Villa Acquabella comprises over 6000 square foot (600 square meters) of open living space with expansive outdoor patios and galleries. Recent Family Trip to water island-have allowed several days to pass to remove emotions and stick to the factsStarting with the positives (the positives were 10’s for sure)Island native, lush and very Caribbean beautiful for a small well kept secret. Private chef Sylvie Reis 10 of 10. Daily Meals for 15 pulled off with skill, personality and astonishing flavor. Meals timely, complete and plentiful. Each meal was presented family style and cleaning of kitchen and plating was immaculate. Became part of family by the end of the trip. Trident Boat charters 10 of 10 great service, great Charter Boats, equipment, water toys and great staff top to bottom. Multiple charters, mixed itinerary as desired, informative crew and captains. Great Airport to Water Taxi 10 of 10 Multiple transfers; handling all arrivals and departures with professionalism and flexibility. Thank you Prince Limo and Taxi. VRBO 3 of 10. Attitude -Abrasive, condescending and dismissive owner, moderate house condition. Misleading pictures and although true the number of beds for heads is certainly plentiful, running water in sections of house on a daily basis, barely a drip and rarely hot water. Gym in bedroom just weird. Ping Pong table in foyer interesting but unusable. Quality was inconsistent and sporadic at best. Fully working appliances in kitchen would be a reasonable bar of satisfaction for the price. Hostility towards guests could be done without.Suggest reading other reviews
Lisa was amazing. She cleared up any issues quickly and was very nice. We had 18 people stay very comfortably. The location was perfect being right by the ferry launch. Definitely recommend getting a golf cart & touring the entire island. We loved our time there!
I brought a group of 11-12 family and friends down for a 40th bday and this place did not disappoint!! Even had a guest house area to keep all my crazy friends separate from the family hahaha Can't wait to come back... everything was great i would definitely recommend for any type of group
Overall as advertised and worked well for our wedding family and friends. Pool was low on water (no infinity level) but still enjoyable. Some doors and windows were difficult to operate (guys had to help the ladies!) and need to seal better to help with AC operation and cost. Stop at the Pueblo Supermarket before taking the ferry to stock up on groceries - much lower cost than the WI Convenience store.

We rented this property because of the location, the views and the fact that it had enough beds and bathrooms to accommodate a large group, and the location did not disappoint. Otherwise, it was a bit of a mixed bag. The biggest problems were the lack of water pressure and the lack of hot water. The master suite is the highest room in the house and the shower was not usable. At best, water trickled out, and often nothing came out of the shower head. Similar issues made two other showers in the ancillary house almost unusable. Consequently, everyone mostly used three showers that generally had decent water pressure. However, even those showers never got warmer than tepid, and more often they were just cold water. Now, you’re in the USVI so cold water is not icy cold, but sometimes you want a warm shower. Other issues that we encountered were a lack of kitchen items (e.g., glasses & knives), 2 of 3 TV sets not working, and the fact that parts of the house (both inside and outside) are used as storage and ice making facilities for retail businesses that the owner operates on the island. The latter detracted from the ambiance of the place and led to strangers coming and going on to the property without advance notice. They were all quite nice, but it was not what you expect when you pay what we paid. Finally, the pool overlooks the harbor and St. Thomas, but it is no longer an “infinity” pool, and that feature seems to have been abandoned long ago.

When I picked the group from the ferry to help them with their luggage, I told them that they had my number if they needed anything. I do not understand why they did not contact me so that I could take care of their concerns on the spot. The next group that arrived the day the checked out did not complain about anything. Once I read this revies, I sent my maintenance team to fix the water pressure and hot water, TV and restock the villa with extra glassed and knifes. I wish they gave me the opportunity to satisfy them. As far as the infinity. pool. The pool in not an infinity edge pool and is not advertised as one.

