Great location, near El Yunque, nice beaches, a few good restaurants, and Fajardo boat docks for Culebra, Vieques, and Icacos. Gated community with abundant parking - was very quiet, hardly saw anyone while there. Not fancy at all, but it clean and extremely affordable, especially during the holiday peak of our visit. The water did go out several times during our visit, but this sadly seems to be common with PR's infrastructure. Last time we visited there was an island-wide blackout. But we will keep coming back because it is such a beautiful island and people.

Exquisite
We had an exquisite time in this lovely apartment. It truly is beautiful. In fact the pictures don't really show how charming it is. We loved our stay and would definitely recommend it to any of our friends/family. The strong plusses are: it's a very safe and gated community, beautiful views from all rooms, very spacious and comfortable, great outdoor grill if you like cooking out, the balconies were wonderful. The renter is also very nice and easy to talk to. We had no trouble checking in at all and he was very helpful in getting us to the property. The things to ask about are: a new iron, the ac unit in the master (could have gotten cooler and it occasionally leaks water), the window in the master bath could not fully close so (beware of many mosquitoes)! The big screen tv in the living room is nice but it doesn't have HD, it is standard definition. All in all 50 times better than a hotel and such a reasonable price!!

The worst exoerience
We stayed in this condo earlier this year with our two children to enjoy a family vacation. The pictures used to represent this condo seemed to show a very nice apartment. When we arrived to the security check to enter the property we saw a condo community that looked deserted. Literally there were a handful of cars parked, part of the community was overrun with weeds and debris and the outside of the buildings were covered in mold as if they had not been pressure washed in years. But we soldiered on and entered the unit. What we experienced inside matched the outside. Holes in the wall. Windows that could not be shut and allowed mosquitos into the apartment (can you say Zika?) and a glass patio door that would neither close fully nor lock. The owner was useless in remediation these issues. We had to sleep in a deserted community with no ability to lock the glass patio doors and when we were out during the day our personal items were essentially unprotected. I cannot tell you how unsafe it felt and upsetting it was to be in this situation. We were so happy to checkout/leave this apartment condo. We are a hardworking family and look forward to our hard earned vacations. Staying at this condo almost ruined our vacation but for the fact that we were determined to enjoy ourselves despite the conditions of the condo and the knowledge that the owner gladly collected our money and had no interest in addressing the safety and security issues. Please beware and think twice about staying at this location. Do your research!

I appreciate the constructive criticism. I take security of the properties very seriously but the property is in a gated community with 24 hour security and the property is on the second floor with very little way anyone could access the patio/balconies to get into the house. However I fixed the patio door locks as soon as Roberts 4 night stay was over. Since Roberts stay the World Health Organization has declared Puerto Rico a Zika free area however the window was in the bathroom and closed but admittedly left a very small gap where mosquitoes may have been able to squeeze in. The property is definitely in a quiet gated community which is what I loved about it when I lived there. Robert used the word 'deserted' but but I would say 'quiet'. If your looking for a lively happening community then this is not the place but if your looking for a quiet retreat to relax after your activities and rest from what is actually a busy and happening area of the island then this is the ideal property.
The holes in the wall referred to were the cable tv outlets that the company left open when making the installation. They are not holes in the wall from the wall being defective or breaking which is what you could picture when reading Roberts description. I have since had the outlets covered. I hope this description doesn't put you off. Please refer the more recent review and also some of the ones I have posted since July from air bnb guests.
The condo was awesome, towels and linens were clean. Ocean and Mountain View’s were breathing taking. All amenities listed were there except the coffee maker! Just note you need to have a car because Uber and taxi’s will not come pick you up! Lol
Let me start by saying this place has a lot of potential, with that being said, the place was absolutely not as pictured!!! The location is in a condominium gated community full of abandonded codos. It seems like it hasn’t been renovated In over 20 years. When you get inside, it is full of dirt and mold.. my son almost has to go to the hospital because of his allergies. It is absolutely unacceptable. I tried to communicate this to the owner and he did not answer back at all. Didn’t even try. There are were not enough cups or dishes. There were roaches ever night! The rug looked like it was never vacuumed ever! I’m not one to put any bad reviews but I just had to warn others. Like I said previously, this place has potencial and can be a gem, but it needs a lot of work.

Good place but no air conditioning in all rooms.
The property is in good condition and clean. The air conditioner of one of the rooms is not working. Also the apartment does not have air conditioning just in two rooms. However, We have a good time there, it is very comfort. The host was excellent.

