Luxury villa with waterfront, boat dock and heated pool!

Welcome to our new "Splendid View" Villa, so called because of the view that you'll have from our property and pool in every direction!

Our house is situated right on a water crossing with access (with a rental boat) from our own dock to the Myakka river and then to Charlotte Harbour and the Gulf of Mexico. For boat riders, there are public docking areas all over.

If you are looking for a palm lined, peaceful and quiet stay with your own pool and a truly comfortable house environment on the one hand and close to beaches and shopping on the other, then you will come to the right place!

Our villa is peacefully situated in verdant scenery with no direct neighbours and very low traffic.

Similarly, all shopping and leisure facilities, as well as several different beaches, can be reached quickly.

Our villa, built with the newest standards in 2014, has a floor area of 183 sq.m (1,966 sq.ft) including garage. The property is 1,000 sq.m (0.23 acres) in size.

The house contains a foyer, a living room with dining area, a den with a sofa bed, and three bedrooms: the master bedroom with a king-size bed and direct pool access and the guest bedrooms with a queen-size bed each. There are two bathrooms; the master bathroom has a walk-in Roman shower and the guest bathroom has direct pool access. The fully-equipped, open-concept kitchen contains an oven, electric stove, microwave oven, dishwasher, and other kitchen appliances, as well as a granite counter top with bar stools. The laundry room has a washer, dryer, iron, ironing table and beach towels, as well as a double garage with remote control for the garage door.

With its tray ceilings up to 5 metres tall in the foyer, living room, den, and master bedroom, as well as the open concept design, our villa looks very spacious.

From almost everywhere in the house sliding glass doors lead to the pool and the waterway beyond.

The floor of the entire house is tiled.

The cobbled pool terrace is protected from insects with a large pool cage and has ceiling ventilation and variable evening lighting. Also, there is an additional open-air terrace (patio).

Our beautiful salt water pool has solar heating and a small waterfall, as well as LED lighting with changing colours, and an outdoor shower and a pool cover for the 'winter' months.

There is also an electric grill, a large dining table with six chairs and two layers.

From our private boat dock you can take a rental boat all the way to the Gulf of Mexico, or just go fishing.

Full-HD flatscreen TVs with satellite connections and more than 190 channels can be found in the large living room, the den, and the master bedroom.

The house contains modern air conditioning, Starlink Wi-Fi, smoke detectors, lighting with dimmers and nice ceiling fans.

The entire villa is for the exclusive use of guests.

You can reach us by e-mail. Further correspondence then either continues with us, or with our house keeper, who lives nearby. On site, our house keeper will give you all the necessary information about the house and will be your contact person in case of any problems.

With the most beautiful beaches of Florida, namely those along the Gulf of Mexico, it is perfect for swimming, snorkelling, collecting shells and fossilized shark teeth, as well as going on long walks.

In 30-45 minutes you'll reach the fantastic beaches of Boca Grande, Englewood, Manasota Key, Venice, Nokomis and Siesta Key with its snow-white Siesta Beach and the quartz sand, which has been chosen several times as the best beach in the USA.

Our house is located between the quaint cities of Port Charlotte, North Port and Englewood, which offer great shopping facilities and restaurants.

All best known large shops are located nearby, especially in the new Cocoplum Village, just 10 minutes away in North Port, or in the nearby Port Charlotte Town Center, which has a large cinema.

The thermal waters of Warm Mineral Springs are also located nearby.

Golfers will get their money's worth at nearby and exclusive Riverwood Golfclub, among others.

Sarasota is just 45 minutes away with its marina and the exclusive St. Armands Circle, as well as the new University Town Center.

Just a little further on you will reach the Outlet Shops in Ellenton.

After an 1 hour drive south to Fort Myers you will find the Gulf Coast Town Center and the Miromar Outlets. After 1 1/2 hours north you will reach Tampa with Busch Gardens. Or after 2 1/2 hours you can be in Disney World, Sea World or Universal Studios in Orlando.

You can park your car in our double garage or on the driveway.

Our house is furnished for six guests. .

We rent our Florida villa in the peak season from Januar until March only for full months.

Pets are unfortunately not allowed!

Smoking is only allowed outside of the house and pool area.

We have a minimum stay of 5 nights.
