Huge wrap around veranda, just perfect for that evening margarita while you watch our spectacular sunsets. Walk off the veranda and sink your toes into the white sand beach that extends for miles. Swim or snorkel in the magnificent Caribbean blue water, full of exotic marine life. If you are a diver, we have a private pier for your convenient pickup and drop off. If fresh water is more to your liking, we have 2 beautiful, heated pools just steps away.

Great restaurants are a short walk down the beach or a short drive into San Miguel. 5 star restaurants or delicious, quaint local cuisine. We provide a great, in depth restaurant guide. Or you will love cooking in our fully equipped, gourmet kitchen. In condo cook service also available for additional fee.

2 bedrooms, both with king size beds, face the Caribbean & have their own private verandas. 3rd bedroom is small, has a queen bed & garden view. All bedrooms have private bathrooms. Queen size Aero-Bed air mattress for your comfort in the living room. Linens provided, super soft 600 count Egyptian cotton sheets, all towels including beach towels. Maid service 6 days a week.

There is a 50" LCD TV in living room which features DISH satellite TV. Two bedrooms also have TVs. High Speed fiber optic WIFI internet connection, just bring you own laptop. Free telephone calls to USA and CANADA.

This property is everything you can want in a Cozumel rental. Very well appointed and that view of the beach and sunsets are priceless. Mario was amazing in helping with any needs. I wish we would have spend our entire 10 days on the island here instead of splitting time with Secrets next door.

We were in Cozumel to attend a friends wedding. The condo is the perfect setup for us! Every room has it's own bathroom and most have stunning views of the Carribean. This is by far the best unit in the Residenza Reef complex! Ground level, steps from beach and pool. The unit is full of amenities, and tastefully appointed. There were only two of them us, but you could see how it would easily accommodate a family. We had a meal prepared by Veronica, who also took care of our daily needs. You won’t be disappointed.

Amazing Anniversary and Vow Renewal

My wife, kids and I stayed and loved our trip. The place was amazing. The views from the condo are everything you could ask for. My wife and I were there to celebrate our 15th wedding anniversary. We did so on the beach in front of the condo with the excellent sunset as our background. Our kids loved the proximity to the water and snorkeled daily. The place is well kept and the service is great. Highly recommend! My wife and I just kept saying we want a place just like this when we retire! 100% would stay here again!

Amazing, Oceanfront property!

We have stayed in many other units at Residencias Reef, but always looked at this one as the "ultimate", and it was! The location is perfect, a couple steps off the deck to the beach. The whole condo was very well appointed, with comfortable beds, living/dining/kitchen area with windows affording an ocean view from any angle. Kitchen is very well stocked. We spent a lot of time on the wrap around deck and loved the privacy of it, on the corner of the complex. Ellen was extremely responsive and helpful, arranging our Covid tests right at the condo, coordinating our dinner cooked by Veronica (delicious!). We ended up not renting a vehicle and used a wonderful cab driver for many of our rides, and ordering groceries via Veronica (another great perk). Our 3 couples considered this one of our best beach vacations, and this condo was at the center of it! Thanks Ellen!

Spectacular property. We were delighted not only with the house, but the location, the staff that take care of it (and us) and the host. The property was welcoming, comfortable, well appointed and didn't come with any demands on us. In fact the host left things for us to use that helped make our stay better, there was a delightful welcome basket and a regular maid (who is a great cook). We were able to see so much marine life while snorkeling right out the back door, thoroughly enjoyed the beautiful patio and the property in general and got to watch some great sunsets. The location is a very convenient location on the island and is a bit quieter than the resorts that surround it. We've done so many VRBOs which leave little notes about what not to do, demand we do the cleaning while charging us some crazy fee, and have left us nothing but a few towels and sheets, while making grandiose claims about the property. This property does none of that and is all it claims to be and more. Thank you for the wonderful trip.

Just as advertised - 3 steps from the beautiful beach!

