Whether savouring quality family time, or raising a toast with a glass of local wine on your private heated and salted water pool, this 17th Century Villa nestled in this private estate is the very definition of effortless Tuscan living.

In the afternoon face off at the ping-pong tables and venture out on the Villa's Bikes for a beautiful ride through the country.

Golf and Tennis are all within range.

Amazing experience!

The villa is absolutely stunning & our stay was an amazing experience. We had a small wedding ceremony with our guests followed by a home cooked Italian dinner which was the most perfect evening. Cate & her family were very accommodating and made us feel very welcome. Cate made our stay stress-free and was more than happy to help organise anything we may have needed for our stay. I can’t wait to stay again

Wonderful Home and Host

Cate was an incredible host and the property was magnificent. The pool was perfect for keeping us cool on hot summer days and the homemade dinner and pizza meals were delicious! Impruneta Villa

Caterina was a fabulous host on this beautiful villa! My family of 7 stayed there for 5 days and it was truly an Italian experience. She is there to help with any situations that arise and is the most wonderful lady you can imagine. Trip of a lifetime

I can’t begin to describe how amazing this trip was. Cate was the most amazing host. She arranged so many events, dinners, transportation that made our trip seamless. Her sister was also very helpful. We did pizza making, florentine steak dinner, and pasta making which were all great. Valentina was our guide for pasta and pizza. The villa was perfect for our group of eight.

A little slice of Tuscany heaven!

Amazing property location to enjoy a family villa outside the city of Florence. Each bedroom has their own bath en-suite bathrooms. Our owner, provided driver information, we used them and they were perfect. Even stopped off at an American War Memorial on our way to the winery recommended by owner. Caterina was very intent on a perfect stay for us. Pictures cannot explain the beauty of this country side.

Incredible vacation!

This was my second stay at Caterina’s beautiful villa and this time I brought my family I cannot express in words how truly amazing this villa is and how incredibly hard working and kind Caterina and her family are From making dinner reservations to organizing drivers to winery reservations to planning entire days for us, she did it all. The home is immaculately clean, spacious enough for families, convenient to Florence and Sienna and many other villages in Tuscany Imprunetana is a 25 minute walk into town where you can find restaurants and shops. We also had an absolutely delightful cooking class which Cate also planned for us Fantastic! We stayed at the villa for 10 days and wish we could have stayed for month! Maybe next time we will. This villa will not disappoint and we consider Caterina a friend and cannot wait to come back

Exceeded all our expectations!

I rented the villa to celebrate my fortieth birthday with my husband and three other couples (longtime friends). We could not have been more excited and impressed by the property! It is a family property that has been meticulously updated. The pool is a dream. The kitchen was wonderful and we enjoyed grilling and making meals. One night, we booked a meal made in the villa (by Caterina’s sister) and it was absolutely delicious - homemade pasta, prosciutto, wine, pork, the works! And the best dessert we had on the whole trip. So easy to get into Florence and the communication was second to none. Caterina’s wonderful mom even brought us some beautiful pastries for breakfast one morning. We also had plenty of privacy - the perfect balance. I genuinely can’t think of a single complaint. I’m hoping to go back!!!!

An amazing Villa for family and friends

If you want a central Tuscany location with beautiful views and a charming host this Villa has all that plus a heated pool. It was the perfect setting with multiple gathering areas both inside and outside for a group of 10. Caterina’s communication all through the process was over the top! Cate’s charming personality left us with nothing but warmth and a feeling of her genuine spirit of hospitality. Caterina arranged wine tastings, gave directions to trams, suggestions for dinner etc. Plus her family has an olive grove on-site that began olive harvest during our stay (early November). Which we all thought was a special treat & added to all the personal touches and care taken to keep this Villa an excellent choice for families and friends!

Excellent Vacation in the Country

This was an excellent location for me to celebrate a momentous birthday. We had six adults in our group, and the villa’s five bedrooms made for perfect accommodations. Everyone had their own space which made the stay very comfortable. The views were breathtaking, the antique furniture exquisite and the kitchen well-stocked with cookware. The walk into Impruneta is a workout with up and down hills, but manageable. The only downside was mosquitoes, but it was the height of the season, so bring some repellent. Aside from the spectacular views and location, the best part was Caterina and her family. She went above and beyond to ensure we had a great vacation. In fact, my flight was delayed and Cate stayed awake until 1:00 am to speak to my taxi driver to ensure he could locate the villa. She arranged tours, transports, and was fantastic with every request. We’d definitely like to return!

