Great Vacation House for Multiple Families

This house was a great house for multiple families. Kids room was absolutely perfect! Bedrooms were nice sizes with nice big beds. Pool was perfect size. The walk to the beach was super short. Nice and relaxing. Great stay!!

Thanks for your kind remarks about Three Palms and your stay! What you left out was that when you arrived you had trouble with the wireless internet. We attempted to help you over the phone. When that failed we sent over our Burns Management internet/TV repair guy that Saturday night you arrived. I also phoned you and let you know that you could hard wire your laptop directly to the router so you could at least have computer /internet service for 1 computer. I then laid out our attack/plan to remedy the situation. When we discovered that 1st night you arrived that the folks staying at 3 Palms before you had actually changed the internet and set up a private password, there was nothing more we could do that night. I was worried because we couldn’t get Media Com Cable out to the house on Sunday. As a result we found and hired a special computer expert to come out on Sunday, his day off and fix the problem. I had tried to call the former guests several times to get the password and was unsuccessful. Rather than wait until Monday, we chose to provide a solution, a rather expensive one, to ensure our guests had internet, wireless internet, service.Mission accomplished.There were seven people that were involved in solving this problem that could have gone on for days. At 3 Palms we can’t promise that there might not be problems, issues or even emergencies,BUT we do promise to address these situations promptly and provide solutions. These folks didn’t even remember that there was a problem with the internet.I was able to give them helpful and valuable info about the activities they were planning and add significant value to their vacation. I felt good helping them and they were able to accomplish those things they wanted to on their vacation. This is the advantage we have with only operating 2 vacation rentals. We provide outstanding,personalized service that allows us to do things the big management companies can’t.Folks take a week vacation, and you can imagine how that week could be ruined with a problem or emergency that doesn’t get addressed or fixed. We have helped people unlock their cars with the keys in them, taken folks to the Hospital, brought over Toilet Paper at 10PM and provided appliances, tools, and even food to guests. We are professionals that “take care”, special care of our guests! We our problem solvers so that you won’t have to have your vacation spoiled, or even ruined. Our attention and service is second to none. We got your Back!!

The host was very nice to work with but the house keeper was lacking there was sand in some of the bed so had to wash the sheets for fear they where not changed and the pool guy never vacuumed the pool or hand skim the pool but the maintenance man was very good and fastthmaintenance man was mama

a wonderful vacation

We stayed at three-palms with our extended family . The beach was nice, the locals friendly, and Peter was a great host. We had a wide range of ages in our party but the house catered to everyone's needs. It was one of the best vacations we have had. Great house

We loved this house, it was so relaxing and perfect for our needs. We brought our dogs and they loved the beach which was steps away and practically deserted. The pool was small but all we needed. We would love to come again for a family reunion. Only potential downside is that you have to climb steps to get to the living area which might be a problem for some. The raw bar nearby was great and so different than most restaurants, quite the experience. The house itself was well furnished and very comfortable. We loved all the decks where we could sit outside.