Great get-together accommodations not so much
Location was great, accommodations were not what was advertised. Sleeping arrangements weren't adequate. It was more like a dorm than a luxury home. Dusty and even some bedding was dirty with dead bugs. Beds were low. Most doors didn't lock. I was told, the island was safe and no one locks their doors. Well yes, until you have to. We had to place a podium up against the front door for our own sense of security. Most of us had to live out of our suitcases because there was no place to hang or store our clothing/ personal items. No shelves in the frig on the doors, ice maker didn't work and freezer didn't freeze properly. Pots and pans were worn and old. Not enough paper products to accommodate the number of people staying. Wires hanging, holes in some ceilings, electrical outlets uncovered, even in some bathrooms. No where to place toiletries in bathrooms. Strangers coming and going at all times on the property added to the feeling of not being safe. Portable Air Conditioner in one of the rooms was very loud, and it ran constantly. The beds were too low, some bedding was too large. The curtains at the sliding door were dirty and stained. Water in some bathrooms kept stopping in the middle of a shower. Sometimes, even while soaping up and you'd have to wait until the water pressure was back up. Screens were not properly fitted to screen doors which allowed bugs in. Beautiful home if more thought/care for the cost & people staying there.I couldn't recommend this to anyone as is

There are several great things about the property, but also many disappointing aspects.
The good stuff:
1. Beautiful location.
2. Convenient access to a beautiful beach
3. Convenient access to the ferry
4. It's a big place, with nice size rooms
The bad stuff:
1. This was a beautiful property at one time, but it needs a LOT of maintenance and work.
2. Broken window in one of the bedrooms when we arrived, allowing bugs in. NOT fixed during our 1 week stay, but they put plastic over it the last 2 days.
3. Virtually no clothes hangers in any closet.
4. Many windows missing screens.
5. Inability to lock exterior doors so property was unsecured the entire time.
6. Major tripping hazards next to the pool.
7. Several remotes (for ceiling fans) did not have batteries.
8. An air conditioning unit stopped working 1/2 way through our stay, and not fixed.
9. The only way to do your own cooking is to get all the food on St. Thomas. So you have to take the ferry both directions. It's not practical to cook for more than a few people at this property. The logistic do not make this a convenient VRBO location.
10. Host spends a lot of her VRBO description, talking about Dinghy's (bar on the beach). Dinghy's has good food, but the host also owns it. So her interest is in making more money by suggesting you frequent the restaurant.
11. Not worth the premium price.
12. The 27' Whaler that host offers is a large fishing boat. NOT suitable for 12!
Ok So I booked this vacation Nov 2021 for my family for our stay in April 2022. Listing states 27 ppl set price per night. I invited a total of 22 family members but only at total of 14 confirmed. On April 12th I contact lisa regarding entry code as we have not received one. She replied with how many in the group including kids even infants ( the night before our fully paid vacation weird but ok) I replied with about 16 unsure but less than your list of 27. 10 adults and 6 kids including 2 infants. My group flew out on April 13th while in the airport I received an invoice of 5000.00 stating we are above our stated amount 5000.00 is due today or entry to the villa will be denied. Granted we are on a layover in Florida from Cali heading to our vacation. So I panic and called Lisa. She said we had 26 ppl I explained its only 16 your listing stated max was 27 so we are not over the limit. She stated if more than 16 show up she was denying us our stay. Unbelievable right? I had to contact VRBO customer service. They informed me Lisa had made a change to her booking but after our Nov booking that stated individuals more than 16-23 has to pay an additional 100 per person per night but since we booked prior to this updated it was not disclosed to us and we were not liable for any overage. We still had less than 27 ppl it end up being a total of 10 adults and 10 kids a cousin showed up with her 3 boys. But the stress started our vacation out terrible. I think better communication not last minute like that should be mandatory and it should not be allowed to increase prices the day of your vacation check in. I can over look all the other last minute details lisa provided the day prior such as the water restrictions that should be provided way sooner and all the maintenance guys and pool guy and housekeeper that came while we were still there my goodness lol. but after all this was taken care of with VRbo they even offered to put us up elsewhere if Lisa denied us entry was a great relief to have being so far away on vacation. After all this we enjoyed our family time and stay even if Lisa sent another bill for the 4 guest over 16 after vrbO informed her we wasn't liable for additions on her contract after we already had an agreement. Home was nice communication was poor but she didnt bother us on vacation so that was nice too.
So if you book it, just get details up front so there are no misunderstandings at check in.

