I have traveled extensively along the Florida coast and can tell you that northeast Florida is one of the most beautiful and pristine parts of the state. The coastal wildlife, from our vast bird preserve across the street to the rich St. John's river fishery, is unrivaled.

Why Frederick Jenkins chose South Ponte Vedra Beach
Our house is located on the northern segment of South Ponte Vedra Beach. This is a particularly desirable section of this beach because on the opposite side of A1A, the coastal highway, is Guana River State Park, which includes a large tidal estuary and a bird and wildlife preserve. Such a vast game preserve produces huge numbers of pelicans, ospreys, egrets, cranes, and wood-storks which fly over the house and feed in the ocean behind the house and the marsh in front of it. There is no commercial glare along this section of the beach. The dunes and beach are in their natural, un-replenished state. The color of the sand is a gorgeous coral hue.
What makes this House unique
The house is large (3000 sf) and new. The construction is solid poured concrete and the appliances and HVAC are brand new. As such, tenants enjoy a vacation right on the sand without having to tolerate the musty, beach-shack experience that is commonly encountered. As the photos portray, the house is elegantly appointed and gorgeously decorated.

The house is just like it appeared in the photos, actually has an additional bed that wasn't displayed in the listing so more room for guests! Even with the locational being beachside you are still only about 10 minutes from a Publix and about 10-15 minutes to downtown St. Augustine. There were plenty of dishes and normal day to day items that you may need available at hand, including detergent to wash clothes which is very appreciative. The house was tidy but could use a deep clean, as there was a lot of dust/dirt in some places, however I do not put fault on the owner for this as I am sure there is a cleaning company that comes in (that could do a little better). I was able to get timely responses from the over via the VRBO app prior to booking but I did reach out via the app and the provided cell the day of check-in and did not get a response. Overall the house was great and is perfect for a group or large family!
Lovely Beach Wedding Weekend
Wonderful property right on the beach with beautiful outdoor setting. Owners communicated promptly and were wonderful and very helpful. Our kids had a wonderful beach wedding and the living accommodations were spacious.
Gorgeous, comfortable and private beach house
We stayed at Rising Tide for 3 nights last week and were incredibly pleased with our choice of houses. We had the beach almost entirely to ourselves (surprising for such a pristine stretch of sand) and the home was a perfect spot for friends to gather with several porches and patios suitable for alone time or socializing. If you have a dog you’d like to bring who needs a fence, I’d mention that the natural barrier/fencing wouldn’t contain any canine who was motivated to get to the beach or otherwise escape but it’s a nice area for them to have. Only downside was busy road and driveway in front can be slightly scary to back in and out of with fast moving cars but we tried to back in to alleviate that issue. The owners went above and beyond to help us answer a couple procedural questions we had before and during our stay and replied super quick with each inquiry. Overall I’d recommend Rising Tide in a heart beat and hope to return.
FL-GA Football Game Weekend Stay
Our family loved the house. I've rented many houses throughout the years and this one was probably the easiest ever. The location was great. There is a busy road, but that is how it is if you want a house on the beach in this area of Florida.
The house was clean, large, and wonderful for three couples and a baby. Everything we needed was available.
My family was ready for me to book the house again for next year before we left.
Beautiful spot on the beach
Location was great. Beds and linens were clean although bathrooms and floors definitely needed additional attention.
Our group of 12 (6 adults, 6 kids) had a nice long weekend of grilling, fishing, playing at the beach, and exploring St Augustine. The road in from of the house has cars traveling at high speeds, so parents should be watchful of little ones. Most of the beds creaked loudly when getting in and out. We did find a couple of insects inside.
Overall, it was great! Can't beat that view from the back of the house or proximity to the beach!