We are so happy you folks had a great time.Magnificent Three Palms Compound is a special place. The two surround decks are awesome!There are over 50 seating areas in the compound, just on the outside, between the Pool area, the shade area outside the pool where the HUGE Bcue grill is, the shuffle board court area and two HUGE decks, some of which are screened and others open. The beach is just a couple of minutes walk, as you know.The Beach is empty!You have it to yourself even in the summer. In the off months you may not encounter anybody! I am afraid I know what you mean about having a big Family Reunion and the steps. I wish we would have put an elevator in when we built it in 2004! Sometimes when I am up at the top Deck, and I realize I forgot my beverage, I get mad. They can be tough . We have had a lot of elderly people come and deal effectively with the stairs, however. My mom came, before she passed away,she was 80.From Chicago she came down, with wheel chairs at the stopover’s, and her oxygen. She was suffering with COPD and emphysema, had portable oxygen tanks.We took our time, with lots of rest on the stairs.Once she was on main floor, shehad bedroom, bathroom, Kitchen, Family room and access to the Deck.The Deck has screens in the outdoor eating area and the other area of the deck is open so she could have gorgeous views of the Gulf of Mexico and watch the AWESOME stars at night.It worked out perfectly!We just wheeled her around in the wheel chair and she was part of everything for our 20 person family reunion.A couple of times we even took her outside, downstairs,to hang out at the pool and watch her great-grandchildren and catch the unbelievable Gulf breezes in the shade area underneath the house. She never forgot that trip and the photos we have still bring a tear to my eyes when I view them! We also got my mom on a golf cart (we can help you rent one) one day. It was heaven to her, she loves the Ocean, and while she could see and experience the Gorgeous Vistas of Gulf of Mexico from the Decks, it was so special to drive with her along the shoreline as she saw Dolphins frolicking in the water and all the birds flying around.We even saw Eagles and Loggerhead Turtles and their eggs! It was a family reunion none of us will ever forget!Believe me she was in bad shape.So don’t rule out how special 3 Palms can be for a family reunion, no matter the age or health status. It can be done and I sure hope I get a chance when I am 80!!!

Great Beach, Comfortable Home

If you are looking for a quiet place to get away from it all, this is it. Short walk to a secluded beach; it was like we owned it. Huge seashells! Dolphins! Had it all. No noisy multi-units around. House also has nice pool. Home was comfortable and well-maintained. Owner and manager were wonderful to work with. We were a family of nine in all. Four were my grandchildren, and they had a blast. Older two loved the fishing! It is a bit of a drive to restaurants, but well worth it to stay here.

The one good feature about Three palms Compound, is that we have 2 huge refrigerators so you can stock up on tons of food and supplies. And of course, having a gas grill and charcoal grill can help hustle up some great food. We strongly recommend future guests to not be shy about asking Donna or myself for anything you may need or want. We are Dream Merchants and live to make our clients dreams come true. Spring Break

For spring break this year, me and a bunch of friends decided to go to three palms for the week. Overall we had a great experience in a quiet location. The place has insane balconies that wrap around the house, which were a total hot spot for our group. The beach was secluded and away from the big party areas, which made it super relaxing. The house for the most part was clean and huge for a group of 13. It was really helpful to have bathrooms for each bedroom. The only trouble of having 13 people was not enough hot water for us all, but good thing it has a nice pool to jump into instead. I recommend this place to big groups, it is worth it!

Beautiful, peaceful, pet-friendly home steps from the Beach

Beautiful Quiet Home. For such a huge home, it really has a nice, warm, inviting ambiance and the owners have filled it with anything you could possibly need for your comfort. Everything was clean and updated. The manager was dilgent in insuring we had everything we needed too. We loved the enclosed pool area which kept the dogs safe from running off if they (I) needed a few minutes of unsupervised sun time. Super nice neighborhood too and just steps to the white sandy beach with almost no other occupants. Owners were fantastic & willing to work with me on an incredible rate during my off-season stay. Highly recommend this home for family vacations, romantic get-a-ways or even quite business trips. -M .

Large, well stocked, close to beach

We stayed at 3 Palms for 7 nights over the Christmas/New Year Holidays. There were 2 families, each with 4 people, including 4 teenagers. We thoroughly enjoyed our stay, the weather wasn't great, but that didn't keep the kids out of the ocean! We found the kitchen to be well appointed, containing everything that we needed to cook our meals. The rooms were ample, and quite comfortable. We spent most of our time in the living/dining area together, playing cards and games and watching movies. The wifi is spotty and cell reception isn't the greatest, but that was told to us prior to our trip, and we managed just fine. The owners were fantastic, they were responsive leading up to the trip, and checked in with us to make sure that all was well while we were there. We definitely plan to return!!