Lethia’s review is not accurate. I communicated with her many times over the months. She had a lot of questions. I also agreed to accommodate her and let her check in early. The listing clearly states the price of the rental for up to 16 guests. The house can sleep up to 27 guests but, there is an extra charge per guest, per night over 16. This is typical with any vacation property.
When Lethia made the reservation in November she entered 14 guests. I always ask my guest to confirm the number of guests, so that I make sure that we make up the proper number of beds and sofa beds and provide the proper number of towels. I asked her several times to confirm the number guests. She finally responded no more than 26 but, she refused to tell me the accurate number. I edit the reservation to 26. She called me from the airport and told me that it was a mistake and that there were only 15. I asked her to please make sure and she said that she was sure because they were all at the airport together and she did a final count. When my assistant checked her in there were 19 guests. I entered the correct number of guest and she refused to pay the extra charge.

We returned from 8 days and we are disappointed on many levels with the accommodations and ownership.
When you finally pay in full, the owner will send you a notice about, limited use of A/C and water. I figured it would not be an issue, since we would be out most of the time.
When we arrived we were given our guidance, not to run the A/C, unless necessary. she continued to tell us about the "cool tropic breezes" and how those breezes would keep the house cool. However, it was easily 90 degrees in the house while she spoke of those "cool breezes". She also reinforced that showers need to be "boat" showers; where you turn off the water while you wash. I am confident that we complied with this "Boat" shower rule. If not we surely would have run out of water (21 people for 9 days and 8 nights...).
I should have known there would be an issue when on day one the electricity went out, causing the water pump to also fail. This issue continued nightly.
We as a group were very consciences of the A/C, but with a group that large and with so many kids needing naps, it was simply not possible to not run the main house A/C most of the day. The A/C is not powerful enough in the bedrooms to really keep it cool at night and the "cool breezes" were not "cool"
Additionally, the location is less than ideal; you are a mile from the beach (it's a nice beach though). It’s a constant back and forth.
Lastly, the owners overcharged us and are completely unwilling to return our money, even though I have provided them with all of their rental agreement documents proving the overpayment. Lisa disregards her own rental contracts and simply calls me names. They went so far as to try and also charge us for the electricity and water we used while there (we were a part of 21, it’s obvious with a group that size water and electricity will get used), one of the carts broke down through no fault of our own (it is a well-used cart) and they charged us $700 to fix it.
Most importantly, they will NOT return our deposit, even though the house was returned perfectly. She still owes me a large amount of money!
I have spent a month trying to engage in productive discussions, but the owner, would not discuss and every conversation she comes up with some new charges that we "owe" her (over use of water, over use of electricity...)? It's ridiculous!
I would be uncomfortable recommending this house, since I cannot trust the owners to be honest and upfront.

I have tried to dispute this review with the listing sites as it is clearly defaming, but I have yet to be successful. Mike N.’s allegations are untrue and therefore I am obligated to respond in defense. First of all, it is ridiculous that he states that the house is a mile away from Honeymoon Beach when it is a 5 minute walk or 2 minute golf cart ride. Every other review invalidates this allegation and his others.
He is accurate in describing my policies concerning A/C, electricity, and water consumption. In most of the Caribbean it is considered normal practice to ask guests to be extra conservative with these resources as in most islands they are expensive and limited in availability: $0.55/KW Hour and $0.12 per gallon of water. We always ask that A/C be limited to when “in use” meaning that they should conserve energy and shut the units off when they are not occupying that particular room. The A/C units are adequate and can cool a room in 15 minutes. All of these requests are communicated upon our guest’s enquiry.
Mike N. inquired for a rental for 13 guests initially. He changed the number to 16 and the dates many times and showed up with 21 guests. This group asked that I help in arranging extra concierge services such as hiring a fishing boat for the group, private chef, and masseuse. I organized all of those special requests. Mike N. was presented with my bill for extra guests: I only charged him for 3 additional, and services and he agreed to pay the bill less his 1000 deposit, which I agreed with. He paid the bill via paypal the next day without any concern or protest. The bill for the golf cart was 700 from the mechanic to repair the golf cart that was negligently driven off the side of the road and the front axle was broken and had to be replaced. A local Water Islander reported seeing the group driving the golf cart recklessly several times during their stay. Yet I never charged Mike N. for this repair. His group seemed very content with everything as they often interacted with us during their stay and expressed their enjoyment, even personally thanked me on several occasions. They also left a lovely note upon their departure.
I can only speculate that Mike N. must have had an issue with the additional charges upon his return home when possibly other members of the group had a problem with paying more for their stay

