Come enjoy the majesty of the Sierra Nevada Mountains! This spectacular mountain home is located in a quiet, family friendly, scenic neighborhood in Upper Kingsbury in Stateline, Nevada, part of Lake Tahoe's South Shore: 1.9 miles from the Nevada Side of Heavenly's Boulder Lodge and a 10 minute drive to the casinos, lake, beaches, Edgewood Golf Resort and Heavenly Village. If you’re looking for a family vacation or a weekend get-away, this is the place to be. The home sits on the rim of the Tahoe Basin in a quiet family-friendly neighborhood at an elevation of 7,300 ft. It is one block to the Tahoe Rim Trail which is a family and dog friendly trail great for hiking, mountain biking or horseback riding. The house is 2,132 square feet, with 5 bedrooms and 3 bathrooms, and can accommodate 10 people comfortably. The moment you walk in to the house you will love its warm and inviting feeling. Each room has been individually decorated with Lodge style furnishings.

There is a 8-person therapeutic hot tub on the back deck.

This home has updated modern appliances, kitchen, bathroom sink areas plus laundry facilities. It comfortably sleeps 10 people with 1 king bedroom, 2 queen bedrooms, one bedroom with 2 full beds, and one bedroom with 1 full bed.

For the safety of our Guests, our home, and the protection of the surrounding forest, our house is inspected inside and out annually by Nevada's Douglas County Fire Department, the Douglas County Code Enforcement Agency, and the Vacation Home Rental (VHR) Enforcement Agency.

Safety features at this property include a Security Lock & Alarm, Inc. monitored smoke and CO2 alarm system installed throughout the interior of the house; multiple fire extinguishers in the laundry, main bedroom, and garage areas.

THINGS TO KNOW

-This property requires a 3-night minimum stay; and 4-nights during Fourth of July, Thanksgiving, Hanukkah/Christmas/Kwanzaa, and New Years.

Short term rentals are a hot political topic in the Lake Tahoe communities and the county aggressively regulates and monitors vacation rentals. The Vacation Home Rental (VHR) Enforcement Agency is the governing board for South Lake Tahoe. A copy of their regulations Chapter 20.622 is posted at the house. Here are some of their rules, which we strictly follow.

-Maximum occupancy of 10 guests.

-County regulations limit parking to 3 cars in the driveway/garage. Street parking is strictly prohibited 24/7. Do not block neighbors driveways. Parking passes are provided by the owner and must be displayed in the drivers dashboard. Failure to follow parking rules will result in a $500 fine to the driver of the vehicle.

-You may use the hot tub/jacuzzi from 8 AM -9 PM ONLY. State of Nevada Law states children under the age of 15 are not permitted in hot tubs at any time

-Quiet Hours hours are designated between 9 PM -8 AM. There are permanent residents who live around our home and noise needs to be kept to a reasonable level. Loud music, parties, or other activities that disturb the peacefulness of the residential neighborhood are not allowed.

-Onsite parties, group events, weddings, and retreats are strictly prohibited

-Inside our Bear Box are three garbage containers. All trash must be bagged and tied tightly, deposited in the trash cans, and lid put back on each can. Per Tahoe Refuse, the local garbage collection company, trash bags must be level with the cans, the bags cannot go above the can rim, no overflowing trash. Tahoe Refuse picks-up the trash and recycling at 7:00am on Thursdays. New Recycle Bin with green lid must be placed at the end of the driveway, on the street, by the Bear Box for pick-up. If you create more garbage then the 3-can Bear Box can hold, you are responsible for this garbage. Please take the garbage with you on your departure to: South Tahoe Refuse, 2140 Ruth Ave., South Lake Tahoe, CA, Mon-Sat 8:00am-5:00pm OR The Douglas County Transfer Station, 902 Dump Rd., Gardnerville, NV, Tue-Sun 9:00am-5:00pm.

The Lake Tahoe Township of Douglas County Transient Lodging License Room Tax is 14% as of July 1, 2017. It is comprised of 8% transient occupancy tax, a 4% transient lodging license tax, and a transient lodging rental tax of 2%. As of July 1, 2019, Nevada Senate Bill 461, states the Tahoe-Douglas Visitor's Authority, Section 2, establish a $5 tourism surcharge on the per night charge for the rental of lodgings in the Township: the surcharge will be noted as a Property Fee.

The HomeAway/VRBO Traveler Service Fee of 15-18% helps cover their costs of operating their website for travelers. Some of these costs include facilitating secure transactions with Yapstone and developing their products and services.

We are originally from Chicago, relocated to San Diego for the fantastic year round weather, ocean activities, and beaches. We love Lake Tahoe and have been avid fans since 1991 for the beautiful clear lakes, skiing/snowboarding, fishing, kayaking, paddle boarding, hiking, biking, snowmobiling, glider flights, and the endless trails. In 2004 we purchased our home and it is our treasure! You will enjoy its warm and inviting feeling.

Why they chose this property

We chose this property for the quiet family friendly neighborhood, the spacious lot, the close proximity to the trails, the easy access to Heavenly Ski Resort, Heavenly Village, Casinos and the many lake activities. We love the mountains, numerous outdoor activities, and the closeness to San Francisco. Lake Tahoe is the perfect compliment!

What makes this property unique

Our house is in a magical location. It is located near the top of the Kingsbury Grade, surrounded by beautiful forest and excellent hiking trails.

From our house it is 1.9 miles to Heavenly's Boulder Lodge and 3.2 miles to the Stagecoach Lodge for skiing and snowboarding in the winter. For hiking, mountain biking, outdoor and lake activities in the summer: 4.0 miles to Kahle Park; 5.4 miles to Nevada Beach; 4.6 miles to Edgewood Golf Resort; 7.5 miles to Zephyr Cove Resort; 12.1 miles to Camp Richardson; 13.2 miles to Kiva Beach and 18.3 miles to Emerald Bay State Park. For gambling and village funit is 4.4 miles to the casinos; and 5.1 miles to Heavenly's Village.

One of the Tahoe Rim Trail heads is 1/2 block from our house, awesome for hiking and biking in the summer and is dog-friendly. Our home sits on a wonderful 3/4 acre lot; the backyard is fenced for the safety of children and pets with lots of space to run and offers partial shade from the 100-200ft trees. In the winter the yard offers lots of snow activities. The big deck lets you enjoy dining outside, relaxing in the sun, and the enjoyment of the spa. We love to cook so the 5-burner gas top, double kitchen sinks, the double convection wall ovens, 50lb ice maker, quiet dishwasher and all the plates, pots and pans to help you create a feast!
