You get the whole upstairs level of the house in a private space. Only the backyard would be shared with the downstairs guests, our longer-term tenants.
You get the off-street deep driveway parking and can even open the driveway gate and park all the way back!

We are available most hours on the Airbnb message thread. The cohost lives minutes away.
Close to super desirable Sugarhouse, minutes to the downtown city center, and 12 min to the airport.
Uber/Lyft is very easy in Salt Lake City. There are several bus routes nearby too.
The lower level is a mother-in-law`s basement apartment and it has its own private entrance.
Please be aware that the house is vintage and carries a bit of a scent. We don’t allow smoking and to our knowledge, the house hasn’t been smoked in and is clear of any uncleanliness but the scent is something to be aware of.
Utah is a high desert climate and as such there are house ants, occasional harmless spiders, or Box Elder bugs that are usually seen more during seasonal changes such as going from winter to spring or vice versa. As responsible hosts, we have agreed to a pest control contract with Uintah Pest Control to service all our properties. Sightings are rare but are possible. An occasional sighting is not considered a reflection of the cleanliness of the property.
1) LOCALS MUST MESSAGE US BEFORE BOOKING.
2) Occupancy limits: We do not allow more than 4 guests in or this listing or on the property at any time, this is a hard rule the violation of which will result in the removal of all guests from the property immediately without refund. You also agree to pay for the `additional guest fee` associated with your reservation if applicable. You agree to pay a fee of $50 per person/per night for any person you bring into the property that was not included in your booking reservation. Any alteration which shortens the duration or guest count after your initial booking will be subject to a 50% of the daily rate for this alteration. Just because it allows 4 people in the unit, the rate you pay may be higher depending on the guest count so any alteration may alter the rate (see “additional prices” on our listing)
3) This is a self checkin property: You certify that you are willing and able to follow the instructions that are being provided by Airbnb through the house manual or checkin guide. You can find our house manual and checkin guide here on the airbnb platform on our listing. You also agree that you will not contact your airbnb host BEFORE reading the house manual and the entire listing.
4) Fee`s: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized as our housekeeper charges us in such a case. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking of the rules set forth.
5) Pets: You must agree to our “zero impact” pet policy, which means that upon departure there will be no additional cleaning or work needed as a result of your pets traveling with you. You authorize a $25/day pet fee per animal if you bring a dog with authorization (please inquire about longer pet stays if interested). If you bring a pet without pre-authorization you hereby authorize us to charge a $50/day fee for each pet. If you have a service animal we are 100% compliant on these laws but you are still asked to inform us that one will be coming and you are still responsible for all cleaning and/or damage to occurs as a result of the animal. They are not allowed on any furniture or carpeted areas. Our house is next to a busy road. You accept full responsibility for the safety of your pet in regards to vehicles and running out in the street. Please keep your pets on leash when you take them outside to be safe. Pets are not allowed on any furniture and cannot be left alone.
6) Retaliation Clause: You agree that you are booking in good will with your host/co-host and that you will not attempt to damage your hosts business because you are unhappy with a ruling by airbnb or host in the event that you experience anything that you perceive is dissatisfying during your stay or if a resolution is not decided in your favor. You also agree to cover all legal fees in the event that a court proceeding is needed.
7) Quiet Hours are after 10pm-8AM.
8) If there are any signs of illegal drugs or smoking you will pay a minimum fee of $50 or more as decided by your host.

Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. Host retains the right to charge for lost dates you have removed with an alteration at least at a partial amount to the discretion of the host.
With longer stays we provide starter expendables so you will have those when you arrive. You will have to bring/buy some to get you through your remaining stay!
There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking of the rules set forth.