Cindy, Thanks for staying at Three Palms Compound. You were our first guests since Hurricane Michael, Oct. 10, 2019. The area was still in shock and we were still in the middle of repairs and upgrades to the house. We appreciated you still coming over the Christmas Holiday amidst all the recovery efforts taking place in the County and at the house. It appears you folks were able to enjoy the beach and the many house amenities, as well. And you did it the old fashion way relaxing at the beach and entertaining yourselves with family board games. All this without Cable TV, Internet, Phone or WIFI. ( Even though we disclosed this). We appreciate the support for us and Gulf County! As of March 1st all Cable TV, Phone , Internet and WIFI are operating at 100%. Three Palms is repaired, renovated and upgraded. Top notch!

I have never written a review for vacation rental before, ever. Other than check in, we didn't call the manager or owner because there weren't any problems. Midway through the week the owner (Pete) called to make sure that everything was going ok and to make sure we weren't having any problems. In more than 10 years of beach house rentals, that was a first. After the vacation, he called again to see if there was anything we could suggest to improve the experience, also a first. If anything the house is better than the pictures, the rooms are larger than the pictures convey. It was clean, bright and well laid out. Everything that was promised was there. I can unqualifiedly say that I recommend this rental and that I would rent there again.

Better than being at home!

All the comforts of home in a pristine natural setting. 3 Palms is well appointed, complete with all amenities on could desire for an enjoyable holiday for a large group. The property is located in a very quiet area about a 5 minute walk down a sandy path to the beach. It is also close to the beautiful beaches and bays of Cape San Blas, and the towns of Port Saint Joe and Apalachicola. All you need to do when staying at 3 Palms is to bring your food and clothing, the property has everything else (kitchen, linens, pool, beach, fish cleaning supplies, wifi/cable TV , games (horseshoe, shuffleboard) and more). There are 2 refrigerators and a washer/dryer, so you can bring plenty of food and do laundry when needed. There is plenty of space and sitting areas in the home, porches and around the pool deck to enjoy time with the group or to have time alone. The properly was very clean and nicely maintained. When we arrived, we immediately felt at home. The owners and property managers were helpful, responsive, caring, kind and eager to please. Beautiful place and location for our family reunion, our family ranged in age from 2-76, we all were super delighted with our stay. Staying at 3 Palms was truly better than being at home!

We are so happy that you had such a great Family Reunion at Three Palms. It is the PERFECT place for a large family gathering. I need to clarify your statement about the beach being “5 Minutes away”……… Everyone that comes to Three Palms wants to know where the house is in relation to the Beach, understandably so! We have a whole section on our website dedicated to sharing Videos and Photos of the Beach Path under the Three Palms menu bar……….It is called: “WHERE’S THE BEACH?” The website section shows almost every possible angle to the Beach and its location to the house. We also have more Photos and Videos on all our Social Media Platforms (FB, G+, Twit). The problem is semantics. I define the Beach as where you leave the street or sidewalk and START WALKING ON SAND. According to my definition the Beach Path, and therefore the Beach, STARTS ABOUT 30 PACES or LESS THAN ONE MINUTE FROM DRIVEWAY AT THREE PALMS.ABOUT 25 YARDS. Now, the beach itself is HUGE and VERY WIDE. The Beach Path is very wide and clear of vegetation. Golf Carts and Trucks use this PATH/ROAD for access to the Beach. To get to the Gulf of Mexico and its shoreline/water it may take 3-5 MINUTES, depending on how fast you walk! So the guest is NOT WRONG, but the statement can be misleading, depending on your definition of BEACH. TO ME AND MY DEFINITION OF THE BEACH, THE BEACH IS LESS THAN 1 MINUTE AWAY!!!!!!!! Excellent Service and Ideal Location

I cannot thank my lucky stars enough for this vacation at Three Palms on the forgotten coast. This vacation was the best one of our lives, bar none. The beach was the highlight, of course. We were sitting on the beach and swimming in the ocean for at least 5 hours a day. We all got a few painful burns on the first day, having underestimated the strength of the sun. Peter, thank you for the excellent service - the best we've ever had when renting a home in Florida. You and Donna were both on the water pressure case as soon as I called, so, thank you! The house was spacious and cozy; the decks were a dream for our morning coffees and afternoon reading times. Everything in the house was more than satisfactory. The kids immensely enjoyed the outdoor games. I do think that the mattresses in the two upstairs master bedrooms can use an upgrade, as well as some other minor stuff (like the cleaning prior to our arrival). Overall though, the environment, beach, PEACEFULNESS, etc. compensated for anything that might have bothered us otherwise. It was really a dreamy vacation, and I thank you for allowing us to stay in your home.