1st mistake of the trip was staying on Water island there is only so much you can do, the ferry ride to and from gets really expensive in a group this large. Single trip $10, Round trip $15, a pass that they punch was $75 for 15 single trips. We went through 4 or 5 punch passes and I don't know how many Round trip cards. Plus it's $2 per bag. The ferry runs 8 to 6 during the week. Leaving the main island every hour on the hour. An every hour 15 mins after from WI. So your last ferry to WI is at 6pm each day. There aren't any grocery stores on the island just a little storage container building ran by lisa, that has overpriced store goods. The house is just behind it, in fact you can see the house as you ferry over. It looks massive as you pull into dock. There are 2 cart rentals, 1 is Lisa the host of the house the other is Rachel's directly across from the front door of the house. Rachel rents much cheaper than Lisa. At 1 point in a review I read the house came with a cart it no longer does. Once in the home you quickly noticed lots of things that was not advertised an you get a message saying conserve water with boat showers, and not to run the AC if you're not in that room. The Master bedroom has nothing in it just a bed that wall unit does not exist the pictures in the listing are false. (The brace under the bed had to be re-arrange so the mattress didn't sink in, in multiple rooms.) The 2 bedrooms to the left as you come in were as listed. The grand room/ kitchen biggest let down the oven didn't work. We brought our food over to cook for our stay not having a working oven in the main house was extremely annoying. The stove top in the 2nd house didn't work but the oven did. There was only 1 working TV for both houses. The internet didn't work in the 2nd house the water cut on and off in the 2nd house you had to then shower in the main house. The 2nd house bathrooms didn't have any toilet paper and the fans didn't work. Six ppl in our group stayed in the 2nd house and had daily issues. There was debris and a bottle of bug spray in the bottom of the pool, it was never on to cycle the water. We were told it gets cleaned once a wk. There are many rough spots in the pool the kids had nicks and scraps on their feet and legs. Don't look down on any balcony there is trash and junk everywhere. The cleaning crew missed the mark too many areas noticeably untouched. Laundry access isn't included but was when I booked. Lisa was nice but could do better.

