Check out the OMG Barn! Highlights include: -1st FLOOR: Middle section has: 85" smart TV, large sitting area, 8' pool table, heat/AC unit. The 2 story dining/gathering area sets the mood for meals and laughter. This is an open, airy covered space (non-heated) -2nd FLOOR: The kids' playground with teeter totter, swings and rings, full size tent, toddler roller coaster ride on. -3rd FLOOR: Heated space with 1,500 sq ft game zone with ping pong, putting green, foosball, arcade hoops, rock climbing wall, skeeball, shuffleboard, corn hole, and more! (available in May).
Walk our private nature trails alongside the creek. Toast marshmallows over the huge firepit. 4 bedrooms, 3 up and 1 down. 2200 sq ft renovated home with a new kitchen and huge main floor bathroom with Jacuzzi tub. Fireplace in living room. Outdoor gas grill. Picnic tables. Comfortable seating on the rear deck. Furnished hangout shed. SUPER FAST WI-FI. Beautifully designed interior. Everything is newer from the floors to the bathrooms, kitchen, furniture etc.

DOGS **Dogs accepted on a case by case basis. Please inquire before booking. No heavy shedding breeds. $59 pet fee.
SHED The original white shed is set up as an optional 5th bedroom. ($30 extra fee to cover cleaning)
OUTSIDE Callicoon Creek is at the rear of the property and another creek runs right through the property and intersects Callicoon Creek. Cross over this side creek and roam the 7 acres of partially wooded land with just the right amount of trees left to grow naturally. There's a cedar horse run-in shed in this wooded area. This will be a glamping space in the near future, included with the house. In the back yard is a large firepit plus a grill, a deck and picnic tables. The house is on North Branch Road so it's not a remote setting however when you're in the backyard listening to the rushing water of the creek you will feel like you're in the middle of nature, miles away from everything. Walk along the side creek and just before the road overpass take a seat on the large rock next to the baby trout sanctuary.

**CELL PHONE service is very spotty. We do have a landline phone you can use.
**PLEASE NOTE: This is the country and you can expect to see many animals, birds, snakes and insects (including ticks) that are all part of the ecosystem. Black Bears live locally although we have not seen them on the property yet. There are Eagles and hawks in the area so keep small dogs close to you at all times. When hiking through wooded areas or grass we recommend using Off spray or another known brand on your shoes and legs.

