PROPERTY DESCRIPTION
Living & Dining This 1st-floor condo features an open and inviting layout with no stairs to climb. The living area includes a wide, comfortable sofa and flows into a fully stocked kitchen equipped for all your vacation meals. One of the highlights of the home is the enclosed patio, where you can enjoy your morning coffee or an evening meal while taking in the natural views.
Sleeping Quarters The home features bedrooms. The Primary Suite offers a Queen bed and a private en-suite bathroom with a walk-in shower. The second guest bedroom also features a Queen bed and has direct access to the second hallway bathroom, which offers a shower/tub combination.
Community Amenities Bethany Bay offers a wealth of amenities including a seasonal outdoor pool, tennis courts, a playground, and bay access for kayaks. Best of all, amenity passes are included with your reservation at no additional cost! Guests may also pay a separate fee to play the community’s 9-hole golf course.
LINEN PACKAGE 1st Choice Properties provides bed and bath linens for you. Your linen package includes: fitted sheets, top sheets, and pillowcases for all beds; sets of bath towels, hand towels, and wash cloths for all guests; kitchen towels and bathmats for all full bathrooms. Your linens will be delivered to the home prior to your arrival; you are responsible for putting the linens on the beds. You are also responsible for bagging the linens at the end of your stay and leaving them outside the residence for pick-up after your departure.
STARTER KIT 1st Choice Properties also provides a Starter Kit with all rentals. Your Starter Kit includes (1) roll of paper towels, (2) rolls of toilet paper, (1) 3oz bottle of dish soap, (1) dish sponge, (1) 13gal kitchen trash bags. You are responsible for providing any additional toiletries, soap, and paper products as needed.
CHECK IN & CHECK OUT Check-in is 4PM and check-out is 10AM. This is non-negotiable. Your access codes for the property will activate and deactivate precisely at these times; occupancy outside these timeframes without express permission from 1st Choice Properties is considered unlawful trespassing. 1st Choice Properties will contact you directly the day of your arrival if your property is available for an early check-in at no additional cost to you; this is our standard practice and you do not need to contact us to opt-in to it.
DELAWARE SHORT-TERM RENTAL TAX Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like Airbnb and VRBO.
-Delaware regulations require all guests to sign a lease agreement within 10 days of booking. A lease agreement will be sent within 24 hours of booking and an electronic signature is required before final check-in information is made available.

Well, the view was serene and the condo footprint was expansive. It smelled old and the smell lingered on our clothes after the trip. There were dead bugs or gnats on all windowsill s. :( The wicker chair in the living room puffed with dust when placing a pillow on it. We covered the main furniture with sheets to have a clean place to sit. I loved the closed in sunroom -

Thank you for your review. We have discussed your concerns with the cleaners and have asked for additional care to be taken with the process.
It is a beautiful condo with an amazing view. However, the property has a terrible smell that I found triggering to my asthma. The wonderful people at the property management company brought over an air purifier and it helped. However, should an air filter be needed? I’d stay there again if they can figure out the source of the odor and eliminate it. Using perfume oils and reeds only makes it worse. Also, the beds all had feather pillow and so did the couch. Feathers make my skin itchy so I moved them and bought some new ones.

No Air Conditioning upon arrival, Property Manger called Technician 18 hours after I reported problem soon after arrival. Condo appearance was excellent but strong smell of Moth Balls at entry, and throughout unit. Had to checkout out after failed attempt at repair.

We tried our best to get the issue resolved when we were told. The technician went out as soon as possible to resolve the issue. When you called to say the issue was not resolved the next day we told you we would go out there with portable units to help, however, you decided to leave before we were able to go out. Additionally, we sent another technician out to take a look at the issue and they were able to fix it the following day. While we understand your frustration, you did not allow us the time to correct the issue and let us work with you.
