Our area secluded on a side of a hill under all the tree canopies and is full of life and peace. but all the local mall is 15 minutes away!! This property is not directly on the water and is a 1920s cottage with plenty of imperfections. She’s over a 100 years old now!a Our area is full of life and peace. Wake up to the loons early in the morning and go to bed listening to the owls. Watch the turkeys or the fox cross the yard. Go for a walk out back in the woods or make a day trip and go north for a hike. 45 minutes to the ocean, lakes region, and hiking. Go swimming in the lake, fishing, and kayaking. Warm up at night by the fire This is a wonderful retreat in the middle of nowhere but is everywhere. It is a one minute walk to our private shared beach that hardly anyone uses but in the summer it can be busy..

We offer a propane grill but bring your own tank.
This property is not on the water, but we own waterfront.
Use the left entrance, not the right porch entrance.
No partying
No smoking
No partying or drinking at the cottage or in the beach.
No more than four(4) people ever at the cottage or property. $150 fine for each guest after 4. So fifth(5) guest would be $150 fine each day. Two(6th guest) extra guests would be $300 each day.
If we pick up your cigarettes, it’s $25/each cigarette or stogie.
Bring your own wood. Howie Glynn and Shaw’s sell wood or go find some in the woods.
Outside spot light is in the sun room on left side door and above the couch
We have Tiki torches but you must bring your own tiki fuel.
Save cardboard for fire pit to start your fire.
Leave windows and doors shut.
No smoking inside ($350 cleaning charge.)
No large gathering or events.
**Early check in or later check out requests require a $50 fee to be paid once we have an agreed upon time.**
Please do not move any furniture. All furniture is to stay inside the property. Couches, beds, kitchen table and chairs.
We have a bathroom, kitchen, two bedrooms, sun room, living room. No dining room.
We do not want more than four guests at any time unless it’s approved by us. It deters partying and guests who sometimes, most of the time, don’t respect our home.
No tents
Appropriate behavior at the beach & cottage.
No drinking, food, & parties on the beach. (Keep food and drink at tables right by the beach.)
Parking for 3 cars
No parking at neighbors
Electric cars are $15 per a week.
In the colder months, leave faucets and shower on a drip when it’s below 20*s
Use electric heaters and propane heating unit.
$350 cleaning charge if the cottage smells like cigarettes.
We live near a lake, there will be bugs, mosquitoes, flies, spiders, squirrels, turkeys, chipmunks, rodents, birds, ticks, beavers, owls, hawks, bald eagles, crows, blue herons, deer, snakes, fish and turtles. This is apart of nature.
We may take a deposit and drivers licenses depending on the size of the group. $150-250.
WAIVER & RELEASE of LIABILITY: The owners urge all guests to use Beachy Vibes/ Big Fish, Little Pond by Cobbetts Pond features, facilities and its grounds in the safest manner. Use of all features, including but not limited to the use of ladders, grounds, lofts and appliances are done at the guests sole risk. Guests understand that they are fully responsible for use of all features and owners shall not be liable to guest for any claims related to illnesses, demands, injuries, damages, or actions arising out of or in connection with the misuse of facilities, natural events/disasters or general accidents on facility grounds. Guests choosing to use the fire pit agree to do so safely and in accordance with house rules. Guests understand owners are not to be held responsible for damaged or lost personal property. Guest hereby holds owners harmless from any/all claims brought against them. Guest understands that by booking a reservation they are effectively agreeing to the terms of this Waiver and Release of Liability.

This was a very clean, quiet and homey stay with easy access to the lake. Our family was able to easily access local attractions but also happily roast marshmallows by the fire at night for a getaway feel! Highly recommend.
We found the beds and living room with the AC comfortable. Enough room for two couples. We where one so plenty. What you would expect for an older lake front house.
When we arrived we were immediately struck by how spotlessly clean the whole cabin was. And there were very thoughtful welcome packs too. The cabin has quaint cottage touches and the surround sounds from the woods were lovely. Very relaxing and comfortable environment. Full-sized washer and dryer came in handy. Don’t miss America’s Stonehenge just up the road.
Would happily stay here again.

It smells bad, like mildew. Owner gave me a list of reasons for the smell ( property is 100 years old, no foundation, neighbors property ( which is run down and very close. Yes property is also surrounded by neighbors), etc, yes he offered air fresheners and fans etc, but just be aware this place smells like mildew. Bugs- yes they are listed, yes it’s close to water, no it’s not secluded- but be mindful, these bugs listed are not outside- they are INSIDE and lots of them. Yes, owner offered to spray for bugs, but considering we were gone all day and opted to sleep in our vehicle every single night of our stay, it wasn’t even worth it. We didn’t even carry in our luggage, left it in vehicle and carried in what we needed. We just wanted gone. Also be mindful that you are surrounded by neighbors, most houses are ran down, and you will have to haul ( not carry, I mean drive) your boat or kayak to the water. The owner is very good about responding and check in was easy, but I am not complaining about him, I just would not recommend this property. I would not sleep at this property. Cleanliness- we were not happy with- I have pictures. This is the first bad review I have ever given on a property. It was not what we were expecting at all, so just be mindful of these things before booking.
This trip was great leaving nothing out of what was expected. Property owner was amazing and able to assist with any issues that arise. Would for sure stay again when in the area!!!
I needed a last minute place to stay for me and my dog and the hosts were very accommodating. The cottage was clean and nicely furnished. Very quiet and relaxing stay. Restaurants and convenience store close by. Short walk to the water. I have booked the location for another stay.
Place was spotless and the hosts efforts to be welcoming were much appreciated
We were super pleased with our stay and are already planning a return

What makes this property unique
Private Beach, Private Neighborhood, on a Private Lake. Very few people in NH get to enjoy the lake because it has no public boat launch. This is a very exclusive lake.
