WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 p.m. and Check-out is at 11 a.m. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -Cable TV and Roku are provided in the main living area and upper-level bedrooms. -There is whole-house AC. -The main-level fireplace is gas; wood is not needed. -This unit has a propane grill; propane is supplied. -This unit does not have a fire pit. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway: -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 5 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the entry door does not require climbing steps. -Due to ongoing landscaping, the primary entrance is currently through the lower-level common area. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -Bagged trash and recycling will be collected after your departure.
Disclosures -A signed rental agreement is required for all reservations -Some of our homes are equipped with exterior cameras for security purposes. This home has a camera outside providing a view of the driveway and Ridge Road. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

Moutain Vacation at Bretton Woods in Bethlehem
Beautiful log home with a great location. My entire family (four generations) enjoyed a week visiting the area. The home is nicely situated and easy to find. The beds are all super comfortable. Everyone had a great time. We'd book this place again if returning to Franconia Notch.
Property is brand new, nice cabin, lots of beds, great kitchen space.

Wonderful spacious cabin with beautiful views
Brand new, spacious, & clean. Excellent location to Bretton Woods. Great restaurants nearby. A game room that has something for everyone. We will definitely be back.
The house was very comfortable, quiet, clean and perfect for our large group. The outside deck was great for gathering by the fire pit. The check-in was very easy and the property manager was quick to respond to any questions. While the kitchen is small for larger groups, it worked fine for our brief stay. The only recommendation we have is for the unit to provide more bath towels when a large group is occupying all of the sleeping beds. Not everyone was able to use a clean towel for showers. Otherwise, this is wonderful property.

Loved cabin but was definitely made for rental only. Horrible craftsmanship which was fine until king bed broke 1st night. I was impressed that someone came out in afternoon but basically said too bad for you. I was worried about deck holding up with 8 people, and no exhaust in bathroom so smoke alarm kept going off. It wasnt worth the cost but made best of it, even with bed on ground.
This is a great house. We were there for a quick weekend day and skiing. The house is very nice, mostly second floor living. Bottom floor has a fun game room. Kitchen is a little small, but is well stocked and works great. The listing says 12 can stay there, there is room for 12 to sleep, but it would be tight in the living room. Really nice bathrooms. Zero complaints. Some reviews said there were mice- it’s in the woods so that’s very possible, but they have some bait traps. We don’t see any mouse evidence and keep everything clean and food put away and didn’t have issues. This one is going on our list to find for future trips. It worked great, was nice, and close to everything. Super fun.

Disliked: Property conditions & facilities, communication
The house was a construction zone and had no driveway- construction debris and ladders in the yard. No walkways or patio just uneven dirt to the doors. Would not recommend for elderly or anyone with the walking difficulties. Before checkout, we left to get a coffee we came back to the house keepers already in the house (we still had almost an hour until checkout) and we clearly had our belongings on the deck still. I outreached to the rental company and they lied saying the cleaners never entered the house. They had bags of linens in the house they opened all the basement doors and turned the lights on. But they lied and said they weren't in the home. We specifically rent houses to have our privacy and that was completely invaded. Would not stay again with this company. The thought of randoms entering the property during our assigned stay does not sit well with me and is an invasion of privacy.
I rented the house for 2 nights in order for us to view the solar eclipse. My original plan was to stay one night but decided to add a second night after receiving an offer from the property manager via text that was too good to pass up. Our party consisted of three adults and three children. My only complaint is that no one had shoveled the snow from the entrance or stairs or deck. We had to walk through snow to get into the house. I then shoveled the stairs and deck myself so that we could use it to view the eclipse. We must have been one of the first renters because there wasn’t even salt and pepper in the kitchen. Otherwise the house was clean and fully functional

Sorry for the confusion! During the winter months, entrance is through the lower door, where you have space to leave boots etc. We will make sure it is made clearer in the future!