Tuscan Perfection

Have you ever felt that you were at home when you knew you weren't ? That's the feeling we had when we stayed with Cate at her family home for two weeks. The property is absolutely exquisite. Every view is a painted picture. The house has lots of nooks and crannies for people to just relax. And her family was there at a moments notice if we needed anything. Cecilia, Cate sister is a spectacular chef, We ordered breakfast every morning and it was set up beautifully and certainly had more food than we could even consider consuming. It Included homemade pastries that she and her mother made.She made us dinner on a few nights and the food was spectacular. The entire family works hard to make sure that every detail is taken care of. They love their house and they love their guests, I am looking forward to coming back again because there's always something to look at or someplace to go when you are in Tuscany . The location of the house Is perfect. You are in the country, yet you can be in Florence in a very short time. It is a perfect place to relax and enjoy the countryside or head out on an adventure

The Best possible experience

Everything about our stay was perfect. The house was incredible and had everything anyone could possibly want. Everything was very well-maintained and impeccably clean. The family that owns and restored this property takes much pride in everything they have done and it is well deserved. The views were spectacular. Set up on a hill with views of olive trees and vineyards and the stunning countryside. We simply could not stop looking at the views. We highly recommend taking the pizza making class because you get to cook it in the 17th century wood burning oven. There are many areas to lounge and relax and all of them are extremely comfortable. The kitchen is very well equipped and everything is in good working order. The hosts are the most friendly family and went out of their way to make sure our stay was perfect and were very helpful in arranging reservations and transportation and anything else we needed. They even picked up groceries for us so everything was waiting for us when we arrived. I came here with my three children in their 20s and we have already decided that we will be back next year!

Highly Recommend

We were a family group of 9 with a week de variety of needs. I cannot say enough about Caterina and her family and the time and effort they put in to make our stay incredible. Caterina went above and beyond to arrange many things for us; a wheelchair delivered to the villa for my mom, a fresh turkey ordered and delivered for our Thanksgiving dinner, tour reservations and suggestions, restaurant recommendations and reservations, car shuttles for airport and tour, car rental with personal delivery and pickup, olive oil tasting and tour, personal chef at the villa for pasta making and pizza making classes and much more. They made it so easy (and we were not an especially easy group with our needs) and I could not have navigated it all on my own. She was available at any time for questions or anything we needed both before our trip and during our trip. The villa was lovely and spacious - great for a group of any kind. Each bedroom having its own bathroom, beautiful grounds, quiet location, incredible views, well stocked kitchen. It was a trip we will always remember and in no small part because of our host.

An absolutely incredible stay!

This was such an amazing experience! Even before our stay Cate was so helpful and coordinated everything we wanted to incorporate into our trip. When we arrived to the villa, check-in was easy and Cate made sure we were comfortable. We were a family of 8 and every en-suite room felt like a completely private area. Each and every room in the house was decorated with such care and beatiful furniture. There were so many areas, both inside and outside, for everyone to relax and enjoy. The kitchen had everything we needed. The villa was clean and very well maintained, not to mention the view! The entire property was picturesque, like a storybook. The beds were super comfortable and the room darkening shutters made for a great sleep for everyone. The main town area is a 5 min drive or a 20 minute walk. We had a dinner prepared by Cate's sister, as well as a breakfast served in the villa..both were wonderful. We also had a pizza class with use of the 17th century oven in the villa, which was a highlight of the trip, so much fun! Not to mention the family wine, which everyone loved! Our only regret is not staying longer. We are all looking forward to returning to Cate, Cecilia, Angela and Paolo's family villa. Thank you so much for an incredible and unforgettable stay!

