About this property
Sails - Heart of town, walk to beach & coffee
✨ This fully renovated, family-friendly home is perfectly located on Kingscote’s main street — just a short stroll to grab your morning coffee, enjoy dinner, or wander home after a drink, yet far enough from the town centre to relax in peace. Walk to the scenic coastal trail, Tidal Pool, Yacht Club beach (great for kids), jetty & foreshore playground. The ideal base for your Kangaroo Island stay!
Inside the Home
Our spacious, fully renovated home is designed with families in mind. The kitchen is well equipped for self-catering — perfect when you’d prefer a relaxed meal in instead of dining out. It includes everything you need plus a Webber Q BBQ for outdoor cooking.
The house sleeps up to six guests. Two bedrooms feature queen beds, while the kids’ room has a single bed with a trundle that can be made up on request. A port-a-cot is also available.
Family-Friendly Comforts
Traveling with little ones is easy here. You’ll find a high chair, stroller, foam play mat, toys, books, bath toys, bikes, beach toys, plastic crockery & cutlery, and silicone bibs. For the bigger kids (and grown-ups), we’ve stocked the buffet near the front door with plenty of board games.
To keep things extra fun, we’ve also hidden animals around the house for a Kangaroo Island–themed scavenger hunt — the kids will be entertained for hours (you might even forget they’re there!).
Explore Kingscote & Beyond
Our location makes exploring simple. Kingscote offers pubs, restaurants, cafés, gift shops, supermarkets, and fuel, plus plenty of activities right on your doorstep. The island’s iconic attractions are also just a short drive away.

Bringing a car to Kangaroo Island is essential as their is no public transport or Taxi services. You can hire a car if you choose to fly to the Island.
Make sure you book your Ferry with Sealink as soon as making your accomodation reservation as spaces are limited.
Strictly NO parties, NO pets & NO smoking inside please.
Please don`t help yourself to extra towels without asking and do not take them to the beach please. Thanks.
Please leave the house neat and tidy, rubbish placed in the outside bins and dishes cleaned. Please only flush toilet paper down the toilet as anything else will block it. Please don`t slide the lounges around as it damages the floor.
If you have time it would be really appreciated if the linen can be stripped off of the bed including quilt covers. This helps me keep the recommended cleaning fee off of the bookings. Thanks.☺️
