Lovely Victorian near Bathhouse Row
This spacious Victorian sits on a fenced acre of old oak trees, just a mile from Bathhouse Row. Close to restaurants, bars, spas, Magic Springs, racetrack, hiking/biking trails and everything Hot Springs has to offer. Twelve-foot ceilings, chandeliers, a wraparound porch, huge windows and lots of old world charm set this house apart from the rest. You'll have the whole place to yourself. Living room, dining room, foyer, fully stocked kitchen, two bedrooms, new foam mattresses. Read the reviews!
The space
This majestic Victorian home is all yours to relax in during a visit to Hot Springs!
YOU WILL HAVE THE WHOLE HOUSE TO YOURSELF, on 1.5 fenced acres of towering oaks, right in the historic district of town.
(Plus: I am a real host - which means you can trust me to make your stay enjoyable. There is no "management company" that will leave you on hold.)
Huge windows and high ceilings make this amazing house light and open. Trees outside every window. Close to hiking, spas, and activities!
It's less than a mile (literally a one minute drive!) to Bathhouse Row. Minutes away from spas, restaurants, breweries, the Magic Springs Amusement Park, Gulpha Gorge, and hiking and biking trails. Ten minutes to Oaklawn Race Track and fifteen minutes to Garvan Woodland Gardens and Lake Hamilton. This relaxing Victorian is super fun to hang out in, and has a fully stocked kitchen and large dining room table that makes cooking meals together fun. New foam mattresses and unique furnishings throughout.
Nature lovers will enjoy the birds, squirrels, deer and trees on the property. It's quiet and serene inside with a large dining room table that's perfect for playing games! We do it all the time!
I use 100% cotton linens. And the cleaning fee goes entirely to my housekeeper (a mom of four). I don't profit from it! (The house is 4000 sq feet, and there are six bedrooms. She does an excellent job, and earns her money!)
This house is great for family reunions and groups of friends, but Hot Springs is cracking down on the noise ordinance to preserve the neighborhood, so NO LARGE PARTIES.

It sits alone on 1.5 acres of trees, in the historic district.
The first floor has one spacious king bedroom, a beautiful queen bedroom, a large living room, dining room, stocked kitchen, full bath, sitting area in the foyer, a covered porch and a fenced yard.
(There are four additional bedrooms upstairs for larger parties, please message me for more info if you have a large group or want to plan a family reunion!)
I am always available by text or phone The housekeeper, Margaret, is close by if there are any questions or concerns. Guests can self check-in and check out, and will have total privacy.

Will there be anyone else in the house? NO! You will have complete privacy.
Can you walk to town? You can! But it's a mile each way -- and since Bathhouse Row itself requires a lot of walking (there's also nice hiking trails you can access above the visitor center) we usually drive (takes about a minute), then we park in the free lot and walk around Bathhouse Row to enjoy the shops and sights.
What kind of mattresses and bedding do you have? The downstairs mattresses are both new foam mattresses, the upstairs rooms have new foam mattresses, although one room has a regular mattress with a memory foam topper. I only use 100% COTTON linens on all the bed!
Is there a place to do laundry? Yes! The house has a washer and dryer off the downstairs King bedroom downstairs.
Towels? There are plenty of towels! You can wash and/or dry the towels in the laundry if you need to.
Is there hiking nearby? Yes! Just across highway 7 (Park Avenue) less than a mile away, is the Gulpha Gorge RV Campground trail head. You can even walk over the ridge, past the an amazing overlook and end up in Bathhouse Row!
Is there a place to swim? Yes! Lake Ouachita is about a fifteen minute drive away. The water is warm! Blakely Dam is a great place for a dip-- it's about twenty minutes outside town. And Charlton Recreation Area (out of town toward the south) is perfect for kids. Plus there's Magic Springs Water Park, of course, which is only five minutes away.
Is the kitchen good for cooking? Yes! There are lots of pots, pans, utensils, plates, cups, flatware, glasses, range & oven, microwave and refrigerator. There's a regular coffee maker, toaster, etc. You can make anything from a quick grab-and-go meal, to a full family dinner. There are usually some spices and things for baking in the cupboards, and we leave the condiments in the fridge, since it seems silly to throw them all out. But plan to bring whatever you think you might need for the meals you want!
Is there parking? Yes! We always park on the street right in front of the house. (The driveway is narrow and has roots and tree branches, if you want to park inside the gate, it's park at your own risk!)
Do you have any games? Yes! In the hutch in the dining room there are board games and card games, etc. There's also lots to do in Hot Springs! The local visitors guides and websites provide much of that information.
Are there TVs? The house has one large ROKU TV in the living room with Netflix.
Do you have WIFI? Of course! It's fast, too!
Do you have a BBQ grill? Yes, the house has a small “charcoal” grill on the porch. Nothing fancy! Please bring charcoal briquettes along if you want to grill, we don't provide the charcoal.
Can we clean the house ourselves? Sorry, but we have the house professionally cleaned between each rental. That way we ensure it is sparkling clean and fresh for you. The fee goes directly to the cleaning company. We make no money on the cleaning.
What do we do with dishes and soiled linens? The towels may be left on the floor in the bathroom. The housekeeper will strip the beds. Please leave a clean kitchen! Pots and pans, etc. need to be cleaned and put back into the cabinets. But you can load the dishwasher and run it and the housekeeper will empty that for you as a courtesy. (Soiled dishes left in the sink/house will result in an additional cleaning charge).
When will I get my security deposit back? Security deposit is handled through Airbnb. I do not have access to that money! They credit it back to you the day after you vacate unless I make a claim-- about damage -- which I've never had to do!
How do we get keys/code? There's a keypad on the front door with a four-digit code, so all you have to do is press in the code.
When is check-in and check-out? Check-in is at 4:00 p.m. on the first night of your rental and check out is 11:00 a.m. BUT, if no one is renting immediately before or after you, we will be happy to arrange access for you earlier or later, as you might need -- whenever possible.
What if I need to get hold of someone about the house? Call or text me! We usually respond immediately to all texts or calls.
How about pets? No pets, sorry!
Other things to note
Parking is in on the street in front of the house, and it's okay to block the gate since no one else will be there. There's a short walk to the front door with two steps. The driveway is fenced off because it is narrow and rocky and there is no access to the house from the back side. (Parking inside the gate is park at your own risk!)
There is an Alarm system.
Because of current HOT SPRINGS CITY ORDINANCES there can be NO LARGE PARTIES! They are cracking down on the noise ordinance to preserve the neighborhood.
This is my actual home, but we only live there part-time, so you have the whole house to yourself. I will never come by and bother you, but I am always available by text, email or over the phone. Don't hesitate to ask me anything.

New AC units keep the house cool in the summer, new gas heaters keep it warm in the winter. We have carbon monoxide detectors and smoke alarms in all rooms and hallways. It's a very open, welcoming vibe with lots of amazing old world touches.
Gulpha Gorge is just across Park Avenue. Amazing hiking trails! Great coffee shop, the Red Light Roastery, is an easy three block walk away.
