Lovely, direct waterfront boathouse sits right above the water with stellar west-facing views of Otsego Lake! Sun all afternoon! Unparalleled sunsets from the main spaces, decks, and master bedroom. Three bedrooms, 2 with queen beds and one bunk room (two twins), and two full baths ~ one on each floor.

There are balconies off of each level to ensure optimal lake access view and enjoyment!

Enter on the second floor to a hallway leading to a queen bedroom with a full bath just beyond. Follow into the combined kitchen, living and dining space with French doors out to the upper balcony where you can dine, bbq, or worship the abundant afternoon sun.

Downstairs where you'll find the primary bedroom, full shared bath and bunk room, is accessed via an interior stairwell or the private exterior door.

There is a wall AC unit in the main common area, which is comprises the kitchen, living room and dining room. All of the bedrooms except the bunk bed room, have ceiling fans and the cool lake breezes! Bedrooms do not have AC.

Outside spaces ~ Aside from the decks off the front of each level, there is a beach area to the north side with paddle board and canoe, life vests, floats, picnic table, lounge chairs and a dock for your boat (up to 22'). Lakeside living has never been better!! Swim, fish, boat from your little slice of heaven!

THERE ARE NUMEROUS STAIRS TO THE HOUSE FROM THE PARKING AREA AND FROM THE HOUSE TO THE DOCK AREA.

BEACHFRONT AREA: Guests have full use of the beachfront area to the right of the Boathouse. However, there may be a few weeks during the summer months when the owners of the property next door (who own the beachfront) will be visiting. During those times, you will ALL have access to the beach area. The owners are lovely and friendly and will be sure to enhance your stay.
