Available year-round for stays of 30 nights or more, this rear second-floor studio offers an affordable and convenient home base to enjoy the best of Newport Beach. Thoughtfully furnished for comfort, it’s ideally located within easy walking distance of many of the area’s top coastal attractions and activities.

STUDIO SPACE:
The living and sleeping area features a queen Murphy bed and a flatscreen TV, creating a comfortable and versatile space to relax. An additional armchair with ottoman provides extra seating, along with a small dining table or workspace for one.

BATHROOM:
Hallway Bathroom: Combination shower/bathtub

OUTDOOR SPACES:
The outdoor deck offers comfortable seating and a propane gas BBQ grill, perfect for relaxed meals and enjoying time outside.

KITCHEN & AMENITIES:
The compact kitchen is equipped with cooking and dining essentials and appliances, making it easy to prepare meals. Guests are welcome to bring their own food, beverages (including coffee), spices, condiments, and additional paper goods such as napkins and plastic wrap.

YOUR STAY ALSO INCLUDES:

- 2 low-profile beach chairs
- Hair dryer
- Iron and ironing board

GUEST ACCESS:
Guests will have private and exclusive access to the rear upper studio residence. This includes all interior spaces and the private upper deck. The downstairs residence is not included in this listing.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A washer and dryer are available. Please note that guests must provide their own laundry supplies.

Parking: Parking is not included. General street parking, both metered and unmetered, is available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