I have been renting properties as Vacation Rentals for over 20 years and this was the worst group I have ever hosted. They need to be blocked from VRBO and all other vacation rental site. This review is not accurate, and it is defamation.
They should have done their research of where they wanted to stay. Or they should have paid the higher prices to stay on St. Thomas. People choose Water Island for it’s tranquility, nature, amazing beach, and friendly people
The WI Mart is a convivence for residences and guests and the prices are very comparable to that of St. Thomas. I always promote buying groceries from Pueblo on St Thomas or having the property provisioned.
I encourage my guests to rent golf carts from Rachel. My rentals focus on hourly rentals for day visitors. They can choose to rent from me. My carts are more expensive, as they are brand new and we do not require a $500 deposit.
We live on a small island, and we ask our guest to be respectful as electricity is the highest cost in the world and we need to ship water in. These guests ran the AC 27/7 and they had all the window and doors open. I asked them many times to shut the doors if they were going to run the AC but they did not care.
We are in the process of updating the master bedroom and we removed the wall unit shown in the picture so that we could paint the wall behind it.
The guest where very large and they never notified me that they need to re-arrange the brace under the bed.
I informed the guest that the oven did not work in the main kitchen, but the two other ovens worked. We ordered a new oven as soon as I found out that the prior guest spilled rum on the control panel and burnt it out. The new oven must be shipped in from Miami as there is no oven available to purchase on St. Thomas.
All the stove tops work and they never told me that there was an issue. I checked and all are functioning.
All TV worked. The Cable TV provided by Dish Network was working in the main house and in the guest villa. The TV in the cottage worked but the cable programming was not available as the cable had frayed. I calles the company right away to come out and replace the cable. Unfortunately, they never showed up. I called them every day and they said everyday that someone would come out and change the cable.
The kids had unplugged the router to charge their phones. They told me that the interest was not working, and I immediately responded and plugged in the router and showed them that it worked and told them to charge their phones in any other outlet.
I was never informed that the water cut out in the guest villa. I had to buy two additional loads of water while they were there as they had no respect to conserve water.
They wanted to check in early and the cleaning ladies where rushing to accommodate them. They called me and told me there was no toilet paper in one bathroom and I immediately brought them some.
They lost the remote to one fan and I brought them a floor fan and had my maintenance man buy and install a new one the very next day.
The pool in on a timer system which is working properly. . The pool service come every Friday. The pool was resurfaced less than six months ago.
We do not allow access to the laundry and personal garage. We do provide fresh towels half way through the stay. They asked for extra towel and we provided them. They did not accurately report the number of guests.
They left the place a wreck and super filthy.

Not stocked well enough!
Overall we had a great time but with a family of 18 the house did not have items that you would expect to be there.
1. Use of the laundry facilities that are in the home but not available to use. We had a baby vomit on clothes and blankets but in order to get them washed I had to reach out to the owner and she told me she would have the housekeeper come use the washer and dryer for us for a fee of $50.
2. Not enough bedding. Most beds only had a sheet on them and we could not find any more blankets or comforters anywhere.
3. No beach towels available so we had to buy them.
4. Only small fry pans, no electric fry pan, no crockpot, no iron,
no measuring cups, very little in the kitchen to aid with cooking. With 18 people you HAVE to be able to cook some meals at the house ESPECIALLY when their is only one restaurant on the entire island and a ferry is expensive and stops running at 6 pm.
5. The pool water is way to cold to use.
6. The cost to get the family to and from the island was VERY expensive. It cost us an additional $4500 JUST to go from the island to St. Thomas on the ferry and then to take a van to get anywhere. It cost me almost about $400 to get to St. Thomas, take a taxi to a grocery store and then take the taxi back to the marina at the cost of $3 per box of groceries plus $12 per person and then the $12 per person on the ferry plus the cost of the boxes. The owner did not make it clear to me that it would be that difficult to get food and necessary items for a week. I should have been told about provisions and hiring someone to do that before my deposit was non-refundable.
Water Island is a beautiful place, the house was plenty big for all of us and we had a great time but it was a lot more expensive and difficult than I thought it would be.
We loved the house. Lisa was very accomodating. View was amazing . Pool was clean and perfect. There is no washer and dryer for guests, but the cleaning service did the linens and they were wonderful. Definitely hire Kevin the boat captain and charter Lisa's boat. Made the trip even better
This house is huge and the location in proximity to the dock is fantastic. Lisa is quick to reply with many answers, and she seems to have a hand in most of water island. Her handyman was around a lot and helpful. Water Island is a little sleepy, so it’s perfect if that’s what you’re looking for.
Pros: tons of space, there are two kitchens between the two main living spaces, and great access to the dock and rental carts. Towels and paper products were plenty. Many sleeping spaces so even large families can spread out for sleep. Everything is minutes away with a golf cart.
Developing: the pool’s water was pretty low. Many things are loose - doors, drawers, etc. and could be tightened a bit. The kitchen could use some more supplies, like whisks, measuring cups, etc. No basics are in the kitchen - so be ready to bring or buy foil, plastic wrap, salt and pepper, etc. The gym equipment is pretty rusty and could use a touch-up as well.
Nice large space on a quiet island. A great value if you have a large party.
Had a party of 13 stay, plenty of private space for everyone and a cool main area for everyone to gather and hang out. We had a blast! Few minor things need tweaking like some door handles. But all in all was as advertised. Really liked water island but the ferry fees were a bit high, maybe Lisa you can work out a deal for those staying a week. We rented a couple carts and were glad we did the beach is walking distance but quite a hill back up, also cool things to drive around and check out. Would stay here again.
This was a super fun time, exactly what I expected, no surprises because I felt we did the homework. We read the reviews, did some research and took advice from prior guests.
The home was clean with plenty of room. The pictures really didn't do it justice, we were pleasantly surprised. We did not use the studio, but did utilize the villa and guest villa and this was fine for our party of 14. We rented 2 carts from Lisa and that worked fine as we are mostly all walkers. The island was larger than I thought and it was easy to walk 4 miles each morning with hills and views a plenty. Everyone we met was very friendly just as we expected.
Lisa met us right on time, took us on the villa tour and we were set to go. Easy walk to the beach, Isla provided a dinner Saturday that all raved about (though it may have come from Dinghy's??) She also grabbed us some provisions which was key. Taking the ferry to Crown Bay was simple and convenient. We went over one day to tour Red Hook and Mountain Top, tons of fun on the Safari taxi's. And a second time to ferry over to St. John.
Otherwise our time was spent on Honeymoon Beach which was close and perfect for our group, and Lisa's home was super convenient.
Not sure if we will ever make it back since there are so many places in the world to visit and see but the 14 of us made some wonderful lasting memories on Water Island along with lots of laughs and fun at Acquabella.
Notes on Villa:
1. we all packed a roll of TP, but it wasn't needed
2. The internet was great, for all of us, but ONL:Y in the living room and pool area. I did not complain to Lisa, but the guest villa never had internet. We had a few techies in our group and even they could not get it to work. No internet in the bedrooms (except upstairs office). The living room/kitchen was big enough to accommodate all of us and our devices so it wasn't an issue. The upstairs office worked so that provided privacy for Zoom calls.
This is the second time this year we stayed at this property. The location is perfect and the house easily accommodated our group of 10. The ferry and mini mart on the island are right next door. The golf cart rental is across the street. Both Dinghy’s and Heidi’s are a 2 minute golf cart ride. Lisa was available for anything we needed throughout the week. Our last night Chef Isla came to the house and prepared us a four course dinner. I would highly recommend her! I can’t say enough about how much we love staying on Water Island.

