Summary:
Comfy king size bed in primary room and soaker bath tub upstairs, bunk for the kids downstairs with second bathroom, sleeper sofa in living room for extra guests, a stocked kitchen with cookware, spices, oils, air fryer, Keurig, dishwasher, wine fridge, free street parking, a fully-fenced backyard, patio with outdoor seating, and a hot tub! What more could you ask of a downtown home? Within walking distance of Kendall Yards, downtown, the Centennial Trail, and bus routes, or use Uber/Lyft.
The Space:
You'll access the home through the private front door to the 'mud room'. From there, you can head upstairs to the primary bedroom with king size bed, private bathroom with soaker tub and backlit mirror, and laundry room. Or you can hang a left into the open living room and dining area. There's a smart TV so you can stream your favorite shows.
Just off the dining room are the bunk bed room with closet, and also the kitchen. On opposite ends of the kitchen, there's a second bathroom and mud room to the back door. (Sorry the carbonated water dispenser in the wall is pending repair, April 2024.)
The kitchen is stocked with Keurig coffee, spices and oils, pots and pans for cooking and dishes to serve up to 8 people. There's an air fryer, wine fridge, toaster, blender, and dishwasher all for guest enjoyment.
The hot tub is just out the back door, and we do have a lock on the lid. Please see your check in instructions message for the code. There are specific instructions for use of the hot tub, to help us maintain it for future guests. Please do your best to make sure everyone in your group observes these rules.
We do allow pets and we charge a $20 non-refundable pet fee per night for first pet. Additional pets are $10 per night. Pets are not allowed on any furniture. Pet fees are nonrefundable and will be requested through the resolution center after the reservation is confirmed and prior to your stay. Pet fees must be paid prior to check in or your door code will not function at the time of check in.
Sorry, we do not allow guests to access the garage at this time.
We offer 3D and 2D floor plans on our listing, to better help guests understand the layout of the home and how comfortable you'll be! Please message us if you have additional questions!
We do have a recording devices on the outside of the home for safety and security. Camera(s) do record video and sound, but we respect guest privacy so we only look at the cameras if an issue arises during or after your stay. The front camera is a doorbell camera at the front door and faces the street. The rear camera is overhead at the back door and faces the garage. No cameras are mounted in, nor do they face/record any private, guest-only areas.
Our hot tub cover has been replaced as of 10/25/2024.
We do require guests to e-sign a vacation rental agreement for stays of any length prior to check in. We request guests fill out a check-in form so that we can best prepare for your stay.
Non-Airbnb Guests: Guests give permission to the property manager to use a third-party to request to screen identity and check criminal databases to confirm reservation. Complete terms regarding the guest screening can be provided by the property manager. You will receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
Guest Access:
Guests will have access to the entire home, except the basement and the detached garage.

Other Things to Note:
While most reservations go through without a hitch, we understand that sometimes things happen. We want to offer our guests the best and most price-effective option for those incidents that we hope do not occur. We found that damage deposits can be costly, frustrating and we don't want to hold any of your hard-earned money 'just in case'.
For Airbnb reservations: We do not charge a damage deposit on site because Airbnb offers AirCover.
For non-Airbnb reservations: We charge a nightly fee for damage insurance in lieu of charging a damage deposit. This fee is nonrefundable and should be added to your reservation at checkout. If it is not, we will contact you to process payment for this charge. This fee pays for protection through a third-party company and covers property damage that may occur during your stay.
After booking confirmation, you have the option to purchase third-party travel insurance for up to 14 days prior to your stay. Please reach out via message if you're interested in travel insurance.
Airbnb does their own guest screening and we do ours.
For non-Airbnb reservations, we use a quick and simple third party guest screening service. Please watch for this email and complete the appropriate steps. Message/call us if you encounter any problems or have questions about this service. We require non-Airbnb guests to submit documents to verify identity and perform background screening, which occurs through a third-party company to Safely. Cancellation policy applies to reservations that are cancelled due to guests not reading this requirement in the listing and not wanting to perform the background screening.
If you request check in less than 48 hours in advance, we will ask for a photo of your Identification matching the method of payment used, and meet you on site for check in to verify your reservation is for the booked guest. (Subject to change. Please message us with questions.)
