Beautiful victorian w/ big garden, Tesla/EV charger, 2 blocks from water
Hello! I have a beautiful turn-of-the-century Victorian with a gorgeous huge walk-through garden, back patio and balcony. This is a fully legal registered short term rental (RE.03430-STR).
The second floor would be effectively all yours, and is quite large for a two bedroom*. The living room and dining room are separate, and there are even pocket-doors to close them off, in case you and your group are up to different things at the same time. It has a large eat-in kitchen and off-street parking too.
This place has tons of charm and character. It has great dark-stained wood trim throughout, with crown molding and other detail you just don't see anymore in houses built less than a hundred years ago. It has a huge old-school walk-in pantry full of classic built-ins, including a legitimate "ice-box" from before there was refrigeration! And yes, "character" is also code for "it has a few quirks" - if you're from, or have travelled in New England before, you know what this means, and it's better than most. If you'd like to know more about quirks, just ask!

• About an eight minute walk for most people (10-12 if you are taking in sights, have small kids, or are walking slowly for any reason)

• EV owners: I have a 50-amp charger on-site w/ a J-connector & can lend a Tesla adapter
• Sailing: I own a 22' trimaran; I love to take guests sailing when it works out, but it's not guaranteed. I do not charge for this, see below for more details.

• Bicycles: I have several cruiser bicycles available for guest use
• Kayak: I have a two-person sit-on-top kayak w/ a dolly that you can walk over to the bay and go for a paddle/explore Newport harbor
Sailing: I am happy to take renters sailing, with a couple of caveats: This is not a part of the rental. My boat is very fast, so conduct and physical ability are a factor in safety. I have taken many guests sailing and it has always worked out well, but I am not a licensed captain. Please ask in advance for additional details if this interests you.
Discounts: For 4-5 day stays, I may be able to offer a discount. For 2-3 day stays on non-holiday weekends, I may be able to offer additional days at a discount - please inquire!
* My unit is two-story, 4-bedroom, 2-bath. According to Newport short term rental laws, I am limited to renting out 2 bedrooms to up to 4 people. During the summer I am generally able to avoid the common areas on the second floor. Please inquire if you have questions!

Hello! My name is Avram. I'm a professional software engineer, dedicated sailor, avid runner, and beginner singer/violist. I moved to Newport in 2001, and bought this house in 2012. I've managed to create a beautiful life for myself here and I love to share it with friends, family, and the public.
Note: I am just a regular guy, this is not an investment property - it is my home. It is not a perfect cookie-cutter replica of a beach cottage, it is a real 120 year-old New England home. As mentioned in the description, it has tons of charm and character, and that does include some little quirks common to older homes - please ask for details if this concerns you!
I live on the third floor during the summer, so renters can enjoy the 2nd floor uninterrupted by me. This is an unusual situation in Newport, in most cases short-term whole-home rentals are illegal here (note: be careful with other properties! Many short-term rentals in Newport are illegal, and if the owner gets caught, you could lose your stay at the last minute, and may not get a refund). I am allowed to do this because my place is "owner-occupied." Technically you are sharing it with me, but because of the layout, it is easy for me to give you your privacy.
Why they chose this property
This neighborhood, "The Point," is one of the most desirable in Newport. It is loaded with colonial - 1700's era - homes that are beautifully maintained and/or restored. It is almost like walking into a time machine as you walk through the neighborhood. It also has the best proximity to the water of any neighborhood in Newport, bracketed on one side by Narragansett Bay. It is also a very short walk to downtown, saving the burden of mid-city traffic and parking.
What makes this property unique
My place has a unique combination of easy access to water, downtown, and off-street parking. The large size for a two-bedroom, charm, gorgeous garden, back patio, shaded porch and balcony are all just icing on the cake (although a cake with that much icing would be too much...)
