayed there in the past, so we didnt expect it to be. The floors were dirty and the area rugs hadnt been cleaned. In all fairness, we noticed a vacum sweeper in the dumpster and that may have been the reason floors looked so bad. I called the customer service number and was promptly taken care of. I had to call customer service a few times during our stay and was very pleased with the prompt service we recevied. Overall, our stay was very good. We really like staying at this house. Its close to the stores and you can walk to at least one gas station to pick up ice and small items like that. I would recommend this house and we have over the years to people who have stayed in this house. The location seems a little more "tourist like" than before when we used to stay here. The beach is really why we come. There are so many new high rises, it makes the place more comerical. The house is still one of the favorite houses my family and friends enjoy coming to when we go on vacation. We plan on booking this house again. We call it, "Old Faithful".

Location location location!

To have a place in Panama City with a semi private beach was perfection! The layout of the house was great for our family of 19, the proximity to beach was great as well. Close enough to the house that we could watch the littles walk back and forth between the house and beach. We had an issue with the air not working great but they replaced the unit within two days, and brought extra fans to get us through. The kitchen is not stocked very well and the house is in major need of some TLC. But, that being said, we would 100% rent this house again!

Great stay

The week was amazing. The little things we needed got fixed quickly. It made for an amazing Thanksgiving. Everyone in the party enjoyed it a lot. Would definitely recommend staying here!

Awesome Place with Great Ownership

We stayed with a large group at the house and it was awesome, everything you can expect from a beach house: Great location, Great House, Great Hospitality. The house slept our 21 people extremely comfortably pretty much a room for every couple. The house had some very minor issues when we arrived and Bob and the ECDI staff were very prompt to correct them and make our stay awesome. If you have a large group this is the place for you! Thanks to Bob and the whole team for an awesome experience!

Large Family Get-away

We are a large family with lots of children. This property was perfect for us. Plenty of bedrooms and bathrooms. We cook a lot (too many to carry out to dinner!), and the kitchen was just fine. 2 washers and dryers: perfect! Right on the beach. Plenty of gathering room! We will definitely be back!!

We would rate this house 2 out of 5 stars. Upon arrival, the overall cleanliness was below expectations, we had to wash every single dish/utensil before use and several doors upstairs did not function properly. outside, the decking boards were worn and soft, creating safety hazards. The listing stated that the pool was heated, but the system did not work and the pump/filtration system only ran a few minutes at a time so this caused the pool water to turn green and cloudy making it unuasble and this was especially disappointing for our young children who preferred the pool over the ocean. The hot tub had similar issues. Maintenance was slow to respond and limited in what they could fix, as many of the problems stemmed from the owner's lack of upkeep. Some furniture such as dressers was also in poor condition. For the price we paid we expected the property to feel well cared for however it did not. The home does offer plenty of space for a large group and has beautiful ocean views, but the positives were overshadowed by the maintenance issues. A serious concern was the presence of the cameras inside the home. One was located about 25 feet inside the entryway on the ceiling and another was in the living room. Even though we were told the living room camera did not function their presence made us uncomfortable. As a family with children and teenagers this setup felt like a violation of privacy. Overall, the house has potential but proper maintenance is needed.

Lots of rooms

Love all the bedrooms. The hot tub was an extra added bonus, when it was heating. The view fantastic. But the house was very dirty with roaches and flying bugs. All the beds make lots of noises. The WiFi did not work the whole time we were there. The refrigerator and freezer was not cold, but the extra deep freezer was a nice touch. Door handles was coming off, faucet in the kitchen was messed up. There is black mold. We would book again if updates are made tho.

Cheap big place, quite a few roaches

Overall my family had a great time on our vacation, one of the best we’ve ever been on. The size of the house was great as was the location. The price was great, but upon arrival we could clearly tell the house is used as a “party pad” and there wasn’t much thought given to the overall quality. The biggest complaint we had were regarding the large roaches that were all over the house. For the price, we had a phenomenal time, however we will be staying elsewhere in the future due to the overall lack of quality of the house and the giant roaches.

Room with a view

My husband had a request of seeing the waves. He is happy as long as he has his dog, a porch and can see the waves. We have a large family and like to travel with our pets. The home has a great beach front location. Great beach front access, and is pet friendly. If you are a frequent guest at the Ritz, this is not your home, however, it was clean and had a lot of space to spread out. We had a party of twelve with an infant, teens and adults. We cooked in most nights with a little improvising we were able to prepare meals with the kitchen furnishings. The house shows some wear, as most ocean front properties do, but it provided us with a comfortable, beautiful beach getaway.

Catfished

The house looks beautiful online, however it was a mess. The house smelled terrible. We had to contact the property manager every day of our stay. Rat feces was in the fork drawer, the electrical stopped working, the pool turned green and the pump did not work, the pump on the hot tub stopped working, paint was chipping everywhere, all the sinks and cabinets were very outdated. The best thing was the location on the beach. We will NOT stay here again

Great location with less amenities

This property is situated in a great location and the property is huge and can accommodate 30+ people, however it doesn’t have enough utensils to cook for 30 people, most of the room and bathroom doors was not able to properly lock, upstairs bedroom balcony door cannot be closed, upstairs attached bathroom has 3 showers, only one works for hot water, swimming pool was never heated and I heard from the technician saying this is how it has been for long time and the management could care less, hot tub was warm the first day and thats it, we went from Dec26 till Jan2nd the weather was not that great for beach and our children’s wanted to use the pool and hot tub which they couldn’t able to use, emailed and called the number in the booking, they will send the technician however no positive outcome, each time different technician and same answer, seems they were playing round Robin, other than that we had a good time with our friends and families

