This home has great potential but unfortunately did not come close to what was portrayed when booked. The management company is great, but the home is very aged and the owner has not put anything into any updates. We stayed in March and the upper living area had aircon but the bedrooms on the lower level were so hot it was impossible to sleep. The house constantly creaks, as in the entire upper level sounds like it is constantly being moved, startling us at times. The biggest issue though was the gnats (we we knew them to be called) but since learned they may have been trout flies. Literal 1000's swarming at windows and doors and got inside the house every evening and during the night, falling dead on any horizontal surface creating hours of clean up for us. It was a literal nightmare. Management company was very responsive and excellent with communication in general and avout the bug problem. We were grateful to be let out of our reservation early without penalty, and to move somewhere bug free. If the owner invested in aircon on the lower bedroom level, as well as updated window frames and actual windows then maybe the gnats/trout flies wouldn't get inside and guests wouldn't have to sleep in sauna conditions (do not open the windows of expect bug attack). Just general updating is needed in this home. Sure, awesome view of the lake but hard to enjoy it with all the problems we encountered.
We loved our stay in Rotorua. The house was very spacious and we loved the view of the lake. The kitchen was well appointed with all of the supplies that we needed during our day.The house is in a great location with very nice properties surrounding it. It was a quiet neighborhood and we were not disturbed at all. It was close into town and just a short drive to shops and restaurants.We had an issue with the internet going out but the property management company was very responsive to our messages.The house is clean but is older and so there are definite signs of wear throughout the house. Most of the heating in the bedrooms is from wall heaters, but one of the bedrooms does not have a wall heater so we left the door open to try to let some ambient heat in. I don't think this would be a problem during the summer, but it was a little chilly in the mornings during our winter stay.We would definitely stay here again – there were some quirks, but nothing that affected our overall experience.
