Luxury Lake Living - Open Boat slip, Great for Families
5 bedroom house including a detached casita that comfortably sleeps 14 adults + more kids. Perfect for families, stocked with everything needed for a baby to big kid to eat, sleep and play. A gorgeous shaded backyard provides respite from the hottest Texas days for backyard games (provided). Detached climate controlled casita features a full sized queen bed and a half bath. The extra-long patio offers stunning views of the lake, including the most breathtaking sunset you’ll ever experience. Covered patio with grill has a picnic table (table cloths and fly tents provided) so you can enjoy the breeze and overlook the lake while dining.
The property has two docks: one where the jetskis are stored that is perfect for swimming, rope swinging & shaded lakeside-lounging, & second dock for boats. Lake seats, a stand-up paddle board and a kayak for your use are provided. The second dock houses the boats with an open boat slip to bring your own boat (without a lift, please see photo for measurements). The marina is a 3-minute boat ride away and a .2 mile drive to launch your boat.
MORE ON THE HOUSE
Enjoy astounding lake views from nearly every room of the house from the ample picture windows. All rooms are very comfortably appointed with plenty of cozy and practical seating options for gathering. Enjoy an evening around the game table playing poker, dominos, chess/checkers, or any of the other supplied games (including many kid games!) with a perfect view of the sunset. The house has two primary suites- a downstairs queen with an ensuite bathroom and an upstairs King with an ensuite bathroom. The upstairs king primary has a walk in closet converted to a nursery. No stairs are required to enter the house or enjoy the living spaces. The only space upstairs is the secondary king master and bathroom.
The bunk room features two XL twin over twin bunks so they are suitable for adults and kids alike.
Two living spaces offer a place for the kiddos to chill out at the end of the day while the adults do the same in a more serene space. Both the game room and living rooms have TVs. The game room has an Xbox with 4 controllers and lots of games, as well as many family-friendly DVDs. Main living room has provided streaming services available.
A fully stocked kitchen offers everything you will need to cook for and serve the up to 14 guests you may have at the house, including kids plates/cups/utensils.
The detached casita features a full sized queen murphy bed + a half bath. Tables and chairs in this room make it also an option for anyone who needs a quiet space to work during their stay. The casita also has a treadmill overlooking the lake, free weights, and other exercise equipment, including a detachable treadmill desk.
For those visiting during the winter months, an indoor wood-burning fireplace and an outdoor firepit make this lakeside lodge the coziest place to spend a dreary fall or winter day.
The house is powered primarily by solar panels! Cool off after a long day on the lake with energy sourced from the sun!

Conveniently located in West Livingston, making it one of the quickest drives from the Houston area. Walk to the Wet Deck (21 and up only after 4 p.m.) for some nightlife or to grab a casual lunch with the family. Hop to the marina - a .2-mile drive - to launch watercrafts and gas up. A 5 - 10 minute boat ride will get you to the oh-so-loved Pine Island. Enjoy a handful of inviting restaurants, even a winery, within 10 - 15 minutes from the property (see my guidebook for more recommendations!). Lake Livingston State Park is a 6-minute drive. Livingston Municipal Golf Course is a 15 minutes drive, as is Matthews Street Park featuring a pool, trails, pavilions, tennis, playground, and more.
Another benefit of the West Livingston location…the AMAZING sunset over the lake. It can’t be beaten!

Each room has a sound machine. The crib room has a wall-mounted monitor and a diaper genie for the littlest guests and a ReadyRocker in the closet for babies who need rocking. Bathtubs for infants, play mats, jumpers, and more can be found in the crib room's closet. For groups traveling with more than one infant or toddler, we have:
1- a pack and play with mattress and SlumberPod
2- a toddler cot with a sheet and blankets
3- a toddler mattress that can be used on the floor of a parent's room
The kitchen offers plenty of kid-friendly eating supplies.
Toys galore for the older kiddos, including a karaoke machine and some outdoor activities, blocks, Nerf guns, trucks, stuffed animals/baby dolls, and more.
In the backyard, you’ll find a tree decked out with platform swings and climbers. A ninja climbing course with a zip line will challenge and detail the older kiddos who are taking a break from lake activities. Pop your little one in the infant/toddler bucket swing hung from the ceiling on the swimming dock to keep them entertained while the big kids enjoy the rope swing into the lake.
Alongside the adult picnic table outside is a kid-sized replica where up to 6 little friends can dine.
Rash guard-style life vests suitable for kids 33 to 55 pounds and comfortable enough for all-day wear provided for your use (8 available).

Why they chose this property
During COVID, we got stir crazy one day and said, why don't we own a lakehouse!?! We started looking that afternoon, went to 6 properties on two different lakes that Saturday, which ended at this house. We immediately knew it was the one! We were the proud owners just a couple of months later, and have loved spending weekends out where with our family ever since! Love getting to share it with other families for some great memory making.
