Five minutes south of Breckenridge on Highway 9, a three-bedroom home with an upper loft in Blue River that sleeps 10. Two full living rooms, a game room with shuffleboard, a wood-burning fireplace with soaring ceilings, a private hot tub, and an oversized three-car garage with RV-height clearance.

THE SPACE
Bedrooms 1 and 2 are kings. Bedroom 3 has a queen. A queen sleeper in the second living room brings capacity to 10. The bonus room — loft with a double bed is set up for a quieter evening or a movie night. The main living area has soaring ceilings and a wood-burning fireplace. Mountain views from every window.

WINTER SKI ACCESS
Breckenridge base is a five-minute drive north up Highway 9. Peak 9 lifts are the closest — Quicksilver Super6 and BeaverRun Superchair pick up right at the base of the neighborhood. Peaks 7, 8, and 10 are on the same lift system, 2,908 skiable acres total, with the Imperial Express Superchair at 12,840 feet — the highest chairlift in North America. Free BreckFree town shuttle runs from Main Street to base areas. Arapahoe Basin is 30 minutes.

THE LOCATION
Blue River is a small residential neighborhood south of Breckenridge on Highway 9, at approximately 9,600 ft. Same weather as Breck, same lift access, no resort-town foot traffic. Grocery and dining are five minutes north in Breck. Denver International Airport is approximately 100 minutes east.

Well-behaved dogs welcome with advance notice and pet fee. Blue River sits at approximately 9,600 ft — hydrate on arrival day. 4WD or all-wheel drive strongly recommended December through April. RV-height garage clearance for gear-heavy trips.

A Little Disappointed

We were so excited to return to Breckenridge. We did have some trouble with check-in. I was very disappointed to learn that we had two choices on the damage protection- we could pay 89 for "insurance" or we could allow the property management company 3000 to our credit card that they may or may not return!! Since we had already spent hours choosing this property, we paid the 89. Check-in process was very laborious- the AI process would not work on my phone. I'm pretty tech savvy and the system was not working properly. In addition, every other time I've used a service like VRBO, I've received check-in information a couple of days before arrival. This company refused to send any check-in information until the day of check-in. It was very unnerving. We got to the location and the home was nice, as pictured, and in a good location, a quiet neighborhood about 10 minutes from Breck. When we tried to use the grill, the inside was full of grease, which we couldn't see until we saw FLAMES coming from the bottom of the grill. We quickly removed our food and had to finish cooking in the kitchen, which had no large skillets, so we had to cook everything in two mini-skillets. When I informed the co., they said they'd have it cleaned for the next guest. After that, the heat went out! We spent the 4 remaining nights without heat. No offer of a discount, no more communication.Several things were broken- I saw later the house is for sale and upkeep was sparse.