I was a bit concerned that the area might be too remote for you folks especially being from New York state. But obviously it was perfect for ya’ll. The beach is so close and almost private that you feel like it is yours. We really try to add value to our guests experience and our Four Seasons service is one of the best you will find anywhere in the the Cape San Blas/Indian Pass area. We really appreciate your review and have put new posterpedic mattresses on the two master bedroom’s on the top floor. The one dirty cabinet was just an oversight by us and we have tightened our cleaning inspection process. We always encourage our guests to call us immediately upon arrival if there is anything remotely unacceptable with house, and will come over and correct the oversight promptly. Very well taken care of and had just about all that you need to have a great relaxing time .

First just let me say, when I told the people that I work with we were going to Cape San Blast they said you will love it. Well we did have a great /wonderful time and played games laughed everyday and enjoyed all we could . But the area the home is in is Indian Pass. There is a difference however the water color was the same in both areas as we went over to see about riding the waves there. It may not be hindering to others to get in water you can’t see your feet but I’m not doing it. So our wave riding was done on St.George Island about 45-minutes away. As the week went on we 3 couples made the best with the ocean water. Our last night the winds died down enough for us to have a fire on the beach and it was perfect the full moon over the ocean a fire to roast marshmallows just wonderfully made from our Heavenly Father. A-picture perfect ending to a great anniversary trip. Overall there were only a few things I would change and of course (1) the color of ocean water which is totally out of human control, (2) a small bathroom at ground level(3) pool heating options. I do believe this Home deserves 5 stars as it has so much to offer. We didn’t use the kids area which is awesome and the twin bedroom. So it will accommodate lots of people. Thank you for your kind remarks about Three Palms Compound! We are sorry you were disappointed. Please let me clarify. The zip code is for Port St. Joe and all surrounding areas. Within this zip code are “AREAS” or “neighborhoods”, but they all have the same zip code. There is Indian Pass, Money Bayou, Cape San Blas, the Stump Hole, Simmons Bayou, Windmark Beach and St. Joe Beach. It is very common for folks to call the whole area as Cape San Blas, especially the beach area. They are all very close to each other. One thing we do at Burns Management Beach Vacation is to make it PERFECTLY clear where our houses are located and identify them by the area. We provide Google Maps with exact location and even GPS location. We do not want anyone to be surprised or have any surprises. We provide numerous Videos as well to document the area, Indian Pass. Absolutely, there should have been no confusion as to where Three Palms Compound is. To address the water color, while you were there. Unfortunately, we can control a lot of things, but NOT the weather or water color. And if you are coming because of weather or water, ONLY …….you are missing so much of what this truly “Old Florida” area is all about. There was a lot of wind and rain for 2 weeks before you came, you just don’t know. I swim in the Gulf every time I come down and the water color is always changing, just like it does on St. George Island. We have had many guests who say Three Palms is the PERFECT place to hang out in bad weather, there is so much deck space and protected areas as well entertaining games. 2012 Review and Excellent Owner Understaning and Cooperation

