Fantastic and spacious upstairs back unit in an oceanfront triplex located just a few steps to the sand with a brand new kitchen. There is a large roof top deck with spectacular ocean and pier views, one car parking, Air Conditioning, shared laundry in the garage, dishwasher and upgraded furnishings. The boardwalk just in front of the building allows for easy access to not only the Balboa Pier but also the Newport Pier.

Minimum Age Requirement: The minimum age to rent this unit is 25 years old and to finalize the reservation a secure guest verification portal must be completed.

Pets: Pets are not permitted on or about the premises. ADA service animals required because of a disability are allowed with advanced notice. ESA's, Emotional Support Animals, are not allowed.
Parking: 1 car parking - This unit provides 1 car parking in shared garage. (Tight ally so medium to small cars only)
Bedding: Blankets, mattress pads, bed spreads, pillows, sheets and towels are provided!
Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc. to help you begin your vacation however you may need to purchase additional supplies during your stay. We do not provide certain cooking items including salt, pepper, cooking oil, etc. as well as specialty cookware.
You may want to bring: Laundry detergent, beach chairs/equipment, paper plates/plastic cutlery, extra beach towels, pens and paper, etc.

Had everything we needed well stocked great layout, bonus private rooftop deck / garage / fire rings on beach in front of home so fun for the family. owners thought of every detail to enjoy our stay. lots of eating and fun zone/ferry easy walk. Would definitely stay here again
We had a great, short family getaway with our teenage boys and the location was perfect. Our time in the rental was mostly spent up on the roof deck enjoying the views of the ocean and the town. Wonderful location with an easy walk to to the beach, the pier, the fire pits and the Fun Zone.

Clean and comfortable
Clean and comfortable. Air conditioned. Steps from the beach. Parking garage for a single car. Perfect for a family of four. Close to restaurants, right on the boardwalk. Would recommend for fire stays
This place was very convenient for my family of 4. It had everything we needed. The listing and reviews were pretty accurate. The garage is tight but doable with the standard elite car I rented. The location was pristine. It can be a little loud in the morning but my 5 year old slept just fine. Loved that it has an automatic fireplace, AC, and heater. The twin beds were not too bad. We all slept really well and were very comfortable. I’d definitely stay here again!
Property was perfect and had plenty of room for 2-3 people. It’s not ocean facing but we didn’t spend much time indoors. Literally 20 steps to the beach. It does have a cool roof deck with great view however the stairs are very steep so not an easy climb. Parking was as described. A bit of trouble at first as someone parked in our spot. The garage was tight but got a small truck in fine. Having parking is a must there. Only issues were the really uncomfortable twin beds that caused some sleepless nights and a lot of jet airplane noise. Would stay again.
We loved out stay at this VRBO. We were steps from the beach and within walking distance of the Balboa pier and fun zone. Many coffee shops, restaurants and shopping within walking distance as well. I drive a Nissan Pathfinder and was told it would not fit in the single garage, but actually it did! I was happy I didn't have to fight to find parking, which is very limited in this area. We went to Disney 2 days, which is only a 30-minute drive away. I would stay here again. The only negative was the pull out couch is broken and needs to be replaced. We were able to use it, but it sleeps at an angle and is very difficult to open/close.
My family had a wonderful time at this place. Pictures listed were accurate. We loved to just walk out to the beach. Check in was easy. Parking in the garage was not easy you really need a very small car as you share the garage with 3 other cars. We had to pay for parking every day at the beach because our car would not fit in garage. Pull out bed needs to be replaced it gets stuck and you can feel springs when you lay down. Our biggest complaint would be checking out. They ask that you be out by 10:30 am and cleaners were there at 9am parked in front of garage so we couldn't get our stuff packed up and had to ask them to move two times. When we were just about done packing up I went back in to do one last walk thru and use the restroom before we drove home and management was already in there it went even 10;30am and I hadn't left a text saying we are gone. Other then those few things we really loved the place.
My family and I wanted to have a weekend by the beach. My partner and I grew up in Orange County, but this was our first time staying at the beach. This property was perfect for us and our two kids (5 & 3). The back unit is just steps from the sand and has a rooftop deck that looks out over the sand and Balboa that we loved. We would stay again.
The property has 3 unit (A/B/C), we stayed in unit C which was the back on 2nd floor so we didn’t have a front ocean view, however, there is a steep stairway inside that leads to the top deck that has about 20% partial view of the ocean. As we arrived, the designated parking spot in the garage has other occupants bikes park there. It was inconvenient that we had to move all those bikes away to park our car but it is not the management fault but the other occupants did not follow the rules. We didn’t really have any issues except some minor updates in the master bathroom as the water pressure is very low and water sprays outside of the tub As the glass door keeps sliding open. The window screen in the 2nd bedroom is slightly pop out. The windows are not sound proof so we can hear neighbors conversations and passerby in the alley. It is a older property that does needs some updates but it is a great location and clean.
We had reservations since March of 2020, then the pandemic happened. We were able to stay in communication the whole time waiting to see if we could still go ! Fantastic vacation. The house was very comfortable for a family of 4. Loved the location . Steps from the beach and all the shops . Loved everything !
Incredible location and as bad as I hate to be negative it just seemed to lack that personal touch. Outdated and basic is how I would describe it. No extras at all. (Also, they don’t have a hairdryer .... make note) Check in and out was fine and thank God for a parking space but DO NOT RENT A BIG VEHICLE - it’s a tight squeeze for sure.
This place was perfect for my family of 5. The location is right on the beach and close to shops. The neighborhood has a vacation vibe, but not a "party" vibe. Very quiet. The rooftop deck is fabulous.
The property management company always responded quickly to my questions and was helpful.
A couple notes for people planning a visit: The property comes with a single car garage space. The challenge is the small alley that is used to access the garage. The fit is pretty tight. We found we were able to get our large car (Mazda CX-9) into the garage if we backed in rather than driving in. It takes 2 people (one directing, the other driving), but it can be done.
There is a washer/dryer in the garage. It is coin operated ($1 per load).
There are fire pits on the beach directly in front of the house. These are supposed to be charcoal only, but we saw a lot of people burning wood. In any case, bring stuff for a beach fire. It's delightful.
The beach at the property was wonderful but the surf was a little rough at times. If you head up the beach (Closer to Newport Pier) the beach widens out and the surf it not so rough. This was better for our 4-year-old.
Everyone is cruising around on bikes. Rent some (they are about $20 a day) and join the fun. There are a half dozen places you can walk to where they can be rented.