Impruneta Villa 34 Via diFabbiolle

28 October 2023 Villa Property Id 8590341 I highly recommend this Villa. Take the time to look over all the amenities it offers. This is like a home away from home. Ensuite bathrooms, indoor and outdoor dinning areas, indoor and outdoor relaxation areas, heated pool, security, full kitchen, laundry, etc. The Villa location is only about 1.3 miles from Impruneta Italy permitting one to visit via walking. Impruneta has shops, dining, grocery stores, photo opportunities etc. The secret asset to this Villa is hostess Caterina Porzio and family. She goes out of her way to provide her clients assistance be it prior to or after arrival. Need assistance with tour arrangements, transportation, suggested areas to visit, etc. just contact Caterina and it is only a text or call away. She also leaves the list of family contacts should she be unavailable. During our stay Caterina made several changes to our transportation so we could avoid rain potential. Cate’s dedication to client service and the Villa is beyond reproach. You will not be disappointed. This is a 5 STAR Villa and Caterina makes it a 5 STAR+.

Amazing Stay at the villa

My friends and family just returned from a two week stay at the Porzio family’s villa and it was absolutely fabulous! The villa is beautiful. Each room is decorated with the family’s antiques and it truly feels like a Tuscan home. The kitchen is well stocked to prepare meals. We opted to have chef Valentina cook a dinner for us, and it was one of the best meals we had during out stay. She also hosted Pizza night for us and showed us how to make pizza. It was a lot of fun and the pizza’s were great. Each morning, we would sit outside in the common areas and enjoy the picture perfect scenery overlooking the vineyards and olive trees before we headed out for the day. The views are gorgeous from anywhere outside the property. Cate and here family were excellent hosts. I had the pleasure of meeting the entire family and they some of the nicest people you will meet. They are proud of their home and will make sure you holiday is perfect. Cate was always available to provide information on tours, and places to visit. She was always available to answer any questions. I can say many good things about our stay In this wonderful villa. I wish I could have stayed longer. Thank you Cate, Cecilia, Paulo and Angela for your kindness and hospitality. We are looking forward to returning to your beautiful villa in the future!

Incredible Family owned Tuscan Farmhouse

I cannot put into words how special this villa is. I traveled to Impruneta March 11-15th with 2 other friends and upon arrival we knew we were in for a treat Caterina is the host and quickly became a friend. She met us in the square to take us directly to the home. Once arriving at the home she made sure we immediately felt welcomed. The home is beyond amazing. Five beautiful and spacious bedrooms, several areas to relax, inside and outside, a wonderful kitchen and views for days. The home is meticulously clean and is equipped with everything you need!! Beautiful appliances, stunning fireplace, and an incredible pool! To add to all that, your stay can include a home cooked meal by her sister, Cecila. You have 4 menu options and any food allergies or diets can be accommodated. THE DINNER WAS DELICIOUS! We couldn’t have been more thrilled. We also included a pasta cooking lesson with Camillia that was so fun! Again, beyond delicious! Caterina can set up a car service to take you to wineries, several Tuscan villages, etc. again, another friend was made in Nele, the owner of their car service She took us to San Gigignmano and Montalcino on 2 separate days and we had so much fun with her. Very professional and kind This villa is very special. As is Caterina. She is at your disposal and truly is has such a special attention to detail. She made reservations for us and always checked to be sure everything was okay The home is in a perfect location. 25 minutes to Florence and so close to amazing wineries and restaurants There are trails to hike and the square of Impruneta is within walking distance. This is a must stay home. It truly is hard to put into words how special this home and Caterina are. You won’t be disappointed. I cannot wait to go back!!!

My group of 12 friends/6 couples just completed an incredible week at Cate’s family’s Villa. Everything about our stay was wonderful! The views are amazing and the photos don’t do the Villa and the grounds justice. We appreciated having ensuite bathrooms and the rooms were spacious. The common space was lovely whether indoors or outdoors. There was plenty of space for us to spread out as a group or if we wanted some quiet time. The Villa was very clean and the kitchen had everything we needed. Most importantly, Cate was a generous and welcoming host. She arranged several excursions for us (bike ride, wine tasting,etc) provided excellent dinner recommendations and made reservations for our large group. I highly recommend this Villa for an experience beyond compare with a host and her family who all go above & beyond. Book your trip & stay here.

The Villa and grounds are absolutely beautiful! Caterina and her family members were the most gracious hosts. They could not do enough to make sure we had a "once in a lifetime" multi-generational family trip and truly made us feel like part of their family during our stay. We loved every second of our time in Tuscany and would highly recommend this amazing property.

