This large 5 bedroom Country Villa exudes charm and character at every turn.

Previous guests have enjoyed day trips to the iconic Hot Water Beach, the famous Cathedral Cove, the Waitomo caves and very popular Hobbiton Movie set. Experience the best of both worlds with unforgettable day trips then return to serene evenings in the country side.

The property is ideal for families , travellers and get togethers as lots of space for everyone and pets are welcome too. The kitchen is well equipped with modern appliances and the outdoor patio has a Weber bbq with gas supplied.

The property far exceeded our expectations! Graeme was such a personable and efficient host. The property was absolutely perfect for our extended family with 5 bedrooms, sufficient bathrooms, great play areas upstairs and down. The large acreage gave us total quiet with the mooing of cows on the adjacent property. Sunrise, sunset and mountain vieqss were gorgeous and the milky way and southern cross were beautiful from the upper deck. The location for hobbitton and glow worm caves was also ideal. I would recommend this vrbo to any and everyone considering the central part of the north island. Bless you Graeme and family for a great extended family time!

From the moment of seeing the place we knew it was going to be a special stay. Everything about the house, the views and most of all the wonderful helpful owners made for a sensational stay for our family gathering. We liked the place so much we even looked at some other houses in estate agents during our stay. But the house itself was amazing, great bedrooms, lounges and a perfect size kitchen dining area and deck. Loved it, loved it, loved it. Thank you.

Large house perfect for big family

Lovely peaceful place

We were so happy with our stay, a stunning place with plenty of space and amenities with only a short drive to town. Jenny and Graeme were very communicative and welcoming, I would definitely recommend this place!

Great place - secluded - beautiful views - fresh oranges!

Great farmhouse - large - middle of everything - but nice and secluded. Great landlords! Loved the goodies they gave us!

The property is stunning with everything a family could need to make their stay enjoyable. The location was great as well, a very short distance from Matamata and Te Aroha, which are charming little towns and Rotorua, with everything it has to offer. I highly recommend this property to any large family who want to have a memorable holiday experience.

For a challenge, try counting the objects featuring cows inside the house ;) That turned out quite an entertaining game between us and the kids. A warning - it's not easy! We had a great stay - we only wished it could be longer! Thanks Graeme and Jenny for the wonderful experience!

Amazing comfy home with gorgeous views.

Amazing comfy home with gorgeous views. Everything was clean & ready for us & we had a lovely warm welcome from Jenny & Graeme. Fully equipped kitchen which "made" me want to cook & bake. Lovely parent space upstairs. Te Aroha & Morrinsville close by for supplies. We all turned electronics off one clear night & star gazed while lying down on the front deck. AMAZING. Peaceful relaxing haven. We loooved it. Thank you Jenny & Graeme.

We loved this place.

We loved this place. The house was so spacious and beautiful, quality fittings throughout and a great kitchen.. We were a large group of three families and the house made us all happy. The view to the mountains was a fabulous bonus. The location is great; the local area is historically interesting and provides terrific walks and bike riding of all levels.. And it is only an hour or two drive from so many top places to visit - Hobbiton, Waitomo Caves, Rotorua, Hot Water Breach, Auckland.
