Walk to Duck Pond from this comfortable contemporary Cape on Wellfleet's ocean side. Enter an open main living area with living room, dining area and kitchen. The living room has a vaulted ceiling, comfortable seating and a flat screen TV with cable and WiFi. The dining area has a table with seating for six and slider to the back deck. The nicely equipped kitchen has a center island with counter seating.

The primary bedroom on the first floor has a king bed and a flat screen TV. There is also a bathroom with tub/shower on this floor.

The other two bedrooms are on the second floor. One bedroom has a queen bed and the other has two twin beds. There is also a bathroom with shower only on this floor.

There are four window air conditioners--one in the main living area and one in each of the three bedrooms.

The back deck, accessed by the slider in the dining area, has a dining table with chairs and a gas grill. There is an outdoor shower just off the deck.

Short walk to Duck Pond and a quick car or bike ride to the gorgeous ocean beaches of the Cape Cod National Seashore. Just minutes from Wellfleet center, harbor and pier for shops, galleries, restaurants, entertainment and the weekly Wellfleet farmers market. Short drive to Wellfleet's other fresh water ponds and bay beaches, the Cape Cod Rail Trail for biking and walking and Cape Cod National Seashore beaches, trails and sites.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.

Looks better online

The property was a good location for our needs. The highlight of the cottage was the shaded deck, but it wasn't enough to forget about the dirty stove, leaking toilet and refrigerator that did not keep our food and drinks cold. There were also a lot of bugs on the ceilings. When these things were mentioned to Kinlin Grover realty, we were given a condescending speech. Needless to say we will not be returning to this property or using the realty company again.

We are glad you enjoyed the location of this ocean side home. When guests check in they receive an arrival packet with a variety of information and a request to bring any issues to our attention immediately so they may be resolved as quickly as possible. Check in was on Saturday and the refrigerator, toilet and cleaning issues were brought to our attention on Wednesday. We offered to send a cleaning person over and we suggested that the leaking toilet was in actuality condensation--a very common thing in the humid summer months. We were in no way condescending and tried to be helpful and explain what could be causing the fridge and toilet issues. The next day we called and left a voicemail to follow up. In that voicemail, we asked if there was still an issue with the toilet and said we would be happy to reimburse for any spoiled food. There was no response. Following check out we checked both the fridge and toilet which are perfectly fine. It is important to us to resolve any issues that may occur during a guests stay. We also encourage our guests to reach out to us right away, not wait several days--it is always easier to take care of something sooner, rather than later. This is a comfortable, affordable home in a great spot--close to the ponds and a short drive to everything. It is always filled with repeaters who look forward to returning each summer.

Very clean, comfortable, convenient home in Wellfleet

The house is very conveniently located on the ocean side of Wellfleet and within just a few miles from the town center. This home is lovely. It has a master bedroom downstairs with a comfortable king size mattress. Upstairs are 2 additional bedrooms, 1 with a queen and 1 with twin beds. All mattresses were comfortable. The first floor is open concept and there are full bathrooms on each floor. We used the very nice outdoor shower the entire time. The deck is private and large. There is a lovely meditation garden on the property. The living area has attractive, comfortable furnishings with large, flat-screen TV,. The kitchen has a great layout and is well stocked with dish and cookware. We will absolutely consider renting this home again. And our Kinlin Grover agent was great about retrieving and sending an important item that was left behind.

Great Location

Overall we had a very good experience renting this house. I do however have a few complaints: 1. I was very turned off to fina property on vrbo (vacation rental by OWNER) and have to deal with a rental agent at the end of the day 2. The hot water was very tempermental. You would turn the shower to your desired temp and it would only last for about a minutes before getting cooler again. At that point you would have to turn the temp up again and deal with this throughout the length of your shower. 3. Dont try getting the keys before 3pm. I called the rental agent over a week in adavance to see if I would be able to get the keys early bc I knew I would be there early in the day. She said to call the day of and she will try to get ahold of the cleaning crew to let us know once the cleaning is complete. I called the day of check in and got someone else. She comepletely bkew me off and I had to basically force her to take my phone number. After never getting a call I showed uo at the rental angency location at 2:35pm. I told once again no check in before 3. I went and drove by the house to make sure I knew where I was going. I went right back to the rental agency. At this point its 245 and the lady I had spoke with 10 minutes before was handing out keys to the dozen people ahead of me in line. Why not tell that you are going to be handing out keys soon instead of telling me to come back at 3 I guess my main compaints are with the rental agency. I would much rather deal directly with an owner and have them take a fee hundred dollar security deposit that gets returned instead of being charged $100 in bs fees and then guve you a hard time about check in/out. I have been renting properties in the Wellfleet area for the past 10 years. I would rent this one again, hopefully the agency with me a little more willing to work with and not give us such a hard time next time.