We are so happy we chose this villa for our family trip to Tuscany! The villa sits on 40 acres with amazing views of the gorgeous countryside. The family home is beautiful, well maintained, clean and very well equipped. There are many comfortable places inside and outside to sit and relax. Our family of 11 had plenty of space and privacy. Caterina, your hostess is absolutely wonderful to work with and very helpful in meeting all our needs. Cecelia, Caterina's sister, prepared a delicious Tuscan meal for us our first night. Impruneta has several great restaurants and everyone is very friendly. Our only regret is that we spent too much time in the car visiting the towns in Tuscany and not enough time enjoying the villa. We'd love to be able to return.

Caterina is amazing! We communicated frequently ahead of the stay, even had few video calls to discuss what activities we wanted to plan. She took care of every detail. During our stay, we did a winery tour/tasting/dinner in San Gimignano, visited Florence, and held a pasta making class/dinner at the villa. She also brought us dinner from a local restaurant when nobody wanted to walk to town that night to eat.Every piece of the stay was perfect. Let me tell you about the villa itself. The views from the villa, surrounded by acres of olive trees, are nothing short of stunning. The pool was refreshing. The bedrooms are large and All have en suite bathrooms. Great shower pressure and the A/C is perfectly cold! The washer and dryer were super useful as well. The villa is so spacious. The pictures in the listing do not do it justice. Our family of 12 never felt cramped. True indoor/outdoor living!The town of Impruneta is a 30 minute walk. Definitely hilly and there are cars driving. Not a walk for everyone, but a must for those who can. The town is beautiful and there are several options for fresh breakfast pastries as well as a great grocery store.I am including pictures of the views and some of Impruneta.We would stay at this property again in a heartbeat if we are ever back in Tuscany! Caterina honors the legacy of her family’s villa and makes you feel like you are part of the family too. You will not regret booking this property.

One of the best hosts and most special homes

One of the best hosts and most special homes I’ve ever stayed in. There was this feeling like everything you’ve been dreaming about while planning a trip- it’s all here. Cozy, peaceful, thoughtful in every detail. What really stayed with me though was how kind and supportive the host was the entire time. That kind of care isn’t common, and it honestly made a big difference. Just grateful.

Unforgettable experience and amazing host

We had the pleasure of staying at the villa with 11 people and an infant in June of 25. Everything was amazing, the villa is beautiful, very clean, spacious, and the property and grounds are picturesque. We did the in-villa dining one of the nights and the food was a delicious assortment of authentic Italian flavors and classic dishes. We also did the breakfast which was very good as well. The property was very family friendly which included a crib and high chair for the infant in our party. The VRBO description describes concierge service and that is 100% true! Cate the owner did an amazing job of curating a customized experience. Her assistance included services not only during our stay, but also extended to after we left including reservations and a tour she helped book for days after our stay at the villa.

Magnificent Property

A universal array of 5* reviews can sometimes raise suspicion. But not in this case. The Villa is simply wonderful—a special mix of centuries old farmhouse charm combined with top notch modern conveniences (en suite bathrooms and quality A/C in every bedroom, etc). But what further sets this property apart is the exceptional concierge service offered by owner/host Caterina. She literally will take care of everything to ensure your visit is perfect-transportation, reservations, recommendations, etc. Cate’s sister Cecilia is a marvelous cook. The Villa is a perfect base of operations to explore Tuscany or simply relax. Truly one of the best vacation experiences we have ever had.

Perfect venue for a perfect wedding.!!!!

Our host (Cate), along with her sister and mother, were fantastic. Very responsive, easy to get ahold of and worked very hard to ensure our visit was amazing. Cate was onsite and worked closely with the catering company and made sure all went well..

Fantastic Tailored Tuscan experience

We had a fantastic stay at this lovely villa. We were a group of two families with four adults and four kids ages 5 to 13. Cate, the hostess, was extremely attentive and helped us arrange various activities during our stay. She helped us arrange a cooking class at the villa, a bike tour through Chianti region with a private wine tasting, and a chef cooking a Thanksgiving meal for us (we opted for Tuscan - not American food). We also got to tour a working olive mill. In addition, upon hearing that our flight was changed and we had to leave at 4am, Cate delivered pastries to us from a local bakery the day prior so we would have something to eat on our drive to the airport. The house and the grounds were beautiful. My only regret is that we did not have more time to enjoy them! We would not hesitate to recommend this property to anyone and stay there again ourselves!
