Welcome to Cooper's Point! Gorgeous water views, a private dock, covered boathouse, boardwalk, and gently sloped yard border a petit cove and sandy beach. We invite you to stay, play, and unwind in this comfortably casual, 2400+ sq ft, 2-level lakefront home set on 2+ acres in Troutman.
The Main level features a nicely-equipped kitchen with walk-in pantry & counter seating for 4, a living room with 55" TV, dining table for 6+, and sunroom with Daybed (the "Office") —all with expansive lake views; laundry/mudroom, (2) generously sized ensuite bedrooms, and an additional Queen bedroom and full Hall bath, plus (2) 350+ sq ft decks overlooking the lake that add to the overall living space. The awning covered rear-deck offers seating for a total of 12+ at (3) tables, plus a propane grill and freestanding teak cooler to keep frosty beverages on hand throughout the day and night.
The walk-out lake level offers a Rec room with 75" TV, Fooz ball, darts, Ms. Pac-Man, puzzles & board games, and a kitchenette with microwave, coffee maker, & apartment size refrigerator, with a large sliding door that opens to a covered patio and sidewalk to the yard, dock, and lake. The lower level bedroom has a queen bed, and an adjoining door into the bunk room with (2) twin bunkbeds. For flexibility & privacy, barn-style door between the 2 bedrooms has opaque glass, and can be closed & latched, while the bunk room can be alternatively accessed through the back hallway. The full bath with double vanity is directly accessed from both the Queen bedroom and rec room.
Relax in the hammock or on the large decks and watch the boats go to & from Skipper's Landing-Safe Harbor Marina just down the channel. Get out on the water in one of our (3) kayaks, (2) paddle boards, or canoe, or hop in a float and bob in the waves of passing boats. If "Beaching It" is more what you had in mind, we offer chairs & umbrella, noodles & floats, plus various water & sand toys for kids of all ages. The large, nearly-flat yard is perfect for a rousing game of volleyball and badminton, or opt for a slower pace with Shuffleboard, croquet, cornhole ring toss, or giant Jenga. Any Pickleball enthusiasts in your group? We've got a portable net and lines that fit perfectly on the concrete parking pad for a friendly game.
Enjoy quiet evenings gathered 'round the lakeside firepit or on the private dock and boardwalk. Bring your bikes or go for a hike on the 30+ miles of trails at Lake Norman State Park, just a 5 min drive down State Park Rd.
Grab a pole--we have both Adult & Junior rods ready to be set up--to try your hand at catching bass, brem, or catfish. Enjoy outdoor meals on the awning-covered rear deck, or check out local restaurants & tap-houses and shopping in Troutman (10 min) or Mooresville (15 min).
Cooper's Point is conveniently located approx 12 minutes off 77, and the house is easily accessible to Charlotte International Airport (35 mins) & Greensboro/Winston-Salem (70 mins) while also just about 15 mins to local activities like Daveste Vineyards, JR Motorsports, Lazy 5 Ranch, bowling and billiards. We love a family night out to Victory Lanes and/or Hotshots in Mooresville. Zootastic Park in Troutman is a kids' favorite, while The Memory Lane Museum in Mooresville offers a nostalgic look back at the history of racing, and is fun for all ages. The Riverwalk, restaurants---Big Tiny's BBQ is TDF!!-- and shops in Award-Winning Historic Downtown Mooresville make for a lovely outing anytime of the day. EXCELLENT golfing is available at Mooresville Golf Course, Mallard Head Country Club, and Trump National--all within about 30-mins. Up for venturing a little further? A quick 45 min drive and you're in downtown Charlotte for a visit to the NASCAR Hall of Fame, Charlotte Motor Speedway, or the US National Whitewater Center. Want to try your luck panning for gold and gemstones? The Emerald Hollow Mine is 45 mins Northwest, and the Reed Gold Mine is about an hour south-east in Midland. 90 minutes west to fly through the trees on the Alpine Roller Coaster in Banner Elk--just a few of our action-packed favorites!
The popular Chickadee Hill Farm wedding venue and Daveste Vineyards are minutes away in Troutman, while Carrigan Farms in Mooresville and Green Gables in Statesville are about a 1/2 hour drive.

We encourage Guests to purchase Travel Insurance. Bookings are often made months in advance, and unforeseen circumstances could adversely affect vacation plans within our No-Cancellation/No-Refunds window.
It can be quite dark at night, and we have motion-activated flood-lights to illuminate some of the decks, exterior staircases & the lower driveway/parking area; solar-powered lights on some paths & steps; and decorative, remote-controlled string lights on the boathouse & outdoor dining area of the back deck.
Parking for a maximum of 5 cars, dependent upon vehicle size, in designated areas, but no parking or driving on the grass, by motor vehicles of any kind, is permitted, nor do we allow Campers or RVs. Boats and trailers are not permitted to come down the driveway to the house, but we do have a designated space closer to the road that you are welcome to use for those or additional cars.
The indoor fireplace is non-operable.
Water depth and clarity in-and-around the docks & boathouse--as well as the depth of sand and overall size & cleanliness of the adjacent beach--fluctuate with the water level of the lake, weather conditions, and beach erosion.
Flotation devices, inflatable floats, water toys, boats and boards are provided for recreational purposes only. Water and wildlife hazards may be present, but not visible, in and around the lake and house. It is the Guest's responsibility to ensure the safety of everyone in their group.
The boathouse has tie-up space (boat and boat-lift are strictly off-limits to boats and people, at all times) for max of 2 watercraft, dependent upon size and type, with pre-approval. Boat drafts can vary...guests are encouraged to refer to Lake Norman nautical charts, GPS systems, and depth maps—and rely on their own knowledge of their vessel’s specifications—to ensure safe navigation.
We love our quiet community and are committed to being good neighbors:
-- Occupancy & Capacity limits are strictly enforced. Immediate eviction will be accompanied with Additional Daily, Cleaning, Parking, and Administrative Fees at a minimum of $400 per day for exceeding the 12-person Property capacity maximum.
--No speakers or radios are provided, and we ask that such devices be used conscientiously. Violation of local Noise Ordinances may subject Guests to fines in excess of $1000.
--We are a smoke-free property. No smoking, vaping, or lit products of any kind, including candles, is permitted on the property at any time. Violation of this policy will result in eviction, forfeiture of any security deposit, a $500 Abatement fee, plus liability for any fire or property damage costs, including professional cleaning costs to remove residue, stains, and/or odors.
--Pets are not permitted. Undisclosed pets anywhere on the property will result in additional Cleaning & Administrative fees at a minimum $500 per animal, plus eviction.

We love the slower pace at this end of the Lake, the close proximately to Lake Norman State Park and Troutman's "small-town" atmosphere, with parades down Main St, Carnivals and Harness racing at the camp-grounds. 2 new traffic lights have gone in over the past few months, and it was the talk of the town.
Everyone is so friendly and helpful! Mooresville is just 10 miles South, with a huge variety of shopping, entertainment, and dining choices--Costco, Sam's, Lowes, Harris Teeter, Target, Urgent Care, Planet Fitness, Shooting range, bowling, pool halls, Walmart, waterfront dining, fast food options, etc. Statesville is 10 miles North, where the Iredell Co Community Center offers daily passes with a lazy-river pool, golf, indoor climbing wall, fitness classes, and a gym. The 40 minute drive into downtown Charlotte is super easy.

What makes this property unique
Our lot is gently sloped down to the Lake, which is fairly unusual--no steep incline to navigate.
You can walk all the way from the driveway to beach and the only stairs are the 3 steps from the Boardwalk onto the sand, which makes it very accessible. The beach itself gently sloping into the lake is FABULOUS, so getting into the water is a breeze for kids of all ages. We especially enjoy floating in our little cove and bobbing in the waves from passing boats, and the wide boardwalk that borders the beach and cove, which is an incredibly rare feature. Weekdays are usually very quiet, and the calm water is perfect for exploring the multiple coves and inlets along the channel. The large yard is mostly flat, and we have spent countless "Family Time" hours playing croquet, cornhole, and shuffleboard--all at the same time!
We also love that the house is only about 12, traffic-free minutes off 77, which is very convenient.