Just an absolutely beautiful location. Just returned home after a week (6 couples). We all had our own bathrooms/bedrooms. A few minor hiccups to the week, but if you texted the owner she responded quickly. We can't wait to return to Water Island!
I love the house it’s just needs some tlc , great views beautiful pool , great people on the island , Lisa was a great host on point with our needs.

Othia's group was lovely. We blocked out the Estate for a month to do repairs and maintenance, upgrades and renovations. It is ready to go back on rental.

Great location
We had about 15 people stay on this house for my wedding. Overall the house is beautiful. We had a few bumps, laundry was definitely one of them. Unfortunately the washer and dryer was broken upon arrival which made things more complicated but we figured it out after about 4/5 days. Very hard to communicate when there is no house manager to help. However, Janet Lee did her best. Location is amazing.
Check in took longer than expected... One couple couldn’t check into their studio room until after 8pm. But we still made the best of it. Housekeeping was on point and tried their best.
I will say we had a great week, and I totally understand when staying in a house that large with that many people things will go wrong. It wasn’t anything we couldn’t figure out.
We would stay here again.
While Lisa was responsive and helpful, as noted in other reviews the property could really use some basic repair work. Cabinet doors off, non-functioning dishwasher, some AC works well in bedrooms others do not. The location is convenient.
We had a great time on water island! The home had LOTS of space for our family group of 12. Everyone had their own room and bed. The view from the pool deck is gorgeous, especially at night. We like to cook as a family and found all of the amenities we needed to do that. We only wish we had some pot holders and kitchen towels. Other than that we had a fabulous stay! Thank You!