A great spot for our group of friends to gather for a wedding in the Catskills. The house was well-appointed, comfortable, and built for ease, fun, and togetherness.
Comfortable and well kept property providing plenty of space for a family of six adults. Convenient to event at Kenoza Hall. Kitchen area provided a great space for family to gather and socialize. Attended brunch at Seminary Hill which was excellent. Leah is a great host. Highly recommend.
Our stay at Leah's farmhouse was perfect. We had 9 people and a dog, and had more than enough room for all of us. Leah's communication was excellent, the house was in great condition, and we highly recommend it.
My whole family had a really lovely time in Hortonsville. The house is thoughtfully well appointed and the kids loved the creek. Leah is a wonderful host and we all hope to return.
I don’t think we could’ve found a nicer home to stay in. We feel very fortunate that we were able to stay here for the week. The home was so beautiful and clean, the access to the creek was fantastic! We all loved it, including my very tired out pup Duke. He got to live his best life on the water all week! I can’t wait to come back!
The house is very spacious, has everything that you’ll need. It is located in a very quiet neighborhood with a calming creek near it. I can honestly say that I cannot even think of one complaint. 10/10 i highly recommend staying here
Leah's farmhouse was a wonderfully relaxing retreat on Callicoon Creek for our two families & dogs. The house was the perfect size for our 8 adults and the owner was very responsive to any issues. Starting our days sipping coffee down at the creek while listening to the water rush by was my favorite part.
We cannot wait to come back. The home has everything you need, and so much space. The property is simply magical. A real treasure. Communication with the host was efficient and friendly. Thanks again!
I wish we could give more then 5 stars. Check in was a snap once there you have everything you need for a fun family getaway the views the wildlife the creek outback. And are host leah made everything that much easier we are already looking forward to another stay in the summer. Frankie and family
We stayed in June during a heat wave and that ended up not being an issue. The home was perfectly cool and the creek had refreshing water for a swim. Our dogs didn't like the water as much as we did, but they still had an enjoyable stay. The home is beautifully furnished and updated with everything you could need and more. The property with the creek is a treasure! We would love to return.
Leah's accommodation was well worth the rate! She goes above and beyond to provide her guests with all the conveniences needed for a stress free stay. The house has many lovely features, both contemporary and historic. The living area is comfortable and welcoming, with full size sofa's, flat screen, fireplace, and sunlight. The kitchen is large, clean and comfortable with full size stove top, oven and two microwaves, and full size fridge freezer. Overall, for proximity to the main road and the town of Callicoon, the abundance of space, it is one of the very best accommodations in the area. We also really enjoyed the local haunts in Callicoon and Jeffersonville.
Our family rented this house for the New Years weekend. There were 7 of us total. We really enjoyed our stay. The house is very spacious and comfortable. Plenty of sleeping spaces, and then some. Well stocked kitchen. Beautiful surrounding area.
We would totally stay here again! It felt like we were all home, with all the comforts. There are stores and restaurants nearby, so we stocked the fridge and just hung out all weekend.
Perfect house for our family get together! The house is nicely decorated, with plenty of board games and toys for our grandchildren. Fully equipped large kitchen. The beds are very comfortable—- a perfect house for a family to spread out or enjoy time together in the spacious living room. Lots to do. We went on hikes, explored Calicoon and nearby towns, visited the alpaca farm, walked along the river and had the best massage at Villa Nova. Leah is a wonderful host who goes above and beyond to make sure you have the best experience in her lovely home.
I was planning a fall getaway for my family. I chose this property because I thought the creek in the yard would offer entertainment for the little ones and it did!! All of the adults enjoyed it as well. We ended up with a rainy weekend. And this house was perfect, comfy, cozy, well equipped. The kitchen is a dream! Bedrooms are lovely. I cannot say enough about this house!! Everything truly 5 stars!!
We had a wonderful long weekend at the Farmhouse. With 3 kids 3 yrs and under, we spent a lot of time in the house (because of varying nap schedules) and exploring the property. There was plenty of space that we didn’t feel like we had to be quiet or were restricted while someone napped. The kids LOVED the “playhouse” and walking down to the creek to skip rocks and look for deer. Leah was easy to communicate with and quick to respond. The town of Callicoon offered multiple dining options, park, and shops to explore. We would definitely return!
The house had everything we needed. The first night a lighting storm disabled the internet and having teens and young adults was interesting. Plenty of board games to keep us occupied. Leah was so helpful and we found a spot on top of Hospital Road that had service. We told a neighbor about it and she was thankful. We had great family time and nothing to stress about with the house..everyone was comfortable. The creek was great! All the kids (and adults) enjoyed it. There were toys for the toddler and he was so excited to play with the train. Thank you, Leah for providing a relaxing home for our family vacation.
Upon arriving at this home the amazing smells and sites inside and outside are just so uplifting and calming. I ran from room to room with excitement checking the rooms out like Christmas morning. The home is a sanctuary. The beauty is a treat for your senses. The inside is so thoughtfully put together. It is cozy but big. It exudes calmness and intrigue. The decor is wondrous. Leah has thought of everything you may need from a well stocked kitchen, an abundance of towels (that are luxurious), luxurious beautiful bedding (with every option of pillow types and extra blankets) all rooms are just alive. I have very sensitive skin and the bedding and towels were just luxurious. The home is so very clean and I am picky. There are also many thoughtfully placed cozy areas for everyone to find a place to relax.
The church bells were an added bonus.
We were able to do so much. The creeks are just steps away are beautiful and can be easily heard . We sat by the creek and read a book. We sat by the fire outside in the evening. The food at the Italian restaurant (peppinos - I think) and small restaurant (the kitchen table - I think) was amazing! The shops were fun. We were able to fish. We visited Narrowsburg and went to an amazing Latin restaurant.
This home is great for a small family or a big family or a family with fur babies.
My parents are getting older and I wanted to give them a special time. I thank Leah for this special place.

Why they chose this property
This house was purchased in 2017 and I had the inside renovated completely. The two creeks on the property make it a very special place. There are large rocks you can sit on and read a book while you listen to the water rushing by. Both creeks vary in depth and speed of flow depending on the season and rainfall. Summer is usually a bit more shallow making the side creek easy to cross and fun to walk through where you will discover baby trout and frogs. During very heavy rainfall and storms, which could happen any time of year, the flow can be strong, like a fast river, a spectacular site indeed. You must keep a safe distance and respect nature during these times. Callicoon Creek has a deep spot of 5-8 feet year round so children must be supervised. This is the area behind the barn so it's a safe enough distance from the house but should be mentioned regardless.