The views and presence on the beach are exactly as depicted in the photos - no zoom lense used! We stayed a week with two kids and a baby and it couldn't have been more perfect. The condo was well equipped and the wrap-around porch ideal for letting the little ones play on the beach unattended. The awesome pool that overlooks the water/beach is a simple walk to the right. The views at the pool are equally beautiful. The beach clubs start just a short walk down the beach to the south but far enough you don't get the beach clubbers joining you at your beach. The adjacent all-inclusive resorts keep to themselves so privacy is never violated. The grocery store Mega is about 15 minutes up the road and has everything you need. The food choices were good including produce/meats. The drive to the other side of the island is short too going south and around for about 20 minutes. I recommend the following restaurants: Buccanoos (also for beach/pool enjoyment), Ponchos Backyard, Guido's (amazing Italian food with a flair) and Coconuts. We went to Playa Mia for the beach club visit because of their large kiddie pool area with slides/fountains for young ones. The floating attractions were super fun and challenging. Everyone I met said the same thing - I've stayed at other resorts on the island but since staying at Residencias Reef I will never go anywhere else. I'm on board with them - I will be back!

Exceeded expectations!

I'm going to say exactly what I put in the guest book at the condo. First, many thanks to Ellen and Steve for opening your beautiful island home to us. Our first trip to Cozumel was magical as a result! The first thing that struck me were all of the octopus pillows/wall art and other objects because my husband is absolutely obsessed with them - it was a sign that this would be a home away from home. And, it certainly was - from the amazingly well-appointed kitchen - if you are a cook you will understand - to the beautiful patio and luxurious comfy beds. That's just the physical space. Veronica, Mario and Conchita were all phenomenal people and were so friendly and helpful. Veronica and Conchita cooked for us one night and I think it was the best food we've eaten since arriving in Mexico. Veronica also shopped for groceries for us which was so convenient. We all snorkeled one day and were picked up at the Secrets dock which was just steps away. My husband did 3 dives - one day, one twilight and one night. It has been his dream to see octopus in the wild and it was finally fulfilled in Cozumel. My daughter and I had massages down the beach at the Ocean Beach Club - sadly one of the few that remain open due to Covid. It was honestly one of the better massages I've had - and I've had many. The masseuse was skilled, and her technique was skilled and graceful. You've spoiled the Chiappetta/Zetek/Pierce families forever. I will dream of this place, the beautiful people and setting and hope to return someday soon. Thank you so much. We will be back if you'll have us!

Beautiful paradise condo

This condo location is one of the best at Resedencias Reef. The first floor location allowed us to walk directly onto the beach from our patio and into the cordoned off snorkeling area. The pools were well maintained and perfect for teens and children as well as a bubbly spa to relax. There is a bar area at the pool, but no one selling drinks at the pool or on the beach. You bring your own drinks and snacks to the pool or beach area. The all inclusive hotel next door has daily activities for their guests and it was fun to hear if you were outside on the patio. The volume was not too loud and the tall bushes kept their activity private. You will need transportation into town and taxis were easy to get at the main gate. We also rented a car for the day to explore the ruins, lighthouse and the rough beaches on the other side of the island. The rental guy delivered the car to our condo. Veronica’s cooking is great! There aren’t enough adjectives to describe how delicious and flavorful our meal was! She and her helper cooked it in the condo which was a very special treat. Yes, we plan to rent this condo again for special family gatherings and for a respite from the cold weather. The wrap around patio provided a wonderful setting for all to watch the beautiful sunsets!

