Superb neo-Provençal villa with swimming pool, air conditioning, and view
## Space
This 100m², single-story, south-facing villa has been designed to seamlessly integrate the interior and exterior. The entire ground floor opens directly onto its large 35m² terrace. New and tastefully decorated, you'll feel right at home!
The terrace leads to the entire living room, dining room, and two of the three bedrooms.
You can enjoy a large outdoor table to spend your summer evenings with friends and family.
Several sun loungers are available for you to relax and be lulled by the sound of cicadas. The swimming pool measures 5x2.5 meters and is 1.40 meters deep.
Upon entering the house, you'll find yourself directly in the 50m² living area, which consists of a large living/dining room and a large open kitchen. The large sliding glass door opens directly onto the outdoor dining area and, below, onto the pool.
The kitchen offers all the necessary equipment for your preparations: hob, oven, microwave, dishwasher, refrigerator, freezer, kettle, toaster, and Nespresso machine.
In the east wing, we offer the sleeping area. On your right, you will find the two master bedrooms, meticulously decorated, with their 160 cm beds.
At the back left, a third bedroom with an 80 cm bunk bed, ideal for children or young adults.
The first bedroom has its own private en-suite bathroom; the second bedroom and the third bedroom share the second bathroom, which is adjacent to both.
On your left, upstream, you will find a laundry room with a washing machine, ironing board, and iron. After this, you will find a separate toilet and a finger bowl.
The entire house is air-conditioned.

Private parking is available below for two vehicles. Please note that access to the villa is via stairs only.
Nestled in the heart of a preserved environment, the village of Bagnols-en-Forêt, with its pleasant wooded areas, is ideal for walks in the great outdoors, offering breathtaking views of the surrounding landscapes. Nearby, the Blavet Gorges, with their 80-meter-high rock walls, are breathtaking. It's located halfway between the fine sandy beaches of Fréjus/Saint-Raphaël and Lake Saint Cassien and its water sports (15 minutes).
Upon arrival, you will find linens (sheets, bath towels, bath mats), toilet paper, shower gel bottles, and a kitchen cleaning kit (dishwashing liquid, all-purpose cleaner, laundry detergent, dishwasher and washing machine tablets).

Its winding streets, its watchtower, a remnant of the former castle of the bishops of Fréjus, its fountains and wash houses, its bread oven, and the remains of the ramparts add to its charm. Step into the large 18th-century Baroque church dedicated to Saint John the Baptist and climb to the foot of the Clock Tower, where there's an orientation table, for a beautiful view over the village rooftops and the surrounding mountains.

Lovers of old buildings will enjoy strolling along its charming alleyways and will visit the 18th-century Saint-Paul Church and the Saint-Joseph Chapel. Located on Pincounillier Hill, the latter offers a beautiful view of the surrounding area.
