Perfectly positioned at the best part of the resort, a flat grassy area in front of the villa offers space for kids to play or for enjoying the outdoors. Just a short walk to the resort reception, you’ll have easy access to dinner, drinks, events, or weddings. The villa’s central Pokolbin location puts you less than 100 metres from the nearest winery and within easy reach of the region’s top attractions.

Swimming Pool Availability: Where applicable, swimming pools will be open from the beginning of the NSW September school holidays and will close after the NSW Easter school break. Pools are maintained in accordance with seasonal and safety guidelines. Please note, the pool advertised is the owners hillside pool located within the resort as pictured.
No Party & Noise Policy: We uphold a strict no-party and low-noise policy as mandated by NSW Short-Term Rental Accommodation legislation and local council regulations. The property is in a residential zone. Excessive noise, parties, or inappropriate behaviour may result in eviction, police involvement, and/or additional charges. We aim to offer a peaceful stay for all guests and our neighbours.
Guest Numbers & Visitors: The number of guests listed on your booking represents the maximum allowed on the property at any time, including visitors.
Visitors may be permitted upon written request and approval.
For example, having a couple of family members visit for lunch is generally acceptable; however, hosting large gatherings without approval is not.
We are happy to accommodate reasonable requests where possible, in line with house rules and capacity limits.
Guest Registration & ID Verification: Prior to arrival, all guests must complete an online registration form and provide valid photo identification (e.g., driver’s licence or passport). The lead guest will also need to submit names and contact numbers for all party members, to ensure we can reach someone in case of an emergency. This information is securely deleted after your stay. Access to the property will only be granted once guest verification is completed.
Travel Insurance Recommendation: We highly recommend guests obtain domestic travel insurance to cover unexpected changes or cancellations. This can be especially helpful for issues like event cancellations, illness (including Covid), or other unforeseen disruptions. We had issues from the start - partner has very bad knees and back ... we didn't know that villa was so far away from the carpark for luggage transfer etc. Were greeted with the guttering hanging off the front of the porch and a front door that had been drilled and patched but not painted. Very dodgy. All windows inside were sealed shut so no fresh air except for a verandah sliding door ... had to live in air conditioning which is not great for chronic sinus. Kitchen cupboards done on the cheap and some not closing. Kitchen china very poor. We had to go out and buy a non stick frypan. Otherwise the place was OK but would certainly not stay in this villa again!

Thank you for taking the time to share your feedback, and we’re sorry to hear your stay did not meet your expectations. We sincerely apologise for the inconvenience caused, particularly given the mobility concerns you mentioned.
Regarding the windows, these were unfortunately affected by works carried out by Cypress Lakes Resort’s contracted painters through the strata. This issue was only recently brought to our attention, and we have been working with them privately to have it resolved. As the property is part of a strata arrangement, these elements are outside of our direct control, however we do appreciate you raising this so we can continue to follow up on your behalf.
The guttering and external maintenance are also managed through strata, and we will be passing your comments on to ensure this is addressed promptly.
