The cottage is freshly decorated, very clean with quality carpets and curtains and is very comfortably furnished with a king size and two king single beds, electric blankets, quality linen, gas heat pump, comfy lounge furniture, two dining options, a very well equipped kitchen ideal for self-catering and a ski boot/walking/golf shoe drying rack. Its own private garden with bbq, outdoor furniture options and a sunny verandah with wonderful rural and mountain views make it a lovely year round holiday home away from home. Newly renovated bathroom has washer and dryer and laundry detergent supplied free of charge. Golf courses, restaurants, wineries and 5 skifields plus walking and cycle tracks are all within easy distance. See Coronet Peak and Remarkables from the property. Only 5 minutes from historic Arrowtown with its quaint streets and great shopping and restaurants/cafes. 500m from Mora and Ayrburn. Let us know if your stay is for a special occasion, we like to help make it memorable. We include tea, coffee, milo, milk and home baking and treats on arrival plus basic pantry supplies ie: oil, herbs, flour etc. Breakfast basket available on request. The cottage is set up more as a home than a holiday rental making it a very relaxing space with lots of little extras. This was our second stay at Orchard Cottage and the third overall for members of our family. The cottage is private, quiet, and in a beautiful setting. The cottage is the best-equipped of any rental we have used on three continents and is always clean and inviting. Thank you, Jane, for your hospitality and attention to detail.
We had the most wonderful stay at Jane and Roger’s cottage. Every detail was thought of to make our stay memorable and comfortable. The location was also perfect for us. Lovely and quiet with beautiful views. It was definitely hard for us to leave!

A very comfortable quiet stay out of both queenstown & arrowtown so a car is needed. Excellent if you want to self cater. We had a great time and we were all very partial to Jane’s muffins!
Absolutely superb and comfortable cottage....quite beautiful....all mod cons.Hosts that look after one and handy to stunning surroundings but tucked away from the mad crowds and 5 mins from Arrowtown.

This property is delightful, Jane is a fabulous host who goes above & beyond to make you feel welcome. From the delicious home baked jam cakes on arrival to the well stocked pantry & treats. We loved the beautiful location, close enough to Queenstown to visit but able to enjoy the peace of Lake Hayes & surrounds. Jane supplies plenty of useful information about places to visit & activities in the area. A wonderful start to our NZ holiday. My friend and I had the most wonderful 4 night stay at Orchard Cottage near Arrowtown, whilst in the middle of us touring New Zealand's South Island. The cottage was immaculate and every detail for our comfort was thoroughly thought through. Our hostess, Jane, is a lovely, interesting lady, who enquired each day if we were happy in the cottage. She also gave us great ideas as to what was available in Arrowtown village. The cottage is only 20 minutes drive from the tourist hub of Queenstown. Our stay could not have been better.
We stayed in a variety of rentals and motels over four weeks in NZ, and this was the best of all. Other reviewers have commented on the many positives of this property. I’ll just add that you’ll find many special extras, including tissues, flashlight, and water pitcher on each bedside table. The cottage grounds feel private even though the owners’ house is next door. Thanks!

Very private, warm and cozy cottage with excellent facilities and excellent host
Very private, warm and cozy cottage in rural setting with excellent modern facilities. Couldn't fault the host - an excellent friendly host who had the cottage set up beautifully for our arrival (including fresh cut flowers, delicious fresh baking and other treats) and was very responsive to any questions or special needs that arose (umbrella when it rained etc). Very clean and tidy accommodation. Not that any of these bothered us particularly, but some things to note: the bedroom with the two single beds is accessed through the other bedroom; there is no lock on the bathroom door; shower has fixed energy-saving head (so not particularly good water pressure in the shower); king size bed is fairly firm, but then it may have been softer without the electric blanket; car park space is very close to cottage but not under cover. Overall excellent value for money though, very happy with our choice.

Thanks for your feedback on how we can improve our cottage experience but I am delighted you enjoyed your little anniversary break together. A lock has now been installed on the door of our newly renovated bathroom. I am sorry if this oversight made you feel uncomfortable during your stay. We have a floor plan which we send to anyone who wants to book the cottage and requires both bedrooms so they are aware of the layout. I will buy a mattress topper for our king size orthopaedic bed so your next stay will be more comfortable. We are happy to offer garaging to anyone who requires it and this happens from time to time, you just needed to ask.
So pleased we picked this cottage . It exceeded our expectations .

We have probably stayed in around 12 Bookabachs in New Zealand. This place is a combination of the best of all the different places. Of course, there are larger bachs out there, but for what it is (two bedroom cottage with one bathroom), it is perfect.
It is very quiet, which is very important for us, set a reasonable distance from the main house and neighbours and roads.
The mountain views are amazing, visible just sitting on the living room sofa.
20-30 minutes from skiing at Coronet Peak / Remarkables and 40 minutes from the base of Cardrona. Arrowtown has some shops, only 5 minutes away.
The cottage is in near-perfect condition, with every imaginable convenience, including washing machine and dryer. Heating is very good. The "little touches" are everywhere - right down to providing (unopened) jams, muffins and hot water bottles (good for aching limbs after after skiing).
Everything is spotless, notably fridge and toilets.
I also liked the fact that everything in the cottage is for the guests - there is no confusion as to what is "out of bounds" or owner's property.
Extremely comfortable bed and quality bedding.
Jane is a great host, highly communicative and helpful.
Can't recommend this cottage more highly.

This is a lovely place for a peaceful holiday, but within easy reach of many walks and other attractions. The house is very well-equipped - everything has been thought of - and very comfortable. We particularly appreciated the muffins on arrival, fruit from trees on the property, the view of hills through the trees, and the reading lamp! Thank you!

We are a middle-aged couple who have travelled extensively and like to share our little piece of paradise with guests. We live on the property but the cottage is 40m away from the main house and behind a hedge for total privacy. Come and enjoy a relaxing break with kiwis who care about being good ambassadors for NZ.

Our mountain, lake and rural views are exceptional and yet we are only minutes away from all Arrowtown and Queenstown have to offer. We are happy to share our local knowledge but will leave you to enjoy the peace and tranquility our rural environment offers if you prefer.
What makes this property unique
Many cycle, walking trails, skiing, golf and adventure tourism activities all very accessible. Lake Hayes for swimming and walking is a short walk away and Arrowtown with its many restaurants, cafes, wineries only minutes away by car. Ayrburn and Mora are exceptional hospitality venues and within walking distance. Less than 10 minutes to Coronet Peak skifield which can be seen from the property as can The Remarkables. We are up a long drive well off the road so very peaceful with lots of native birdlife.
