About this property
Comfortable home, hot tub and trails on 140 acres
This property is located in a remote and beautiful area of Vermont’s Northeast Kingdom. The house is on 140 acres of fields and forest. There are 2.5 miles of private walking/snow shoeing trails in the woods. A large, mowed area around the house provides space for grilling, outdoor dining, fire pit and games. The outdoor hot tub (emptied and refilled after each stay) is heated to 104 degrees year-round. This property is easily accessed from Route 2 and is on a well-maintained dirt road.
There are two bedrooms upstairs. There is a king-size bed in the first bedroom and two twin-size beds in the second bedroom. There are full baths upstairs and downstairs. The kitchen is set up for cooking including a variety of pots, pans, utensils and dishes. We provide supplies for making coffee (pour over and a Keurig) including K-cups and Vermont Coffee Company coffee beans. There are two living room spaces with couches. The first (blue) living room has a full-size pullout sofa bed. The sheets and blankets for it are in the corner cabinet in that room. There is a projector with FireStick for streaming in the second living room that projects a large image on the wall across from the couch. The sunroom connects both living rooms and the kitchen. The year-round hot tub is immediately outside the sunroom and can be accessed through the sliding glass doors.
The entire house is available to guests. The grill next to the outdoor dining area is ready for use. The fire pit is available for use year-round. There is wood in the woodshed and fire pit starting supplies in a bucket in the entryway coat closet. Read the black binder guest book at the house to learn about using the hot tub (including learning the code to unlock it) and fire pit.
The garage and barn buildings are not accessible to guests. There is a wood stove in the blue living room that is not available for use.
Guests check in and make themselves comfortable on their own. We are available through text, email or phone to answer questions.
Dogs are welcome at this rental.
Please note that in the warmer months, the lawn is mowed weekly. The mowers will do their best not to disturb you.
The forest on the property is in the Vermont Forestry Management Program. With the guidance of a forester, we had timber harvested during the 2020-21 winter to improve the health of the forest and to establish a permanent trail network. The forester made a trail system that limits impact on the natural environment and follows quality terrain for play and aesthetics. There are now 2.5 miles of trails in the woods that are great for walking or snowshoeing.

Please, no motorized vehicles on the trails in the woods behind the house.
Hot tub
Leave the hot tub cover on and the 4 latches that lock the cover to the hot tub latched and locked when you are not using it. To lock the latches, move the numbers on the combination locks to something other than the numbers that open them. Do not leave children unattended in or around the hot tub when the cover is unlocked.
Fire Pit
This rental has a fire pit. Do not leave children unattended with the fire pit burning. Please do not move the fire pit from its location. Do not burn trash in the fire pit. Please do not leave the premises with an active fire; plan ahead to leave time for the fire to burn out. Do not use the fire pit when it is windy or excessively dry. The Guest agrees to waive any claim whatsoever against the Agent and Owner of property for accidents or injuries arising from use of the hot tub. Guest agrees that he/she is responsible and liable for any damage that occurs to the hot tub through their or their guest's misuse or negligence. Please notify us if you feel the water is contaminated and do not use the hot tub until it has been serviced if in doubt. In consideration of my anticipated stay, I agree, intending to be legally bound hereby, that the property owners and their heirs, servants, agents, contractors, and employees shall not be liable for my injury or death, or the injury or death of my invited guests. This Disclosure and Waiver of Liability is incorporated into the Terms and Conditions of this contract.

Concord is in the most rural corner of Vermont. St. Johnsbury, Vermont and Littleton New Hampshire are close by and have supermarkets, pharmacies and good restaurants. This part of Vermont is a bit lost in time and makes you feel as though you are away from it all.

Visiting the Northeast corner of Vermont is a unique experience. Visiting this property and walking on the 140 acres of woods behind the house or soaking in the hot tub in all seasons under the stars is a serene experience that is hard to come by.
