Extras
Parking for four cars in the driveway and a full-sized laundry room for your convenience. Comfortable outdoor seating area complete with bright red Muskoka chairs and a cozy fire pit with free firewood overlooking the water. Guests have access to a 4 person hot tub overlooking the lake as well! It is a perfect place to warm up after a long day of skiing, snowshoeing, ice fishing or snowmobiling! Seasonal access to a private dock where you can dock your boat.
Cycle -friendly! Less than a 1 minute ride to a Simcoe County Loop Trail entrance! Locked garage available to store bikes overnight.

Kitchen
Cook and dine in style with a spacious kitchen featuring elegant countertops, custom cabinetry, and top-of-the-line stainless steel appliances, all centred around a large island (with 8 barstools). Start your day with a cup of coffee on the spacious deck, surrounded by stunning lake views. Everything you need for a comfortable stay is included, such as cookware, cutlery, utensils, and BBQ tools. here is no formal dining room but guests can dine around the kitchen island and are also provided with a portable table and 8 chairs that can be placed in the living areas or on the back deck.

Living Rooms
Enjoy the breathtaking views of the lake from the comfort of the spacious and open living room. The room is filled with an abundance of natural light, thanks to the big windows that provide panoramic scenery of the surrounding beauty. Sink into the cozy leather sofa while warming up by the flickering gas fireplace, and enjoy a movie night on the smart TV. Step out onto the walk-out deck and continue to take in the stunning scenery.

Downstairs, watch a movie on the TV and stretch out on the big comfy sectional sofa, then enjoy some action on the Ping-Pong table! Board games are available in the T.V stand and a highchair, pack n play and a small play area is available for children as well.

Bedrooms
Stay in one of our 4 comfortable bedrooms. On the main floor, the primary bedroom features a queen bed, electric fireplace, and TV. The second bedroom has bunk beds, perfect for families or friends. Downstairs, you will find two more cozy bedrooms. The first bedroom has a comfortable queen bed, while the second bedroom is equipped with a double bed.

Bathrooms
Stay refreshed in our two clean and functional bathrooms. The main floor boasts a large and spacious bathroom with a soaker tub and glass shower for ultimate relaxation. Downstairs, you`ll find another bathroom with a convenient stand-up glass shower.

🐾 Pet Policy

One well-behaved dog is welcome, but must be added to your reservation and approved in advance.
Our pet policy is as follows:

Pets are NOT permitted on any beds. Our linens are white, and we work hard to keep them in excellent condition.

If you wish to have your pet on the bed with you, please bring your own bedding.

Pets must never be left unattended, indoors or outdoors.

Pets must be kept on a leash at all times when outside.

Any damage caused by your pet is the owner’s full responsibility, and repair or replacement costs will be charged accordingly.

Please ensure your pet does not bark excessively or disturb neighbours.

You must clean up after your pet in the yard.

It is recommended for young children or inexperienced swimmers to always wear a lifejacket. Do not leave children unsupervised around the water. Guests will need to bring their own lifejackets and towels.

*Please note: This unit is in a quiet, residential neighbourhood. It is not suitable for large parties and is ideal for families and couples. Please ensure the volume is always kept at a reasonable level and turned down by 9 pm, specifically if you have music playing outside

Guests have access to the cottage and the waterfront area.

The dock is brought in for the winter (usually sometime in October) and put back in the water in the spring (around May).

Occasionally, the property managers may be on the beach/grass for beach/property maintenance, but the beach is private. For the security of our guests and the safety of our home, we have 4 security cameras around the exterior of the premises. They are always on and recording video. There are 2 at the front, one at the side and one in the back. There are no other cameras on the premises.

We are always available by phone, email or text during your stay.

Nestled in a peaceful and quiet residential neighbourhood, our home provides the perfect retreat for families and couples seeking a relaxing getaway. The neighbourhood is not suited for parties, and we kindly ask our guests to keep the volume to a reasonable level by 9 pm to respect the peace and tranquillity of the area. Enjoy the serenity of the surroundings and make lasting memories with your loved ones.

Midland has a public transport system. The house is located in Victoria Harbour which is a short 10 minute drive from Midland. There are taxi services in the area as well.

*Note About the Beach* - Georgian Bay water levels have changed drastically this year and daily. You may not see the beach depending on the water levels during your stay. There is, however, a large grassy area right by the water that guests can use (see photos). Hoggs Bay is a wonderful place to spot wildlife such as swans, geese, ducks and herons. It is generally calm and perfect for paddling a kayak and canoe around the bay. The conditions in the lake are also always changing and depending on the water levels you may experience more weeds when swimming. We recommend bringing water shoes and if you`d like any recommendations on some of the other amazing beaches in the area feel free to ask!

We have a maximum occupancy of 8 guests on the property at any time. Exceeding this limit may result in a request to leave, and additional charges for extra guests will apply. Thank you for your cooperation

Absolutely no parties allowed. Out of respect for the neighbours, please keep noise to a minimum between 10 pm - 8 am daily.

Any watercraft on site is to be used at your own discretion. We will not be held liable for any incidents resulting from onsite water equipment use. It is the user`s responsibility to be aware of weather conditions, watercraft rules and any local laws associated with the use of the equipment. Please do not jump off the dock, the water is very shallow!

If you are bringing your own watercraft you may use the dock. However, you will be responsible for any damage to the dock caused by your watercraft. Please note, the water is quite shallow and may not allow for docking of larger water vessels.

Payment is due at the time of booking. Confirmed guests will receive a link to our guest portal to sign our rental agreement and view booking details (including payments and receipts).
Our cancellation policy is as follows:
100% Refund: For cancellations made 30 days or more before the check-in date.
50% Refund: For cancellations made between 15 and 29 days before the check-in date.
No Refund: For cancellations made 14 days or fewer before the check-in date.

A $500 security hold will be placed on the guest’s credit card 3 days prior to check-in. This is a pre-authorization only and no funds will be charged unless damage or excessive cleaning is identified after check-out.
Up to two pets are permitted during your stay. Please ensure that you have added them to the booking and agree to our pet policy.

Our pet policy is as follows:
