Welcome to Pemberley! Enjoy this spacious family-friendly private luxury home in the highly desirable Warriors Mark West area of Breckenridge. Surrounded by million dollar+ homes, Pemberley accommodates up to 12 guests comfortably with beds for 14. The house is professionally decorated and in pristine condition.

PEAK 9 SKI IN AND OUT
Skiing is just minutes away from the front door via the Burro Trail, a ski and hiking access path. This path leads to the Peak 9 Beaver Run chair lift. Ski-in is available from Flapjack off of Peak 10. Ski-in is recommended for experienced, intermediate skiers. Others may choose to take the free shuttle bus, which stops just up the street, or park at the Gondola in town.

COMFORTABLE FOR 2 FAMILIES
This 4-bedroom home features 2 master suites, beautifully decorated, each with a sitting area, large bath with whirlpool tub, separate shower, and dual sinks. The great room features a vaulted ceiling, moss rock wood-burning fireplace, ample seating and a warm, cozy atmosphere. Firewood is provided in the garage. The den also features a wood burning fireplace and a sofa that converts into a queen size bed, making for a cozy evening with a cheerful fire burning in the fireplace. The fully equipped kitchen provides everything needed for your gourmet dining.

The first floor master bedroom features two queen size beds. The upper level master bedroom features a king size bed. The third bedroom has a queen size bed with a trundle bed underneath. The fourth bedroom has bunk beds with a trundle bed.

PRIVATE HOT TUB
Lodge pole pine trees surround an oversized hot tub (Seats 10), outdoor seating and a barbeque gas grill located on the rear patio.

Master Bedroom # 1 - 2 Queen beds (4) plus 2 pac n' plays stored in closet.

Den - 1 Sleeper Sofa (2).

Upper Level Bed Arrangement:
Master Bedroom #2 - 1 King Bed (2).
Bedroom #3 - 1 Queen Bed and 1 Trundle (3).
Bedroom #4 - Bunk Beds and 1 Trundle Bed (3).

The host was very professional and had great communication. House is very spacious, has everything needed for a large group. It’s not exactly ski in and ski out, but it is a good location with a shuttle to the slopes.

Thank you for your comments. We work hard to make each and every guest feel welcome and to enjoy their stay in Breckenridge. This has been a difficult year due to the lack of snowfall. Ski in and out from our home is based on Peak 9 trails (Lower Lehman) and Peak 10 trails (Flapjack) being open to skiers. In every year since we purchased our home, these trails have been available by Christmas week. As of today, neither trail is open due to the historic lack of snowfall. This affects our guests' experience and we regret very much that this option was unavailable. We hope that the free shuttle allowed you and your party access to the Peak 9 lefts without having to drive to the gondola lot in town. The shuttle provides guests with convenience and flexibility during their stay. Regards, Sydney

Nice big house for our big family. The weather was beautiful so therefore we couldn't use the ski in /ski out option but We enjoyed our stay. Breckinridge is so beautiful no matter what time of year!!

Thank you for your review. We try to make all of our guests' time in Breckenridge special. The Burro trail is a great option for intermediate skiers and above. For others, we recommend the free shuttle that picks you up at the end of the street and drops off at the base of Peak 9 lifts.

Wonderful time at the Pemberley!

We came to Breckenridge for a ski trip and had such a good time. From the closeness to shuttle stops, to the ski in and out trail that brought us to the base of peak 9, we had ourselves a blast. The house was cozy and inviting for all guests. Would definitely come back and recommend to others!!

Thank you for your comments. The free shuttle stops at the end of the street and runs every 15 to 20 minutes. It's a short walk - around 300 yards to the stop. Others may wish to ski in and out using the Burro trail, also 300 yards from the front door.

We had a great time. Kitchen was well stocked. Nice big dinning room table, clean and comfortable. Everyone enjoyed the hot tub. Also seeing three moose and a fox was very exciting for the grandkids.

The place was great for six adults. Plenty of room! We decided to drive to the Gondola to go skiing. If you ask the attendant for the "word of the day" your parking will be half price.

Pemberley was a lovely home with plenty of room for our party of 11 adults. We had a couple of small issues which were promptly addressed by the property owner. She was very easy to talk to and extremely willing to help with any question or concern. The kitchen was particularly well-stocked with dishes, pots and pans as well as spices. Our stay was wonderful!

Christmas week in Breckenridge

The home was a good as advertised. Had everything that we needed and property manager was always responsive and helpful. The only reason for 4 stars rather than 5 on the location question above was the inclined curved driveway which complicated backing out. But overall a great stay.

The measuring stick for any future stays!

This stay was as good as it gets. It was in perfect condition from top to bottom. Everything needed was there including chopped firewood for the fires; directions on where things are; how to manage other matters; and even people coming to clean off the sidewalks around the home. Absolutely great communications during the stay and far more than we expected. I can't remember ever having a better place to stay.

Ski escape

Went with my partner and friends for a ski trip in Breck, was looking for a quiet place to rest after long days on the mountain and we found just that. The property is well maintained and very clean. The wood fireplace was stocked and ready to use which was wonderful. We also enjoyed an evening soak in the hot tub after skiing. The kitchen was well stocked with all you need, made cooking our own meals so easy. Owners were so responsive to any questions and/or needs. Thank you for sharing your beautiful home !

Very nice home!

We had a wonderful time in this spacious home with plenty of bedrooms, 2 living areas, nice kitchen and large dining table. The two Master bedroom suites were great. One on the main floor and one upstairs with 2 more bedrooms. The garage is difficult to get in if there is snow and the driveway gets packed down with snow and ice and can be quite slippery along with the front steps.

We have contacted the snow removal folks and asked them to clear the driveway and front steps of any built-up snow or ice. We ask our guests to enter the home through the garage and avoid the front stairs, especially when we have received a great deal of snow, which has been the case during the previous three weeks.

Lacking on key aspects

The beds were not very comfortable.This place is not really ski in ski out as advertised. Can only ski out if the flat trail is sufficiently packed down. Ski in isnt even possible with Cimarron permanently closed and mustang typically closed off.

Thank you for your comments. All of the beds were upgraded last year, but will check with the property manager to make sure that they are in good condition. Ski in and out is for experienced, intermediate skiers and provides the opportunity to skip the gondola parking lot. Others may use the free shuttle that runs every fifteen minutes and stops at the end of the street. All of the runs on Peak 10 are now open, so ski in should be available, including Cimarron and Mustang.

Great Ski Cabin

The ski in Ski Out portion of this property really only applies to very skilled skiers. We mainly took the shuttle to and from peak 9 base. If you're a beginner and are expecting to be able to ski to and from this location, it won't work out. Other than that, this property is beautiful and in a really great neighborhood. The garage and driveway are big and able to hold cars.

Just as advertised

We booked this property for my husband and I and our grown children and grandkids (ages 5, 4 and 1). There were plenty of beds for all of us and that dining room table was perfect for all 9 of us to eat together! The kitchen was well stocked with pots, utensils, plates, etc. everything we needed to cook meals. All appliances other than the ice maker) were in perfect working condition. The location was very convenient. Our son’s wedding was in Breckinridge and the reason for this trip! We would absolutely book this property again if ever in the area in the future.

This is not a true ski-in/ski-out home. Our family was very disappointed with what's entailed to get to the ski lift.