We did not actually get to enjoy the excellent amenities and relaxation Three Palms offers this year (2013) due to a family medical emergency. I will explain the excellent cooperation and understanding of the owners in this matter later but first I will review our 2012 stay at Three Palms. For my wife's birthday in March we decided to spend three weeks at the beach and during the three weeks invite several friends and relatives to rotate in and out to celebrate her birthday. For this event we could not have chosen a better place than Three Palms. Three Palms offered plenty of room for the number of guests (12 at any one time) we chose to have at any one time and also offered privacy for several different families. Our deal with each family visiting was each family had to prepare a meal on a rotational basis. The spacious kitchen offered plenty of room to prepare and cook the meals. The large dining area table and kitchen bar seating provided seating for everyone. Of course the screened deck/porch areas and the decks on 2 levels offered other seating options for meal times, social hours or private times. Personally I enjoyed the concrete area on the ground level. I spent a lot of time there enjoying the breeze. With the additional refrigerator on the ground level I did not have to make trips up the stairs to the kitchen for my favorite beverages. The beach was a quick easy walk away where we enjoyed swimming and fishing. Most days on the beach you felt as if it were a private beach because the next nearest people were hundreds of yards away. We all felt very secure in the quiet neighborhood. The neighbors on the one side were very friendly and polite and the empty lot on the other side made a good place for my dogs to explore. I did not feel uncomfortable walking my dogs around the neighborhood late at night. Three Palms was very clean and comfortable. The local property manager, Donna, is very friendly and helpful. She provided us her cell phone and was glad to assist us with any question we might have. Three Palms is a great place to stay in Indian Pass and I am certain you will enjoy your stay. We were forced to cancel our trip this year (Mar 2013) the day before check-in. The owners were not contractually obligated to refund any of our rental money but they worked extremely hard to find families to rent Three Palms the last two weeks of our scheduled stay and refund us a portion of our rental money. Could not be more pleased! Definitely recommend!!

We planned a vacation with three families. We all made a conscious decision to stay in the area after the hurricane if even part of the house/area was ok, to support the community and efforts and tourism there. We are so glad we did. I could write a book, so let me try to make it shorter. We were not sure what to expect when we arrived, considering, and I say this as an avid traveler, the house is the the most well stocked house I have ever stayed in. EVERYTHING you possibly could need is in this house. If you can't find it, the manager, Candy will bend over backwards to make it happen for you. She arrived shortly after we did to walk us through, give us input on where to go locally, answer questions.. I cannot say enough great things about Candy. Each room was well kept and nice. The balconies around the house are such a nice touch, with a beautiful view to look at. The beach was incredible. NOT packed with people. It was vast and beautiful, pet friendly, people friendly...we had all the room we could ask for on the sand. We had a local company come and set up a little cabana for us each day for when the sun was too much, we rented a golf cart to ride to the beach, but please know that the tiny walk to the beach is a quick one and it's a pretty little peaceful trail. So lovely to walk to the beach each day. The large kids room was a big hit for all of our kids. They all camped up there in the numerous beds and hung out together. The living/dining and kitchen areas are new and well kept and perfect for families to gather. The pool was perfect to come back to after the beach. The grills were ready to be stacked with delicious food and the two fridges held everything we needed to do so. Kayaks available (and used!) shuffleboard, a fish cleaning room (also used! Fishing was FUN!) One side of the balcony is screened in, so nice to keep the doors on that side open at night with no random little buggies able to get in. This house was truly incredible. There is not one thing we needed that we didn't have or couldn't get. I highly recommend this home for your next visit. Please visit the area and the surrounding communities as we did to help boost the recovery of these folks down there. The devastation was drastic and they are doing so well to repair and recover. They rely on our help to make that happen. THank you to Candy and Lydia and Peter Burns, who checked in to make sure we were doing well and had what we needed. We would definitely visit again!