The inside is nice, the outside is poor.
The owner was nice, he tried this best,the economy in PR is a mess. The outside is gross, because the neighborhood is dilapidated. The surrounding are awful, pool broken and weeds overgrown. only 3 people in the whole condos. We had wifi and tv cable. the inside is big and clean. the Kitchen is well appointed and the bbq was great. the AC in one room wasn't working and there isnt any in living room. Super hot. Master bathroom window is broken, so we closed the door and stayed out. Didn't want to see what creepy crawlers could come in. We paid for 3 bedroom 3 bath, we got a 2 bedroom 2 bath. we made best of it. Used it as a basecamp for our daily adventures.

Better late than never
First off, I'm a bit late in writing this review. Sorry. I need to just say how this home made my trip all the better, I remember searching for a home & just falling in love with the view in the pictures. This house was everything & MORE. I had two small children with me & four adults, there was more than enough room for all of us. Then the view. The view & scenery is just to die for. I took multiple walks & enjoyed seeing my country. It's been a long time since I returned back but I felt so at home. Richard gave me a pin point of the home & that's all I needed. Everything went exactly as planned & I couldn't ask for a more enjoyable stay. Again, thanks for the warm home & sorry for the late review. You won't regret your stay here!

We stayed here 8/12-8/16/2014. The villa provided great space, especially on the balcony. Having the grill was an extra bonus. The condition of the villa can use some cosmetic improvements but overall, we were very comfortable. I wish it was closer to the beach though. The owner, Richard, was great and friendly.

Great time
We very much enjoyed our trip to Puerto Rico and the accommodations here at this condo suited us very well! We had everything we needed and it was in a great location. Only about 35 minutes to old San Juan and about 15 minutes to Fajardo. We were able to use the amenities at the Wyndham Resort and they had a nice pool and beach. Luquillo Beach was great, as well! The balcony on the condo was fabulous for sitting and having coffee in the mornings. We also BBQ'd a few times in the evening. My 84 year old grandfather traveled with us and it was great for him, as there were not a lot of stairs, just one set out front. It's very spacious and a quiet place, without a lot of traffic. I highly recommend statying here!

Rio Mar Vacation
This was our first time in Puerto Rico and I have to say what a pleasure it was to stay in this villa. From the moment we pulled up to the security gate, I felt safe and secure in our surroundings. This property is ideally located so you can travel about the island with ease. Everything we needed was available in the villa and having access to the Wyndham next door was truly a bonus! This was a mini vacation for me and 2 of my 5 children- we truly enjoyed our time at the villa and on the island. Absolute must see- Rain forest,(we went two days in a row to explore), San Juan- alot of walking but well worth it, the beaches, what more needs to be said! Thanks to Richard for offering this delightful villa. Maybe we will see you again in the future!

Nothing could ruin our trip!
We visited for a girls trip and we were looking for a more unique experience (second time there). The private rental route allowed for the freedoms we were looking for and at the time of our stay, the rest of the complex was very quiet, which was nice.
The complex itself is nice but needs some work. We were a little surprised at the wear and tear of some of the buildings, but overall its a beautiful spot. There is a lawn crew that came almost every day, so they definitely work hard to maintain it, which is nice to see. Having the 24hr security guard was awesome.
The condo itself IS as beautiful. It could definitely use a coat of paint in a lot of the rooms, and some updating here and there. Overall, it was what we wanted and we were generally happy with everything.
The owner sent us driving directions from the airport and also info on where to find our keys, resort pass, and how to use the water heater and AC. That information WAS helpful for the most part. As for the directions, keep the GPS handy cause there are ways to avoid paying tolls, if you prefer.
The directions to the condo could have been slightly clearer. We found our keys, but they weren't where we were told they would be. We were unsuccessful in finding the resort pass. This was the major frustration of the trip. Based on the listing and the confirmation email that was sent to me, we were anticipating an easier time being able to access the resort amenities (Pool, beach access, swim up bar). It turned out we were sent out dated information. What you have access to with this rental is NOT the resort amenities but the adjacent pool and beach access down the road, which is an amenity to another property Richard owns. In order to access, you go through the resort passed the hotel and around the golf course until you see an unmarked Pool and beach access area. THIS is what you can use. We would have been perfectly fine with this, but knowing ahead of time the deal would have saved us half our trip in frustration. Richard wasn't easy to get a hold of, which made us uneasy but was sincere and helpful once we did.
We had an amazing trip! It was nice to be a east from touristy San Juan but since we had a rental car, we were able to access everything easily when we desired. RENT A CAR! It is worth it and saves you a lot of $.
Overall, I would stay here again and recommend it. Can't wait to go back!

