Welcome to Our Modern 1-Bedroom Suite in Royal Bay!

Relax in this bright and spacious 710 sq. ft. self-contained, legally approved suite just a 3-minute drive from The Beachlands in the picturesque seaside community of Royal Bay, Colwood. 30 minute drive from downtown Victoria during Off-peak hours.

Enjoy a cozy bedroom, a dedicated workstation, fast Wi-Fi, and complimentary access to NHL Centre Ice and the Golf Channel perfect for both work and relaxation. The suite also includes a Modern Fully Equipped Kitchen, Bathroom, Living room, and in-suite Laundry, making it ideal for up to 3 guests.

The east-facing suite spans the entire walk-out level of our contemporary home and features 7 large windows that fill the space with natural light each morning.

Quiet Comfort in a Beautiful Location

Our family of three adults (myself, my husband, and our adult son) lives upstairs. We do not have pets and do not allow them in the suite. We’re committed to creating a quiet, respectful environment where you can truly relax. The neighborhood is peaceful and safe home to friendly families and retirees.

Downtown Victoria is just a 30-minute drive away (Off-peak), while local shops, cafés, and restaurants in Colwood and Langford are just 8 minutes by car. Royal Roads University is also a quick 9-minute drive.

Easy Access & Parking

Parking is available on the right side of our private driveway. To reach the suite, simply open the gate and walk down a gently sloped path it takes only about 15 seconds to reach your private entrance, which features a convenient keypad for self-check-in.

You’ll have exclusive use of the entire walk-out suite, including:

A private bedroom with a queen bed and large closet and drawer

A cozy living room with a futon sofa bed (ideal for one child; 5'10" long)

A full bathroom with toiletries provided

Very very clean very quiet

Property is exactly as advertised. Very private very clean. Close to all amenities including a beautiful beach. Check in was completely painless. Owners upstairs extremely quiet. Would highly recommend! Beautiful neighborhood beautiful gardens all around makes for a nice morning walk. Beautiful trails right at the end of the street.

Home away from home

Arrived and the suite was very welcoming. Set of stairs to access suite so mobility issues may be an issues however I had mg 81 year old mother with me and she had to issues. What I liked is the owners check in was seamless! The suite it meticulous! Bed was SO comfortable! Highly recommend!

In 2019, Colwood was named by Maclean's magazine as one of the 25 best communities in Canada. While many people dream of vacationing here, locals know that Colwood is the perfect mix of suburban amenities and seaside-style living – there's no better place to work, live, and play.

What makes this property unique

Our home is a 15-minute walk to Royal Bay Beach. It's an 8 minute drive to Langford and 5 minutes to Colwood. Two cities that have everything you need. The air here is clean and cool by the sea. No mosquitos, hiking trails, beach walks, biking down the famous Galloping Goose Trail to Sooke or all the way to Sidney. We love it here!
