LIVING & DINING AREAS: The ground floor features a spacious open-concept living and dining area with a large sofa, additional seating, and a streaming TV. A large dining table with seating for eight is complemented by an additional table with seating for four. Sliding glass doors open directly to the front patio, creating seamless indoor-outdoor flow with easy access to the grill, boardwalk, and beach.
BEDROOMS: - Primary Bedroom (second floor): King bed, TV, walk-in closet, private balcony with ocean views, and en-suite bathroom - Guest Bedroom 1 (second floor): Queen bed, TV, closet, and en-suite bathroom - Guest Bedroom 2 (second floor): King bed, TV, and closet - Bonus Room (ground floor): Twin daybed with twin trundle and TV
BATHROOMS: - Bathroom 1 (ground floor): Powder room with single vanity - Bathroom 2 (second floor): Primary en-suite bathroom with walk-in shower and dual sink vanity - Bathroom 3 (second floor): En-suite bathroom with tub/shower combo - Bathroom 4 (second floor): Hallway bathroom with walk-in shower and single sink vanity
OUTDOOR SPACES: The ground floor front patio provides direct access to the boardwalk and beach and includes a grill for outdoor cooking. The third-level rooftop deck features three lounge chairs and a table for six with a market umbrella, offering panoramic ocean views and a perfect space for relaxing or entertaining.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware and includes both large and small appliances. A large center island with barstool seating for five provides additional dining and gathering space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin rollaway beds (best suited for children) are provided.
Laundry: Washer and dryer facilities are located inside the unit and are available for guest use. Guests must provide their own laundry supplies.
Parking: Two tandem parking spaces are provided, including one garage space and one carport space on the left side. Small to mid-size vehicles only; large SUVs will not fit. General street parking, both metered and unmetered, is also available for larger vehicles.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The house was awesome with an amazing location. You can literally walk out the patio door, walk 6 ft and you’re in the sand on the beach! A huge kitchen was so nice as we made some great meals while there. The host was very helpful, gave great instructions, checked in on us and answered questions very quickly. Highly recommend and we will be back!

This is our 6th rental in Newport Beach and Is by FAR our favorite. Plenty of living area and large covered patio on the boardwalk. Love the proximity to the newport pier. Dont miss the Farmers Market on Sundays at the Pier! Cannot say enough how much I love this placce!

We are from the OC area and wanted to plan a family staycation. We had a wonderful time at this house which was right on the boardwalk and walking distance to restaurants, bars, shops, etc. the check in process and communication was amazing. We will be coming back and renting this house again!

The home was overall very clean, had everything that you could ever need in kitchen. The only thing to improve on is extra towels since there was only one per person. Also the sofas were not comfortable. And yes it can accommodate up to ten persons but this includes a trundle bed and two foldable cots. But location and setting was perfect since it was close to anything you might desire.

Definitely would recommend using them for stays in Newport Beach!
I have been using Beachview Realty to book Oceanfront homes in Newport Beach the last 5 years. They always have great properties for my family to stay with multiple options . They are extremely helpful on booking, arrival details and departures. Their units are clean and if you encounter an issue, they respond immediately. Definitely would recommend using them for stays in Newport Beach!
Outstanding beach front house centrally located in NB within walking distance to the pier, great restaurants and Balboa Bay. Photos on website accurately portray the property. House has amazing views of the ocean and coastline. Appliances and bathrooms are updated. Good communication with the leasing office.

Liked: Check-in, communication, listing accuracy
The location was great. The management people were also great.Here’s what wasn’t so great. 1. Almost all pots and pans needed to be washed before we could use them including the blender.2. The neighbor 1 house down from us has 2 large Doberman pinscher dogs. They run out onto the porch, which faces the rental home, barking at every dog that goes by. They also are using the porch as a potty station. You can see the poop piles and see the urine running over the porch. It smells!!! The barking was awful and then the owner would yell at the dogs from inside the house to “Shut up”. I felt very sorry for the dogs.