Great base to explore Puerto Rico!
Just returned from our stay in Puerto Rico, where we spent also 8 nights at Costa Real.
First, I´d like to point out that all communication with Richard before arrival was just perfect. He was fast, efficient and most helpful with any questions we had. The apartment was easy to be found with the instructions he sent us, even thought we got lost right away at the airport but once we were out of Carolina all went fine.
When we entered the flat, we had a bit of a bad surprise at first, since one of the bedrooms had water on the floor and could not be used. Tried to contact Richard but did not reach him, sent Sms then and we used the third bedroom instead. He called us back a little later and offered immediate help, however we were tired and arranged for someone to come next morning. The local caretaker, Michael, is a great guy, was perfectly on time and provided us also a breakfast as an apology for the trouble. We felt well taken care of ! All was sorted out the same morning, and later during the trip Michael helped and advised us again with several things that had absolutely nothing to do with the rental. Very,very nice!
Now, the flat is a generous size and no doubt well equipped. It shows a bit wear and tear, nothing that bothered us at all. You could tell that it had been furnished expensively, and it was cozy and very spacious for four people. The barbecue on the Veranda was our favourite cooking tool.
A minuspoint was the kitchen , which, unlike the rest of the flat, was not clean. Not only dishes and cookingware but also the cupboards needed serious scrubbing. We cleaned only the things we used and stayed away from the rest. We did not complain to Richard about that since we got along as it was.
Now, if you are looking for action I´d say the place is not for you. But we loved the fact that it was so quiet and peaceful, plus the views were great. Easy access to San Juan and the South coast, and the outlet in Canovanas. The beach, once we found the access road, was great, empty and clean, could not wish for any better.
All together we really enjoyed our stay and would come back any time. Can´t give 5 stars because of the situation in the kitchen, but I am sure you don`t find better value for money in Rio Mar!

Should've written this review sooner!
This was the second time we stayed at this beautiful condo. The accommodations are wonderful, modern and clean. So spacious and relaxing. Richard is a great person to deal with. You can reach him immediately by phone any time if you need to. There is no pool in the condo complex but the Rio Mar resort is 1/4 mile down the road and we made use of their pool and amenities many times with ease. Luquillo Beach is a wonderful public beach about a 5-minute drive when you turn left on Route 3.. Plenty of good restaurants around. Great nightlife at Rio Mar Resort and the El Conquistador Resort in Fajardo. And don't miss Lolita's Mexican - about 10-15 mins away also when you make a left on Route 3!

Worth the trip
I have been to Puerto Rico many times, and have vacationed in several locations, but never have felt a sense of security and safety like I did here at the Rio Mar. Aside from feeling like I was home, security always made sure we were checking in and out of the property safely, and never gave us an issue. The view of Luquillo Beach, from the top point, was amazing. We were so comfortable and enjoyed every day of our vacation. Thank you.

EXCELLENT!
The apartment was GORGEOUS, even more beautiful than described. It was super clean and very well-maintained. The kitchen equipment was high-end. We would recommend to install mosquito window shields though.
We really enjoyed going to El Yunque and Luquillo beach. Both only 5 minutes away. We also took the ferry to Culebra from Fajardo. It's only 5 $ round-trip p.P. and Fajardo is only 20 minutes away.
Richard provided high-quality customer service! This property is the best choice and I would recommend it to everybody. Thank you very much for a wonderful time in PR!

Amazing Place
Our time at the Rio Mar was amazing we could not have asked for a better place to stay. The check in was easy with no problems. The location and view was also amazing. We hope to stay here again when coming back to Puerto Rico.

having a great time at a beautiful villa
we stayed at the beautiful villa and had a wonderful time this is the 6th time that we have gone to puerto rico and this villa was one the best we stayed at. we did alot of fun thing (car is important). riches cafe is at the corner of the entrance and the food is outstanding and the view is great. the owner of the villa richard forde is very helpful. he does now all the fun thing to do.

We used to live in Costa Real and bought the place because of its proximity to the beach and the amazing view of the ocean. The apartment itself is large and spacious and we appointed it with the best appliances and furniture we could find. We moved to a nearby house but wanted to keep the property for the future. It has 24 hour security and only 3 steps up to access.