The Perfect Condo in Cozumel

I stayed in Villa Vista Del Mar at Residencias Reef for 5 nights with my husband, brother-in-law and sister-in-law, and another couple. The 6 of us absolutely loved everything about our stay! My husband and I have stayed in two other condos at Residencias Reef in the past and really liked them, but Villa Vista Del Mar is the best due to its perfect location. We literally stepped off our patio onto the white sandy beech, just a few steps away from the turquoise blue ocean. The views from the living room and patio are phenomenal, and the condo itself is beautifully decorated, comfortable, and stocked with literally everything you need for a beach vacation. The kitchen is well stocked, too. I contacted Mario, the property manager, in advance and gave him our grocery list. He had everything purchased and waiting for us upon arrival for a reasonable price, and he restocked for us when we ran out if a few things. Veronica, the housekeeper, came daily except Sunday and did a great job. We also scheduled with her in advance (through Mario) to cook our dinner for our first night there, and the food was delicious and we had plenty of leftovers. I can't say enough good things about this place! My husband and I stayed in the very small 3rd bedroom, and although it was close quarters and cozy, the bed was comfortable, the room was quiet, and we had plenty of drawer space and a place to hang clothes as well as a private bathroom. The photos are not deceiving, it's as nice as it looks! Highly recommended.

Wonderful condo in a dreamy setting

We truly enjoyed our week on the beach in Cozumel. The condo was very well appointed, with 2 large bedrooms at opposite sides and a third bedroom in the middle. Each has their own lovely bathroom. The wrap-around porch was perfect for dinners, games and to just watch the ocean. The complex is very well maintained with two beautiful pools, wandering paths through mangroves, and a large beachfront with plenty of loungechairs. I would recommend you rent a car since it is about 15 minutes drive to the central shopping area and it allows you to explore the island. Cabs are also readily available. We loved having a Mayan meal prepared for us in the condo, and having the condo stocked with our groceries for our arrival. We cooked meals easily in the well-stocked kitchen. There are plenty of beachtowels and coolers available for your beach and pool days, and help is always easy to get from the condo owner and the helpers that come. I would love to go back- it was very special for us. Thank you!

Brilliant place to stay

We had the best time. The place is stunning. Views from every window. Sat and watched the sun come up every morning. Hummingbirds. Massive crabs and iguanas. Pools great. We snorkelled straight from the beach. The scuba diving was fantastic and the dive crew picked us up daily ( after the first day to get gear) from the pier. Was exactly what we needed. Family time and relaxation!!

Paradise!

We thoroughly loved every minute of our stay in Cozumel at Ellen and Steve's amazing condo! The location was second to none, the condo was beautifully decorated, the beds were heavenly, the kitchen was well stocked, and the views were incredible! So many VRBO's we have stayed at that sleep 8 don't have enough seating for supper, but that was definitely not the case here. We spent hours relaxing on the porch and enjoying the sound of the waves hitting the beach and there was more than enough room for everyone. We had read other reviews about Veronica's amazing cooking, and we were not disappointed! Everything she made was amazing and we had leftovers to feed us for at least two more meals. Don't miss out on that treat! We also had Mario take us on a snorkelling excursion on a private boat and had an amazing time! We saw so many fish, a sea turtle, stingrays, starfish, and even a nurse shark. There really could not have been anything else to make this trip better than it was. We hope to come back to paradise again soon!

On our first trip to Cozumel we fell in love with the Island, the people, and the sunsets over the Caribbean. We knew this is where we wanted to buy. We were privileged to be able to purchase this very special condo on the best beach in Cozumel. What a privilege to take care of this spectacular property.

What makes this property unique

The greatest benefit is the totally relaxing feeling you get when you are in this condo. You feel like you are in a private house on the beach. When you look out the huge walls of glass, all you see is palm trees, sand, and incredible blue Caribbean water! Being able to walk off the patio and sink you toes into the warm sand is fantastic. Just a short walk and you are at 2 pools or the private pier. Walk for miles on the beach, enjoy a massage, or have a drink or snack at one of the beach clubs. Paradise, Paradise, Paradise!

Each bedroom has it's own bathroom. Huge fully equipped kitchen. Great patios to enjoy the sand and water. Paradise, Paradise, Paradise!
