We comfortably sleep 10 guests across five well-appointed bedrooms. First Floor: Features a peaceful queen bedroom and a bonus room with twin bunk beds (please note this is a walkthrough room to access upstairs).
Second Floor: Offers one additional queen bedroom and two cozy bedrooms each furnished with double beds.
All linens and bedding are provided for a hassle-free stay. We also offer 1.5 bathrooms, with the main bathroom conveniently located on the first floor, along with in-unit washer and dryer facilities.

Cute cottage, everything you need is supplied & easy access to the lake, to Geneva, to wineries & breweries. Bob is a great host & the neighbors are awesome & friendly.
Great cottage with awesome outside deck, dock and boat hoist. Cottage has everything you need, not fancy but great space for multiple guests, kitchen with lots of spots to eat. Entertainment area with pool table! Plenty of parking. But why do you go to the lake? To be outside by the water and the deck is huge, grill, amazing dock and access to the water! We had a great time and made lots of amazing memories!
We had a great time at Lake Seneca and the house worked very well for 2 families.The cons: AC not available in one room and too noisy in another upstairs. Ladder on the pier broken and not usable. Too expensive in the current state but a little work and it will be a great place to stay (again).
We came up to visit for a family reunion/graduation party in Geneva, New York which was less than 20 minutes away from the cottage. Pretty little town center, with good restaurants and a Wegmans, where we purchased our foodWe absolutely loved the location. We brought two paddle boards and rented 2 kayaks from the owner’s marina. We were all on the water all day long and had a blast.The photos on VRBO are fairly accurate. The kitchen is clean and updated, the family area (where we played games at night) is spacious and air-conditioned. And the rest of the house is very dated but accomplished our needs. Make no mistake, you are paying for the location on the dock on beautiful lake Seneca.
It was a very nice place. I would describe it as gently used. It’s very hard to find a place with that many bedrooms. also having one and a half bathrooms was a big plus for five adults.. It was wonderfully located, close to the city of Geneva, and many many wineries. The biggest drawback for me was there was no ladder access Into the water. I’m 79 years old and the thought of walking on slippery rocks to get into the water was not doable. So I had planned to go into the water every day but because the ladder was not fixed. I could not do it. It did bother the rest of the crew also.The outside grill was difficult to use. The sunset views were absolutely amazing. All in all I would reckon recommend this place to others.

A hotel on the water with lots of amenities that travels the Erie Canal & Finger Lakes at your pace.
In August 2013 my husband and I celebrated our 50th Anniversary with our family on this wonderful houseboat. It was a vacation that will long be remembered by all of us! We ate great meals at Parker's in Seneca Falls and stayed overnight there Monday and Friday nights. The week-ends in Seneca Falls are busier and not as quiet as the week nights. Lyons was a great town and we went to the interesting Peppermint Oil Museum at the suggestion of Lester, the town greeter. Since the Wayne County Fair was in Palmyra that week we were able to enjoy the fair and food. Newark was a great place to spend the night as we could hook up to 50 amp electric. We were very fortunate to have beautiful weather and spent Saturday on Seneca Lake and then Stiver's Marina for our final night. They have a restaurant, Tiki Bar and music on Saturday nights. The houseboat is very comfortable and spacious with having the upper deck. The mattresses are very nice and bathroom showers better than expected. Don't depend on Satellite and Wi-Fi on the water so plan to take advantage of the time spent together talking, laughing, and enjoying the blue herons, turtles, scenery, and the nice "greeters" that you meet in the towns. There were 6 adults and my 10 year old granddaughter. She didn't complain about not having technology that she has at home and learned about the locks that we went through, enjoyed the water slide, hot tub, and called ahead to the next lock master. One very important thing to remember is that there is always a possibility that something can go wrong with the boat.....just like a car. Don't be so strict with your itinerary that you can't deviate......."go with the flow" and enjoy each experience. Bob, the owner, is only a cell phone call away and can instruct you on any problem that would happen. I was so impressed with the communication with Bob, Donna, (his wife), and Eileen who worked with us months before the trip answering all of our questions. Eileen who works with renting the houseboat went "out of her way" to help us with the trip! These people truly care about their boat and making sure that you enjoy what they have enjoyed for many years. We even met Bob's mother the day we left the houseboat.......what a delightful lady! We actually met one of their daughters where we had a wine tasting at the Lake Street Filling Station cafe near the Ramada Geneva Lakefront where we stayed 2 nights before we got on the boat. What an incredible experience!