Beautiful Location

This property is in a beautiful location and such a quick walk to the beach. I was concerned about the walk being more than stated but it is , in fact, just across the street and has beautiful gulf views from the balconies. I enjoyed sitting on the balcony in the morning drinking my coffee and listening to the waves. Unfortunately we had rain everyday but having the shuffleboard downstairs was a lifesaver. Everyone decided to do competitions and this kept everyone busy for hours. So thankful for this small but thoughtful addition. My only complaints with this property was the kitchen and the back yard. The kitchen states it is ‘well stocked’. I’m assuming that depends on whose idea ‘well stocked’ is. If you want to serve coffee or dinner to everyone in the neighborhood then you have plenty of coffee cups, wine glasses and plates. I intended to cook since there is nowhere really to eat in close proximity for 6 people. I already knew this ahead of time and had planned accordingly. The lack of mixing bowls and sauce pans of a normal size was very annoying. Plenty of skillets but if I wanted to make Mac n cheese and green beans at the same time on the stove then forget it. No mixing bowls for pancakes, etc. The best I can call the kitchen inventory is random. Random items that looked similar to yard sale things that were thrown in. Regarding the backyard, it has been unkempt. The grass/weeds were too tall and no weeding had been done around the fence or edges. There was also trash and debris in the backyard assuming from the prior guests that were not picked up. I would think the cleaning person would look over this area as well. I was originally grateful to have a fenced backyard just for our small dogs but they didn’t want to go back there because of the condition. I am certainly glad we did not have small children that were expected to play back there. I understand that this property is in transition due to a sale but that should not mean that the outside is just left as is for now. We did have electrical and WiFi issues due to a severe storm we had and the property management was very attentive and helpful with these issues and helping to get those resolved. All in all, this is a beautiful property in a wonderful location with accommodations for many people. I would certainly recommend it as long as the backyard was manicured and the kitchen situation remedied.

Great place to stay

We loved our vacation in Port St Joe. The owner, Peter, was wonderful to work with and sent us a lot of information about the area before our trip. Jim, property manager, was attentive and responded immediately to anything we needed. We loved the decks and having parts of it screened in was so nice. There is a fabulous view of the water from the 2nd floor deck. The walk to the beach is short! The pool was a big hit for the kids, they never wanted to get out. The patio area under the house is wonderful. There are tables/ chairs and a great shady place to hang out while the kids played. This is a great place to stay.

Just What We Needed

This has become our new favorite family vacation spot! Our group consisted of six adults and three kids and Three Palms provided us with more than enough space to happily and comfortably spend a week. The proximity to the beach can't be beat! We spent multiple hours on the beach each day of our stay and felt like we were on a private beach each time! The house offered many toys and activites for the whole family, from extra sand buckets and sand tools, to kayaks, bicycles, horseshoes, shuffleboard, and of course the pool (which was still a little cool for us thin skinned adults). The kitchen was well stocked with all cookware and serving dishes. The bedrooms were very comfortable, with each room having access to the wraparound covered porches that overlook the ocean. Peter was so very helpful in answering any and all questions, and offered a plethora of information for all things local to Port St. Joe, especially for fishing and boating. Peter also recommended Dezi at St. Joe Patio for a beach cart rental, and we are so thankful to have taken his advice! Jim, the property manager was on site to give a tour of the property, and to make sure everything was to our liking, and was very easy to work with during the check out process. We highly recommend Peter's Three Palms Compound for anyone looking to really get away from it all! Thank you, Peter and Jim! We will be back!

Spring Break

We had a big group, and though we filled every bed, we never felt cramped or crowded. Kitchen is stocked with every utensil and appliance you could ever need. The location is PERFECT! It’s as if we were the only ones on the beach, and easily walked there multiple times a day, everyday we stayed (with little ones and all their baggage in tow.) You cannot beat the ocean view on the multiple patios! Wish the pool was heated, but otherwise, we had the perfect stay and will definitely be back again.

Wonderful Getaway

We loved our stay at Three Palms. It was the perfect getaway. The house was great with plenty of room. The pool was pleasant even though it was November and the location was fabulous. We had the beach to ourselves on almost every day we were there. If you are looking for a quiet location away from the hustle and bustle then be sure to check out Three Palms.

Great location

We so enjoyed our stay at Three Palms! The owners and property manager, Jim were so helpful prior to and during our stay. The house is great for a large group to spread out and enjoy. We cooked and the kitchen is well stocked with all that we needed. The pool was sparkling clean and we love the proximity to the beach. The extra refrigerator and washing machines are a nice touch. Love the outdoor shower with warm water! Beautiful and comfortable home, great location, beach not crowded, oysters down the road at Indian Pass...we loved it all. We had all that we needed and more.