Vacation 2022

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This rental is incredible. Very spacious (and I mean massive) and well maintained. It has the most comfortable beds and best water pressure I have ever encountered in a rental property. We did have ankle deep water flood into the main entry room after a heavy rain on Saturday night. We gathered up all the towels we could find and was able to keep the water from going past the kitchen and the water receded fairly quickly. I called the office that night and received a return call on Sunday morning. I was told there had been unusually heavy rain in the previous days and this rarely happened. I asked if they could send the cleaners to wash the towels and clean the floor but they did not show up on Sunday. I called back on Monday and told them we would wash the towels and clean the floor because I did not want to wait any longer for the cleaners as my dogs were in the house and I wanted to be there when they came. I did not notice any damage or smell from any prior incidences as the floor is all tile. The only damage was the rug in the front room was very wet so I was asked to move it outside. Other than that minor annoyance, excellent stay.

Think twice

The location of the rental is really good,however, the house is outdated and needs several upgrades. For example, None of the interior doors lock in the house, multiple tiles were broken, and several of the beds needed new mattresses making sleeping very uncomfortable. During our stay we had several issues that could not be addressed during stay and made the stay very unpleasant for some of our party. The house was very dirty and when attempting to clean we found a non functional vacuum and were forced to buy a mop and broom and clean ourselves. Other than cleanliness issues, the air vents have black mold. This was very concerning because we had young children vacationing with us. Overall, the house has a very good location, but you will need to Sacrifice cleanliness and comfort if you choose to stay at this house. I would not recommend this house for families or corporate getaways. As a frequent vacationer to Panama City , I would highly recommend staying at another location. After our stay, I contacted VRBO about our multiple concerns and asked for a partial refund. The owner offered $500, but he was unapologetic about the concerns. We declined his refund in the end and asked him to apply it to the needed repairs on the house.

Neglected

Ill start with the positive before the long negative side. The property itself is in a great location. And is houses alot of people. Its beachfront and the view is great. The check in process was easy, we recieved a code and had instant access so that was nice. Now for the down side. The home is split up quite strange, which the pictures dont showcase. It hides it really well in fact. One side of the house is completely separated, like a mini apartment. All the beds made TERRIBLY loud creaking sounds with the slightest movement from the old box prings and bedframes (that made putting a sleeping kid to bed impossible). The furniture throughout needs updated. Not referring to style but function. Everything is broken down. The home was NOT cleaned. VRBO wont let me upload photos to show the level of dirt that was there. The home has BLACK MOLD in EVERY air vent. I mean EVERY single one. The fact that this place is getting rented out with that alone was shocking. It needs to be shut down and have some major work done throughout. When we arrived the pool was green, and the pool man said he shocked it and to stay out for 24 hours. Hard ask with anxious little ones. But we did. And the pool did not clear up. I emailed ECDI, the property management company and complained of the pool as well as condition of the home. They never responded to my email but a pool man showed up the following day. He drained the pool completely and refilled it. No response to my mold concerns

Reviewer Comments: The property it self was stunning that we will definitely be booking again. The only 2 issues we had were there was a bad storm and water got into the house causing a family member to slip and we had to clean up the water mess. Another thing was the hot tub and pool weren't clean upon our arrival, so they had to send someone to clean the pool and hot tube and then the next day they came back to drain the pool and hot tub. Other then that minor stuff but everything else was great. Maintenance guys were respectful and made sure our stay went great with out anymore issues. The View form the house was breath taking and definitely plenty of space for a large group to stay at. We enjoyed our stay and if the property is available next year we will book again.

Overall, I recommend this vacation rental. Reviewer Comments: The house was great and the location was great! There is plenty of space and areas for a large family to spread out to have a little private time. The beach is straight out, no stairs so it was so easy for my older parents to be able to get out to the beach! The pool and hot tub were kept clean by a private pool service company while we were there. We are coming back again next year! We already booked it and can't wait to return.

Perfect house for large group

This beach house was a perfect match for our large family vacation. With only a few steps from the back door to the beach, it suited our elderly as well as convenient for those with smaller children who needed to make frequent trips back to the house. It would be helpful if there were more larger cookware such as pots and skillets for large meals but we made do with what was available. Thanks for sharing this beautiful home!

Overall, I recommend this vacation rental. Reviewer Comments: Not only is the location on this house beneficial to what we do, but the space to accommodate our group is great. Any time there is a problem, you get fantastic service from the management company. We have stayed at this property 3 times and this summer was the best yet. Easy to get to PCDC for diving as well as a straight shot to the Jetties. This location is not in a high traffic area and that suits our needs so well.

Fun and Beautiful

Me and my friends stayed in this house and absolutely loved it. It’s right on the beach and it is beautiful as well as it’s in walking distance to a lot of locations! It was a very fun vacation with lots of memories!

Fantastic space

We rented this house so our out of town guests could stay together for our wedding weekend. The space is terrific, and the location is perfect on the “quieter” east end of PCB. The house is beautifully situated on the beach with a lovely pool and hot tub. The property manager was kind and attentive to our needs. We highly recommend this house to anyone looking for a comfortable space to share with loved ones.
